The Last FrontierIt is clear that while the real estate industry is still one that is male-dominated, particularly in the areas of construction, architecture and engineering, strides are being made, and successes are being parlayed, into an increasing number of programs to promote women into higher positions.

Just consider Hunter Roberts Construction Group, Langan Engineering, and Lendlease, three major firms that are spearheading dedicated efforts

to support and promote women within their ranks, understanding that one’s abilities and accomplishments should not be based on gender.

Further, there are many benefits to pairing those who are newer to the field with those who are more seasoned, as demonstrated when mentors are paired with mentees. It is for this reason that our firm is launching a Mentoring Program where more experienced professional women will mentor recent college graduates to help them navigate the field, toward maximizing their success.

So ‘Thank You’ to all of the individuals and firms that support, and exemplify, progress for women in our industry. We are pleased to honor each of you, and know that this is only the beginning.

We hope you enjoy the issue!

Her deep expertise in strategic real estate planning, proj-ect controls & management, risk management, consul-tant & contractor management, workplace planning & architectural design, and regulatory compliance is an excellent fit for Turner & Townsend, the largest inde-pendent Project and Cost Management organization globally. Leading Global Asset Management Firm

In an effort to meet ongoing growth the firm’s Design & Construction Group restructured last year itself into a Regional Project delivery Model with each regional PMO (Program Management Office) being managed by an outsourced provider. At the same time, a Project Controls Group was created to standardize and drive consistency across the firm’s project management and project delivery processes globally. The firm hired Turner & Townsend to run the PMO for the Americas region as well as provide a team to fully support the Project Controls Group. Ritu leads this important assignment onsite with the client along with her team.

As Program Managers for the Americas, Turner & Townsend is responsible for management of a multi-million dollar annual budget spend for the implementation of all real estate projects across mul-tiple locations in the region. Under Ritu’s direction, her team fulfils all requests for space alterations, office fit-out projects and moves at both existing & new locations. In this role since Q1 2015, her team also provides project management services as well as develops and implements space & design standards for all offices in the region. As part of the Global Project Controls Group, Turner & Townsend is responsible for capital planning, process standardization, data collection and financial reporting for supporting the firm’s large global real estate portfolio which includes properties in most of the major business centres worldwide.

Time Warner, Inc.

Another project Turner & Townsend is currently managing is the Time Warner NYC corporate headquarters relocation to Hudson Yards. Time Warner Inc., a global leader in media and entertain-ment with businesses in television networks, film and TV enter-tainment interests and publishing, has acquired approximately 1.4 million square feet of office space at 30 Hudson Yards and plans to move approximately 5,000 employees from its corporate operations as well as its HBO, CNN, Turner Broadcasting and Warner Bros. entities - consolidating the divisions under one roof for the first time. Turner & Townsend, serving as Time Warner’s overall Owner’s Representative for their 4,200 person New York Corporate Headquarters Relocation, first helped Time Warner strategically evaluate its New York City real estate portfolio, and is now is providing Development/Core & Shell Advisory, Program Management, Project Management, Cost Management and Project Controls Services during the projects. “This project is expected to be complete in the second quarter of 2019 and will be a great new headquarters bringing together all New York operations under one roof – it’s an exciting project for our team to be involved in,” Ritu says.

LANGAN ENGINEERING

Top Engineering Firm for Women

t is no secret that women represent a minority in the engineering profession. But success stories do exist, and at Langan Engineering, those successes are increasing in numbers.

Page 13: SOKOL MEDIA'S

www.sokolmediaonline.com • 9A

Much of this is due to the culture of inclusion fostered at Langan. It is not surprising, therefore, that the firm formed Women@Langan, an employee resource group where staff can comfortably network, learn from women leaders, and achieve professional and personal success.

Michele O’Connor launched Women@Langan in September 2015 alongside two senior women leaders of the firm. O’Connor first joined Langan in 1994 as one of the few women engineers at the firm. While at Langan, she has risen from Staff Engineer to Principal and currently co-heads the site/civil practice in the firm’s New York City office. Her professional success in a field dominated by men inspired her to create Women@Langan with Cristina Gonzalez, Senior Principal who leads the Miami office, and Caryn Barnes, the Principal who leads the Environmental Practice in Philadelphia. O’Connor says the primary focus of Women@Langan is professional development, networking and mentoring. “I’ve been in this market for over 25 years,” O’Connor says, “and it’s still hard to find female senior role models.”

