SITE DESCRIPTION

The building is a partial two-story single-tenantindustrial building, built in 1992. Based on appraisermeasurements, this building consists of 10,519 squarefeet of gross building area (1st floor: 7,352 SF/ 2ndfloor: 3,166 SF) including a 4,379 SF office area. Thisbuilding has an approximately 3,050 SF unfinishedmezzanine area to provide additional storage space,which is not included in the gross building area. Thebuilding is of concrete block construction with a flatroll composition roof system, cover with stones in theoutside of the building. The floors are bare concreteslab.

The east portion of the building is utilized as awarehouse area. The truss height of the area isapproximately 18'. The interior finishes include aconcrete floor and an exposed wood ceiling. Thebuilding features two drive-ins (21' w x 15' h). There arefluorescent lights in the warehouse area and skylightsthat provide additional natural light. The building is notfire sprinklered anywhere. The mezzanine space of thewarehouse is easily accessed via an open sidedstairwell.

On the west side of the 1st floor of the building is anoffice area with two showrooms, 6 offices and 2bathrooms. The entire 2nd floor is an office area with 9rooms for offices, 2 bathrooms and a lobby. The officearea has an acoustic drop ceiling with fluorescentlighting. There are two stairwells on the 2nd floorlocated on the west and south sides of the building.The floors are covered with carpet, hardwood andceramic tile over concrete.
