The SolarisTM Building System is based on the use of MiiHome’s SolarisTM panels to construct large or small scale buildings suited to a wide range of applications ranging from small residential dwellings to large scale commercial developments.

The SolarisTM Building System can be readily applied to bespoke designs, or purchased from a large range of standard designs developed by MiiHome’s award winning in-house architects. These are supplied as flat pack kits and are available in a wide selection of styles and sizes varying from small single bedroom “Granny Flats” to large family homes.

These kit homes create an enclosed building shell allowing the owner to customise the interior with their own selection of finishes, fixtures, services and equipment. Prefabricated service pods incorporating bathrooms, laundries, and kitchens specifically designed for use with these kits are also available, ensuring SolarisTM buildings can be erected and ready for occupation within weeks of purchase.

SOLARISTM BUILDING SYSTEMSolarisTM buildings are delivered as flat pack kits including individually numbered panels, fixing sections, and all necessary components to erect the building to enclosed “lock–up” stage.The SolarisTM Building System is an innovative engineered and patented building technology based on the use of SolarisTM panel products. The structural integrity of SolarisTM panels, combined with various steel extrusions and fasteners, interlock the panels together to create structural diaphragms capable of resisting large static and dynamic loads. This eliminates the need for traditional floor, wall and roof sub framing, replacing conventional trusses, studs, battens, and insulation. The integral COLORBOND® pre-finished steel skins provide high quality roof, ceiling and wall linings, eliminating the requirement for additional, cladding, linings and veneers.

Each panel is strong and light weight and manufactured to exact tolerances within a factory environment. Individually numbered panels and fixing sections arrive at the construction site in flat pack kits ready to install and assemble in accordance with an easy step-by-step construction manual. The assembly team achieves speed and accuracy through this simple building sequence and process.

Completed window and door sets are factory fitted within their respective panels and arrive to site as a “ready to install”’ panel component in the building. The prefabrication of these and other panel components present a genuine “flat pack” delivery to the building site whether it be in Australia or overseas.

Electrical reticulation is made simple using optional prepared wiring looms. These are detailed and assembled in factory for the particular building design, similar to the wiring loom in a motor vehicle. Service cores at each panel joint allow the loom tails to be reticulated through to the respective service outlet, and quickly and accurately fitted off.

Plumbing reticulation is conventional but made even simpler through the option of using MiiHome’s factory-prefabricated bathroom and wet area modules. These modules are ready to install on site and form the cornerstone for assembly of the rest of the building. Traditional installation and finishing trades are no longer required on site.

SOLARISTM BUILDING SYSTEMPanel floors are strengthened by a series of widely spaced integrated bearers. External walls are engineered to achieve various load bearing capabilities including a high level lateral load capacity for cyclonic, seismic and flood conditions. Roof panel’s external skins are available in trapezoid or corrugated profiles, and a smooth or select profile pre-painted underside skin for internal ceilings requiring no further treatments.

All window and door frames are manufactured with customised metal sections that create integral reveals, jambs and architraves in one. The combination of all panels and fixing components provides a robust and secure building structure able to resist the harshest climates and environmental conditions.

On completion SolarisTM buildings are incredibly strong and durable with significant architectural merit. They provide high resistance to damage or wear and tear, amazing thermal and energy efficiency performance, and offer valuable commercial and lifestyle benefits.

THE BUILDING PROCESSThe SolarisTM Building system does not rely heavily on skilled trades. Local communities and unskilled labour can be properly utilised to build and assemble SolarisTM buildings on site. Erecting a SolarisTM building is a simple yet an exact step-by-step assembly process. Building compliance and a high quality finish can readily be achieved using unskilled labour if properly supervised by a builder familiar with the system.

In remote locations, and for a variety of building applications, the SolarisTM Building system provides the ideal forum for training and involving local people to take a meaningful role in the building process.

These people can progress to greater levels of involvement and responsibility on future and other building projects.

This is particularly beneficial in indigenous communities where local participation creates social support and an important emotional tie to the end product.

There is a limited need for extensive tools on site. A cordless drill and magnetic level constitute 90% of the tools required to assemble the entire building.