With close to 1,000 employees, women represent 34% of Langan’s workforce. “Women are looking for other women to help them achieve their career and personal success, and we do that by providing a community within the firm where women can meet, gather, and share experiences,” O’Connor adds.

Women@Langan promotes Langan women being highly visible outside of the office. A number of Langan women hold leadership positions with indus-try women advocacy groups and other professional organizations, where they frequently participate as subject matter experts. For example, O’Connor re-cently spoke at the 5th Annual Real Estate Women’s Forum in New York City. As CREW New York President Elect, she is also helping to organize the 2016 CREW Network Convention & Marketplace, which is being held in Manhat-tan in October.

“Langan’s culture has always been results oriented and performance driven, which is an ideal environment for both genders to flourish,” says O’Connor. “With Women@Langan, we want women to know that they can have great careers here at Langan as engineers, environmental scientists, and technical professionals, and I am living proof.”

LANGAN ENGINEERING

The Mission of Women@Langan is to foster an atmosphere of mentorship and support to empower women to achieve career and personal success.

GOALS• Provide forum for women to

develop a community, share experiences, and form an identity as a professional.

• Provide opportunities for networking, mentoring and support for the development of our careers both internally and within the industry.

• Promote advancement of women to leadership positions at Langan through advocacy and increased visibility.

Lendlease

WITH approximately 12,600 employees across Australia, America, Asia, and Europe, Lendlease values a diverse employee and customer base. Understanding the importance of offering a safe and inclusive workplace to all employees, and enabling everyone to bring their whole selves to work, Lendlease has been able to maximize both productivity and innovation. It is for this reason that Diversity & Inclusion is part of the Lendlease DNA.

Page 15: SOKOL MEDIA'S

Regarding gender equity, specifically, Lendlease continues to ensure that women’s development is a priority, as dem-onstrated through their annual Women at Lendlease Con-ference, where participants are provided the opportunity to network with leaders and each other, learn more about the business and be inspired by women leaders. Lendlease’s commitment is also demonstrated through their ongoing support of the ENR Groundbreaking Women in Construc-tion Conference, which focuses on building career success and inspiring and empowering women.

Women @ Lendlease Employee Resource Groups (ERGs) in Charlotte, Chicago, Hawaii, Los Angeles, Mexico City, Nashville, New York, and San Francisco provide opportuni-ties to learn and develop skills through lunch and learns, mentoring programs, panel discussions, project site tours and community outreach activities. “Lendlease is focused on enhancing gender equity and is committed to attracting, developing and retaining women,” says Carol Guerrero, who heads up Diversity & Inclusion efforts in the Americas. “This focus includes finding the right people for the right roles, and making sure our women have the support and encouragement to be their best.”

LEADERSHIP DEVELOPMENT

Further attesting to Lendlease’s commitment to enhanc-ing women’s leadership in the company are their leader-ship development programs. Among these are Aspire, a 12-month accelerated talent development program aimed at future leaders, the highest achievers across all regions possessing ambition and drive to grow in their career. The Management Development Program (MDP) focuses on operational and people leadership, awareness of self and others and consists of two modules. The Senior Leadership Development Program (SLP) further enhances leadership capabilities and strategic thinking by covering skills such as negotiation, influence, change leadership, business acu-men and growing an entrepreneurial mindset. There is an inclusive process to ensure representation of female talent in these programs, which are attended by women and men.

Whereas in the past, the company often recruited exter-nally to fill key management roles, there is now a focus on building an internal talent pipeline of experienced female and male employees to draw from. Accordingly, gender diversity is part of the fabric of talent review and succession planning discussions.

“At Lendlease our vision is to create the best places to work and to do that Lendlease has to be the best place to work for all. We have incredibly talented, driven and inspiring women working for us at Lendlease. Our commitment is to give women and men an equal chance to succeed.”

–Aole Ansari, Executive General Manager, Healthcare Development; and Chair of Americas Diversity & Inclusion Council

“We are focusing on how to get women to higher ranking positions in the firm, and we are driving this support through grassroots efforts.”–Joanna Dimitrion, Outgoing Chair of New York Women @ Lendlease Employee Resource Group

RAISING AWARENESS AND INSPIRING WOMEN

Supporting the #ILookLikeAnEngineer movement that aspires to break the stereotypes placed on the en-gineering industry, Lendlease has featured stories on LinkedIn and Twitter in celebration of their women engineers.

