Dear SODIC Family and Friends,

2014 was a year of unparalleled and uninterrupted success for SODIC thanks to the incredible efforts of SODIC’s team and the unwavering confidence entrusted by you in us. With each new wave of success comes a fresh set of challenges and we are now gearing up for an exciting new chapter in SODIC’s story.

The 2014 successes can be captured by a number of key measures:

• Sales eclipsed 2013’s record breaking number and exceeded EGP 3bn for the first time;• Cash collected for the year reached nearly EGP 2bn with delinquencies below 5% (a historical low); • Completion of Forty West and The Polygon (Phase I);• Deliveries ahead of schedule in both Allegria Phase 5 and Westown Residences Phase II; and• Deliveries of units since 2010 of over 2,000 with a further 3,000 in the pipeline.

Our financial health has been recognised by the market with the stock price of SODIC more than doubling this year, excluding the EGP 1bn rights issue. SODIC was also recognised by Euromoney as the best developer in the office/business category for The Polygon Westown Business Park and Eklego, the Forty West interior designers, were awarded the International Design and Architecture awards in London earlier this year.

These successes were delivered in spite of the continued political and economic uncertainty the country faced at the beginning of the year.

SODIC executed its stated objective during the first half of the year of cleaning up its legal challenges and increasing our land bank. These were both achieved with the legal settlements paving the way for the launches of the new phases of Eastown Residences and Westown Courtyards and the newly acquired 301 acre land plot resulting in the launch of Villette, the first time SODIC has brought single family homes to New Cairo.

On the corporate level, SODIC also made significant strides:

• EGP 2.2bn of credit facilities were signed to complete the existing projects;• An EGP 1bn rights issue was undertaken and fully subscribed in the first round; and• Ripplewood Holdings entered the company with a 9.3% stake.

These accomplishments, together with the improvement in market conditions, have placed SODIC on a firm footing for a period of sustainable growth and diversification in the coming years. In SODIC West, we look forward to the opening of Westown Hub in 2015 with a number of anchor tenants now signed up. We are aiming for good progress with The Allegria Clubhouse and the Forty West Hotel, as well as the launch of Forty West, Phase II. In New Cairo, new phases of Eastown and Villette will be introduced in addition to new commercial and retail offerings in Eastown. We also hope to conclude a number of deals for new projects outside our existing land bank.

We are continuing to invest in our facility and asset management capabilities to ensure your experience with SODIC, post delivery, remains enjoyable in the long term.

A host of events are planned by SODIC CSR, Arts and Sports bringing the community together.

As you can gather from the above, we have a hectic and exciting year ahead. Thank you all for your continued support, and on behalf of the whole SODIC team, we wish you a healthy and prosperous 2015.

New York CityAMEN - A Prayer for the World

CARAVAN Exhibition opens at the Cathedral of St. John the Divine in NYC

Following the exhibition at National Cathedral in Washington D.C., “AMEN – A Prayer for the World”, CARAVAN’s 2014 visual art exhibition opened at the historic Cathedral of St. John the Divine in New York City on October 12th and was carried out until November the 24th.

The Opening VIP Reception that took place on October 16th was hosted by Egyptian Ambassador H.E. Mr. Ahmed Farouk and The Very Reverend Dr. James Kowalsaki, Dean of the Cathedral of St. John the Divine.

The exhibition featured the work of 48 Western and Egyptian artists from different cultural and religious backgrounds who have decorated life-size fiberglass sculptures of the human form in four different poses of prayer.

A percentage of the proceeds from the sale and auction of the sculptures is being channeled towards building and operating a school in Ezbet Khairallah in Istabl Antar, one of the causes SODIC CSR supports.

Ode to Our True SelvesVisual Arts Group Exhibition

Prominent artists displayed at Westown Hub

A group art exhibition hosted by Artist and Curator Nihal Wahby and the SODIC Art Initiative took place on Saturday, December 6th 2014 at SODIC’s Westown Hub. Renowned artists Adel El Siwi, Gazbia Serry, Mohamed Abla, Tharwat El Bahr, Mohamed Monaisser and Nihal Wahby were on display.

The exhibition is part of an initiative that promotes the use of unconventional spaces in Cairo to encourage liberating one’s mind and soul. Special thanks to Pharos Art Collection for contributing a few paintings to the exhibition.

ElFit Season 2 Grand Finale

SODIC was happy to host for the second consecutive year, ElFit Challenge Season 2 Grand Finale on the 21st and 22nd of November 2014 at the BISC in SODIC West. Athletes enjoyed the Fitness Challenge that determined the Fittest Athletes in Egypt.

SODIC is extremely proud of Mr. Nasser Gomaa, one of SODIC’s very own, who won 1st place in the Masters 46+.