There is also a limited need for cranes and other lifting equipment on the building site as each component can be comfortably and safely lifted and handled by one or two people. This is an important feature in remote locations where expensive lifting equipment is not readily available.

FREQUENTLY ASKED QUESTIONSWHAT IS ‘FLAT PACK’ TECHNOLOGY?

The term ‘Flat Pack’ describes a delivery system that enables a product to be packed down to its smallest practical size for transportation and then unpacked and accurately assembled to create the finished product. Ikea has successfully used flat pack technology in the sale of furniture and other products. The key to flat pack technology is breaking the product down to viable assembly pieces which are engineered as pre-assembled and pre-prepared components of the finished product. Generally there is only one way to assemble the product from its pieces, and once assembled, its strength and quality are equal to the same product as if manufactured as a whole.

HOW IS FLAT PACK TECHNOLOGY USED IN SOLARISTM BUILDINGS?

The SolarisTM Building System lends itself to flat pack delivery more than any other building medium. SolarisTM is an engineered structure of floor, wall and roof panels that are manufactured as lightweight pre-cut sections of the building. Some of these sections are pre-fitted with completed windows and doors where required. All of these components can be flat packed for transportation to site and then accurately assembled. Each panel has a unique male/female joint and an exact

position in the overall structure. The SolarisTM Building System enables all building components to be selected for cost effective flat packaging and allows them to be constructed quickly, accurately and easily on site.

IS THERE A COST SAVING USING FLAT PACK TECHNOLOGY?

Yes. The small cost of pre-assembling and cutting components for flat pack delivers a significant cost saving to the site and on the site. Buildings are completed in less than half the time; there is less requirement for skilled trade involvement; there are less mistakes, less rubbish, and less processes to complete the building.

WHAT IS A STAR RATING FOR HOUSING?

This is a rating for a building’s thermal efficiency and performance. Star ratings range from 1 to 10, with 10 stars representing houses considered unlikely to require any artificial heating and cooling to maintain human comfort. There are a number of building attributes, functions and human lifestyle factors that together influence how a building will maintain a constant comfortable internal temperature. The insulation values of walls and roofs determine much of the performance of the building. The National Home Energy Rating Scheme [NatHERS] outlines the process of assessing star ratings for buildings.

FREQUENTLY ASKED QUESTIONSWHY DO MiiHOME BUILDINGS HAVE SUCH HIGH STAR RATINGS?

The thermal performance of the panel walls and roof are incredibly efficient. The outer panel skin can be very hot while the inside skin remains cold or ambient. There is little to no temperature transfer though the EPS core of the panel. This is why EPS panels are used extensively in cold rooms to maintain thermal efficiency within the room no matter what the temperature is outside. MiiHome buildings are the perfect solution in very hot and cold climates and provide the ideal thermal barrier whilst also offering high building energy efficiency.

WHAT ARE STRUCTURAL EPS PANELS?

They are a “four in one” building product – external cladding, structural frame, insulation, and internal lining. They are composed of high density polystyrene cores laminated with special steel skins. At a thickness of 50mm they provide extremely efficient cold room walls. At a thickness of 140mm they become incredibly strong and rigid and can take significant building loads when joined together in a modular configuration. High density polystyrene is used as the structural component of countless products that we use every day, as well as in packaging, insulation and acoustic modulation etc. When EPS blocks are laminated with steel faces

their combined strength increases dramatically. Similar to concrete in traditional construction, a steel mesh or bar acts as the continuous reinforcement, while the cement binds the material together to form a composite material far stronger than its component parts.

FREQUENTLY ASKED QUESTIONSCAN I NAIL THINGS TO THE WALLS?

Yes. The steel faces of the panels are far more robust than traditional plasterboard and provide a more stable and dependable mounting surface for hanging everything from pictures to clothes dryers. At the panel joins (every 1200mm for walls, 1000mm for ceilings) there are five thicknesses of the steel face which provide even greater support, just like a timber or steel stud. When a fastener is secured into this area it becomes a dependable load bearing point for shelving, wall mounts etc.

DO SOLARISTM PANELS RUST?