Lendlease has also continued to celebrate Inter-national Women’s Day across the United States and Mexico by sponsoring weeklong activities focused on raising awareness of gender equity and stories of in-spiring women. Lunch and breakfast events included guest speakers, seminars, clothing drives and discus-sions on gender equity in the construction industry.

PARENTAL LEAVE

Another way Lendlease is raising the bar on gender equity is through its paid parental leave policy. Un-derstanding that parental leave has traditionally been treated as women’s business, Lendlease is also leading the way in recognizing that true gender equity means

recognizing fathers as parents too. Therefore, Lend-lease provides Parental Leave -- of up to 20 weeks, with the first 12 weeks as paid -- for the primary care-giver parent, and Partner Leave – up to 2 weeks paid -- for the non-primary parent.

FLEXIBILITY AT LENDLEASE

Lendlease is building a greater place to be part of, so they are providing the support and flexibility that their employees and their families need at each stage of their lives.

Lendlease encourages employees and their man-agers to discuss creative and practical solutions for when and where work can be done when flexibility is needed. To support these discussions, Lendlease provides tools and discussion guides and has rolled out leadership briefings on Lendlease’s commitment to flexibility. To reinforce a culture supportive of flex-ibility, as part of structured one-on-one conversations with direct reports throughout the year, managers are scheduled to have wellbeing and flexibility conversa-tions in Fall 2016.

With a proven track record developing healthcare proj-ects from pre-construction through occupancy, Jenny is responsible for carrying out Hunter Roberts’ mission and message to bring a streamlined, efficient and fresh approach to building healthcare projects. “Healthcare construction is unique in that we are highly concerned with its impact on adjacent patient populations. We have to be much more careful, and the process takes longer, but we feel we are add-ing value to the community.”

With over 26 years of professional experience in the New York metropolitan area, two of Jenny’s most recent and no-table projects demonstrate her tremendous attention to de-tail, as well as her ability to exceed her client’s expectations.

NORTHWELL HEALTH HUNTINGTON HOSPITAL

Responsible for the pre-construction and construction of this hospital’s new emergency department in Hunting-ton, New York, this 28,000 square-foot project is due for completion this year.

No small feat, this department currently receives 51,000 visits per year, and is projected to increase to 65,000 per year by 2020. This project will also expand its 100-year-old hospi-tal’s emergency department by moving it from the northern part of the campus to the southeast. Additionally, the existing 13,000 square-feet nurse administration area will be decanted and moved into current shell space. Extensive infrastructure upgrades will also be required to accommodate the new de-partment, which include two new air handling units; two water cooled chillers; three hot water boilers, pumps, and piping; a 1,000-KW emergency generator; five new auto-matic transfer switches; relocations of existing air-cooled condensers and 1,500 KVA transformers / feeders; partial relocation of domestic water service; 260 feet of new sanitary and storm water services; new sprinklers with tie-in with the existing fire service; and tie-ins with the existing southwest wing’s medical air, vacuum, and oxygen equipment. “This project required a tremendous amount of pre-planning to ensure that we did not disrupt the existing services for any of the shutdowns or tie-ins. Our team has been outstanding and all stakeholders protected,” Freeman says.

NORTHWELL HEALTH HUNTINGTON HOSPITAL NEW EMERGENCY DEPARTMENTHuntington, NY

The 14,000-SF emergency department at Huntington Hospital on Long Island currently recieves 51,000 visits per year. This number is projected to increase to 65,000 visits per year by 2020. The project will expand the 100-year-old hospital’s emergency department by moving the department from the northern part of the campus to the southeast. An existing 13,000-SF nurse administration area will be decanted and moved into current shell space. A 15,138-SF addition will be built alongside the former nurse administration area and both will be incorporated into the new ED. Extensive infrastructure upgrades will also

be required to accommodate the new department. MSK LABORATORY MEDICINE BUILDING

Memorial Sloan Kettering (MSK) has been expanding treatment services as patient vol-ume continues to grow, and as the need for laboratory services has doubled over the past decade. To meet this demand, MSK is build-ing a new state-of-the-art laboratory medi-cine facility on East 64th Street between First and Second Avenues. The new building, which will allow MSK to consolidate current labs in multiple locations into a main clini-cal lab building, will accommodate central accessioning, hematology, flow cytometry, cell therapy, mass spec, clinical chemistry,

microbiology and infectious disease, a blood bank, and several other departments. Hunter Roberts’ responsibility for this project in-cludes the planning of 12 months of pre-con-struction, demolition of an existing building, excavation to create a 50-foot deep founda-tion with three below-grade basement levels, and construction of the medical laboratory building. With a scheduled completion date of 2017, this 90,000 square-foot project is one that Freeman says “reflects the way healthcare continues to be a dynamic indus-try with an emphasis on finding the model to support best care and least costs. Projects like this,” Freeman adds, “allow us to exceed our own expectations.”