Guests outdid themselves with the ELFIT Egypt’s Mini Challenges in the Fans Zone, which consisted of a variety of games and exciting challenges that kept them active and engaged throughout the day.

In addition to that, the ElFit Fitness Expo, a fitness and health exhibition encompassing different operating partners and sponsors offered guests a memorable experience through complimentary sessions as well as educational and informative tryouts of what’s new in the fitness world.

SODIC Charity Run

SODIC in collaboration with Cairo Runners organised the SODIC Charity Run - Cairo Runners 6th Run on November 21st in SODIC West. The run was part of SODIC’s CSR initiative to raise money to build and operate a school in Ezbet Khairallah. Over 1,000 runners of all ages took part in the run and the festivities that followed.

The Allegria hosted its second Cancer Awareness Charity Golf Tournament on Saturday 15th of November 2014, in recognition of Breast Cancer Awareness Month and Prostate Cancer Awareness Month. The event, which took place at The Allegria Golf Club, was a resounding success. Sponsorship of the Club’s 18-hole golf course raised EGP 100,000 that were then donated to the children’s cancer hospital 57357 and the Association of Friends of the National Cancer Institute AFNCI.

30 children from the hospital were invited to spend a day at The Allegria, where they enjoyed an introductory golf session with golf pros Will Lambert and Jake Watson, and spent time with the team and guests. Amongst the sponsors donating to the cause were Juhayna, SODIC and Grant Thornton.

New Initiatives and Big Plans for 2015

SODIC Joins the United Nations Global Compact Initiative

The United Nations Global Compact advocates the development, implementation and disclosure of 10 universally accepted principles of human rights, labour, environment and anti-corruption.

SODIC joined the initiative in 2014, as part of its commitment to responsible business practices, a sustainable global market and environmental and social well-being.

By joining, SODIC commits to making these 10 principles part of its day to-day operations and organisational culture, as well as extending them to its subsidiaries, partners and suppliers.

The SODIC Design Studio – AUC School of Architecture

January 2015 marks the launch of the SODIC Design Studio at the AUC School of Construction and Architecture. Senior level students will be given a design project based on one of SODIC’s existing projects that are undergoing development. Mentored by AUC faculty and senior designers at SODIC, the studio’s work will be exhibited at the end of each term, with the best designs potentially being used by SODIC in the project.

The studio gives students the chance to work on real life projects, developing their business acumen and giving them a taste of work in the marketplace. SODIC will also be supporting the studio through funding design and modeling machinery, computers, and work stations furniture. The studio will be a permanent part of the Architecture program at the AUC.

Educate-Me

We are proud to introduce the newest addition to SODIC’s CSR projects. Founded in 2010, Educate-Me serves underprivileged communities through its own learner-centered educational model. Over the past four years, Educate-Me has established a community development centre in El Talbeya; an impoverished neighbourhood in Giza. Educate-Me serves more than 200 beneficiaries everyday through preschool and after-school programs for children age 4-15 and adult education programs. SODIC plans on providing direct funding to Educate-Me as well as sponsoring their “Adopt a Child” campaign.

This semester SODIC is sponsoring 10 start-ups through the V-lab program. The AUC V-lab provides young entrepreneur start-up companies with access to diverse AUC facilities and networks as well as seed funding.

SODIC’s Winter Blanket Drive

As winter sets in, SODIC employees raised EGP 30,000 that were directed to buying and distributing blankets to impoverished areas in Egypt. The funds raised were donated to the Egyptian Clothing Bank, an affiliate of the Egyptian Food Bank. We hope this little contribution will spread some warmth this winter.

Winter Festival

A Resounding Success!

SODIC welcomed the festive holiday season this year at Westown Hub, SODIC’s latest addition to its developments, during the Westown Hub Winter Festival held on the 6th of December.

The Winter Festival was filled with various activities for the whole family ranging from the magical experience of meeting Santa, playing in the snow, a joyous kids area, live entertainment, delicious food, and various markets. It was a true taste of what Westown Hub and its tenants will soon be offering at its launch in the first quarter of 2015. Inspiring Young Executives at Forty West

SODIC was happy to host the monthly private event for the Young Presidents’ Organisation (YPO) at Forty West on the 6th of November. YPO connects successful young chief executives in a global network and has a total of 22,000 members.

The event was attended by the Egyptian YPO members and their families and mainly consisted of a seminar given by Carol Talbot, one of the top inspirational and motivational speakers in the Middle East.