No, not if installed in accordance with SolarisTM guidelines. SolarisTM panels are manufactured exclusively with COLORBOND® steel, Australia’s only locally produced steel sheeting, and one of the world’s most advanced building materials.

Tried and tested over the past 45 years in some of the harshest climates across Australia, COLORBOND® steel’s durable baked-on paint finish resists chipping, peeling and cracking, and delivers outstanding anti-corrosion, long life, low maintenance performance.

WHAT MAKES SOLARISTM BUILDINGS EARTHQUAKE RESISTANT?

During seismic activity the ground may shake and twist and separate. These actions serve to cause varying degrees of wall and roof collapse in traditional buildings. SolarisTM buildings are constructed as a totally integrated diaphragm structure of floor, wall and roof panels. Roof and wall panels will not collapse even if they distort to compensate for the ground movement.

Whilst a SolarisTM building could be left twisted and out of shape from a severe seismic event, the occupants are likely to be safer inside than out, and far safer than they would be in a traditional masonry or timber framed building which is susceptible to catastrophic failure.

FREQUENTLY ASKED QUESTIONSWHAT MAKES SOLARISTM BUILDINGS FLOOD RESISTANT?

During flood conditions a building may be subject to the pressure of water pushing against it and rising within it. In traditional construction the veneers and claddings, as well as linings, can separate and offer insufficient resistance to the power of moving water. The structural panel walls in SolarisTM buildings are engineered to withstand incredible lateral loads from the force of wind and water. The structural amalgamation of inseparable components provides the ultimate barrier in all directions. There is no plasterboard on walls or ceilings that can breakdown after contact with water. After a flood event the building can be simply hosed out and damaged finishes, fixtures and fittings replaced without the need for structural reinstatement.

WHAT MAKES SOLARISTM BUILDINGS CYCLONE RESISTANT?

Traditional buildings use tie down rods, straps and bracing veneers to add strength and resist uplift and lateral forces on the building. These components are selective and only increased in frequency within the structure to meet the specific cyclone rating required for the building location. In a SolarisTM building, the entire panel wall structure including the internal and external steel skins act as a continuous tie down strap for every wall. The connection between walls and roof panels is also

continuous, and incorporate integrated lintels which preserve building strength over all window and door openings. There are no weak links in the SolarisTM Building System.

Every component is designed to provide structural and synergistic support to each other. Panel walls and roofs also provide far greater resistance to penetration and structural impact damage from flying debris, typical in cyclonic events.

WHAT MAKES MiiHOME BUILDINGS TERMITE AND PEST RESISTANT?

Unlike timber buildings, the MiiHome structure is not a food source that attracts termites. The solid SolarisTM panels do not contain any voids between external and internal walls. Consequently, pests and vermin have no space to create their nests. The floor, wall and roof panels, and the building system itself, also create a totally sealed structure impermeable to most pests.

The intrinsic segmental and pre-assembly characteristics of the SolarisTM Building System provide the perfect solution for genuine demountable housing. Houses are easily assembled and fastened together, they can be taken apart again and flat-packed for a future assembly in another location.

This process is supported by the fact that all components are preserved and not destroyed during the demounting process, which is difficult to achieve in traditional building construction.

The 100% recovery of each panel in the SolarisTM building when demounted ensures that re-assembly is achieved as easily as when the house was first constructed. The same building sequence and construction manual would be used again to rebuild.

Because the panels and panel components are all standard sizes and inter-relational modular components, any demounted MiiHome building could be easily reassembled, and added to, as a completely different design if and where required.

Demounted house packs can be stored indefinitely and are not subject to deterioration from weather, infestation, shrinkage or delamination. The stowage volume of a demountable house is condensed by genuine flat pack reduction.

This JAS-ANZ building product certification scheme supports the use of new and innovative building products by providing a nationally and internationally accepted process for building materials, forms of construction and designs to be assessed for compliance with the requirements of the building codes of Australia and New Zealand. The scheme provides confidence and certainty to regulatory authorities and the market through the issue of a Certificate of Conformity.

Relevant legislation requires building control authorities to accept CodeMarkTM certified products.