As a Senior Project Manager, Design + Construction at Memorial Sloan Kettering Cancer Center (MSK) in New York City, Madeline manages a portfolio of approximately 200 Million Dollars. She is currently leading the construction of the new Laboratory Medicine

Building on 64th St. between 1st & 2nd avenue. With over 20 years of experience she has mainly focused her profession

in designing, managing and developing world-class health and science facili-ties both nationally and internationally. This is a personal and professional fulfillment for Madeline. She is sensitive to the possibility that any one of us can be a patient at any time, or a family member, friend, neighbor, etc. and therefore is mindful that the spaces are designed and constructed in a way that provides the highest quality of care. She continues to fulfill this at MSK, the first Cancer Center in the United States and one of the top rated hospital nationwide specializing in cancer.

Some previous highlights in Madeline’s career prior to MSK includes work-ing at Skidmore Owens and Merrill (SOM). As an Associate at SOM, she specialized in healthcare design and planning. She was deeply involved in the Sheikh Khalifa Medical City in Abu Dhabi UAE, a new 2.5 million SF, 850-bed medical campus and tertiary care center comprised of a full-service acute care hospital, specialized women’s center and pediatric facilities. Madeline trav-eled and lived in Abu Dhabi during the planning & design phase to finalize the program and design with the clients. Other healthcare expertise includes the Center for Invasive Cardiology at Hackensack University Medical Center in New Jersey. The phased re-opening of Pascack Valley Hackensack University Medical Center; the construction of Long Island University New School of Nursing facility in Kings County Hospital Center campus; and the University of Connecticut School of Dental Medicine.

A proud graduate of LaGuardia High School of Music & Art and Pratt Institute, School of Architecture in Brooklyn, N.Y. Madeline is a LEED Accredited Professional, a member of NCARB, and the American Institute of Architects.

She is a native of the Dominican Republic and resides in Inwood Manhat-tan with her husband, Robert Julian and her three year old twin boys, Max and Myles.

“The new MSK Laboratory Medicine Building can be summed up in three words; Resilient + Sustainable + Flexible. With JFKM leading the N+1 MEP resilient system, Perkins + Will spearheading the sustainable design, from the exterior envelope to the paint selection; MSK, in particular Dr. Melissa Pessin emphasizing the importance of a flexible design and Hunter Roberts building this vision in a constrained site. It takes a great core team and lots of collaboration to ensure that this new facility is equipped to lead the industry and provide all of our patients the highest quality of care with rapid results and the latest technology in automated systems.”

My Mentor: My father was my strongest role model. Though we have very different management styles, and I run a very different com-pany than he did, he taught me to work and work HARD. He set an example for me by doing so himself. He also taught me to play to people’s strengths and this has helped me to cultivate my staff members to be the best employees they can be. And most importantly, he taught me the value of integrity. Making an excellent product, providing great service, fixing mistakes and standing by your word.

“I truly believe in building a great team and giving people an opportunity to grow beyond what they might have envisioned. Sometimes this entails suggesting and other times pushing a bit, but if people are willing and able, amazing things can be accomplished.”

As CEO of Sky Lake, Marlena manages all aspects of the firm’s business operations including property selection, building management and business development. Her in-depth knowledge of the New York real estate market coupled with her senior leadership and analytical roles with Wall Street firms such as Morgan Stanley and Bear Stearns, have brought Sky Lake and its affiliates to the position today of owning and managing a portfolio of 13 properties in Harlem and the Bronx.

Growing up in a New York real estate family has given Marlena a unique insider’s understanding of the most complex and competitive real estate market in the world. “I always knew I would somehow work in real estate. All of it was always interesting to me — the people, the properties, the deals,” says Marlena of her decision to launch Sky Lake.

Sky Lake invests in multifamily and mixed-use buildings throughout New York City. Of their portfolio Marlena says, “Each building is a completely individual project onto itself. No two buildings are the same and no two tenants are the same. We dedicate ourselves to giving individualized attention to each property in order to maximize its potential.”

Marlena received an MBA in Finance from The Wharton School of Business and graduated Phi Beta Kappa from Colgate University.

My Mentor: My mentor is my mom, Sky Albert. She married at the age of 18 and never completed college. When I was 12 (and she was 39), she realized she wanted more for herself and went back to col-lege, and then went on to obtain her masters degree and began a career as a social worker helping developmentally disabled adults find jobs. The most important advice my mother gave me was that I should never be dependent on anyone else.

“To see a building go from just an idea on paper to one that I’m actually standing in is very exciting for me.”

Skye Gruen, Director of New Construction & Sustainability, has been with Bright Power since 2010. She comes from a diverse background including chemical engineering, mechanical engineering, and archi-tecture, and is now leading a team dedicated to helping developers

and building owners create better buildings. This means buildings that are more energy efficient, comfortable, maintainable, and resilient.

One particular focus of Skye’s team is affordable housing, something that she believes to be critical to creating and sustaining a livable, resilient city for everyone. Affordable housing provides homes to populations that might otherwise go homeless, and keeps them housed. Energy and sustainability measures that reduce utility bills, create a healthier living environment, and integrate the residents into the community are crucial to that mandate. To that end, Skye’s team is actively involved in working with city, state, and governmental entities to create and inform policies around energy efficiency in low income housing.

Skye’s role has recently expanded to include running Bright Power’s On Site Generation team, focusing on combining solar PV, cogeneration, batter-ies and other demand management technologies to reduce operating costs, and, arguably more importantly, ensure that a building’s critical systems will remain operable in the event of a sustained blackout. She is excited about the opportunities this opens up to her new construction and rehabilitation projects, particularly when it comes to resiliency. “Hurricane Sandy was a game changer for the way we design and maintain buildings, because it showed us how vulnerable our communities are. We learned that a backup generator is not enough, and we need to be implementing more diverse and flexible measures to ensure we are prepared for emergencies.”

My Mentors: Matthew Talty at Dougert Management was the GC on my first gut renovation. Being on site with him was an inspiring introduc-tion to the construction industry. Sadly, Matthew passed away in 2014, just days after the project was complete. He was a man who saw things through.

Andrea Mancino at Bright Power was the first person to join the New Construction group after I took it over and began to expand it. She has been with me since the beginning, and while I am technically her manager, I feel that we’ve mentored each other along the way, and I couldn’t have done it without her.

“Solar on affordable housing is helping owners lower their utility costs, enabling workforce training opportunities, and decarbonizing the grid one building at a time.”

part of STV, a national awardwinning firm.Murphy is overseeing STV|DPM’s growth in the New York/New Jersey

metropolitan area for a wide variety of commercial office, healthcare and mixeduse facilities. She has an extensive resume of shepherding projects from inception to completion and recently directed the fit out of 16,000 square feet of office space for a global equity firm in Midtown Manhattan along with serving Mount Sinai Beth Israel hospital on some enabling projects critical to the facilities planning. “My personal approach to owner’s representative services is to focus on assembling the best team and enable them to do what they do best by re moving obstacles and solving issues that arise along the way,” Murphy said. “This is a people business so everyone on the team is very important to a project’s success.”

Among the many mentors, Murphy credits for her success are Julia Monk, AIA, a renowned hotel designer who currently leads HOK’s hospitality practice in Hong Kong; and Anita Corey, president of CHS Planning & Design Corp, and she sites Sabrina Kanner as an important role model as a woman in construction at the highest levels.

“When I was just 24, Anita trusted me to run her business for a month while she went on a sabbatical,” Murphy said. “It was an amazing learning experience and helped me get to where I am today.”

My Mentor: While I have been lucky to have many mentors, Jack Whalen of Fisher Brothers was probably the most consistent throughout my 26 years in New York. His door has always been open, and he has been a resource for navigating the industry, the relationships, the historical information that you just can’t google. He always helped me take the long term perspective, while arming me with the insight I needed. And he always reinforced that I could do it…whatever “it” was.

“I particularly love selling to new home buyers. The excitement of knowing that they will soon be stepping into their first home is so refreshing.”