Her technique focuses not only on making you think differently but it also seeks to empower people and to help them create and enhance their “energy within” so they get “fired up” to take action. The seminar was followed by a warm up drumming circle activity coached by Julie Ann Odell, an experienced drum circle facilitator who has used rhythm work and group drumming extensively as a tool for team building in the Gulf Region. Following the drumming session, guests were led to the central courtyard where they walked on fire. It was a fun gathering and an unforgettable evening for all family members alike.

SODIC’s Great Adventure

Teamwork at its best

In cooporation with Wild Guanabana, the SODIC team gathered in a mega adventure that spanned the whole day, allowing the employees to interact in an out of office setting. Employees were divided into teams and given a list of challenges. To complete these challenges, each team worked together to score the maximum number of points, competing in activities ranging from slack lines to tangram puzzles to weapons mastery contests. The challenges tested each teams mental and physical abilities while enjoying a fun day out!

This year we over-seeded the greens to offer members and guests of The Allegria superior playing surfaces throughout the winter months.

Over-seeding of greens with a cool season grass type allows The Allegria to offer golfers green and lush putting surfaces throughout the winter season when warm season grasses enter dormancy. Over-seeding also allows the agronomy team at The Allegria to better control greens speed and firmness during the winter months which increases the golfer’s enjoyment and experience of their game at The Allegria.

Some courses choose to over-seed just greens or all areas of the golf course depending on the individual requirements for each club. As for the full over-seeding of golf courses is most commonly seen at clubs based in the Middle East or in the South of America that are hosting European or PGA Tour events during winter months which justifies the investment to over-seed all areas of the course.

Alex Bank Golf Day

The Alex Bank corporate golf day was a memorial event as well for Bruno Gamba, a former Allegria annual pass holder who passed away recently.

EGP 25,000 was raised towards scholarships in Bruno’s name at the Cairo Don Bosco Institute.

Race to the Monty - the final round

During the final round of “Race to the Monty” winners got the chance to win return flight tickets to Dubai, three nights stay at The Address Montgomerie Dubai and free rounds of golf.

Also included is access to the year-ending ‘Race to Dubai’ finals – played nearby at the Jumeirah Estates GC.

Troon has been the 1st in its field to come up with a new concept that incorporates a culture of health and fitness where the idea of living and maintaining a healthy lifestyle is more of an unwritten expectation.

The Allegria developed new ways to use their golf facilities for fitness related activities such as walking the golf course while playing a round of golf, hosting crossfit classes and yoga classes at the clubhouse.

• Complementary pedometers are handed out to players in order to gauge how far they walk and how many calories they burn. The player who walks the most within a calendar month will receive a EGP 500 pro-shop voucher and acknowledged as ‘The Allegria’s fittest’. Players will also receive a complimentary ‘Troon FIT’ water bottle for their first walking round.

• Football tournaments are being launched in January every Monday night from 6:00pm onwards at 5 A-side pitch located next to gate 1. Teams consist of 5 players plus 2 subs (7 players total)Entrance fee – EGP 20 per player, includes a complimentary drinks voucher for Tempo.

Halloween Weekend

Tempo hosted a one of a kind Halloween Weekend whereby the golf course was decorated with pumpkins and Tempo was turned into a haunted house - even the staff dressed up as Draculas!

A Halloween party on Thursday 30th of October took place at Tempo, where all the guests dressed to impress from a dead cheerleader to a zombie - even a mummy showed up. The best costume was offered a prize from Golds gym and Royale Spa - free membership passes for three months!

The children also had their share of fun, with lots of candy, magicians as well as arts and crafts provided by Playpedia.

Christmas Weekend

Christmas is definitely our favourite time of the year - it’s the season to be merry!

Tempo was decked out in Christmas decorations, with a special Christmas menu that included minced pies and mulled wine.

Santa made a special appearance during the weekend and gave away presents to our guests. Kids had their own Christmas party where they enjoyed arts and crafts by Playpedia, a Christmas piñata and a visit from Santa!

The second ByPapousa furniture exhibition took place at Tempo during November, showcasing “Bali ByPapousa” handmade furniture and home accessories.

Phase IINear Completion

Delivery underway in Phase II

We are proud to announce that QNB Bank, Comics Restaurant & Café and SAIB Bank are now operational at The Strip. We look forward to the opening of Ahly Bank and Arab Bank in the coming period. Also, Ghabbour construction on their new concept showroom is proceeding according to schedule.

With regards to Phase II, marble cladding is complete, and aluminum cladding has reached the 100% mark. Parking and interlock have reached the 80% mark and infraworks will be complete within the next two months.

Construction proceeding rapidly

With the launch of Eastown taking place just over a year ago, construction has truly been impressive. Nine contractors have mobilised on site and there has been fast pace and extensive progress with approximately 70 buildings under construction out of which 25 being handed over by contractors to start finishes such as plastering and stone cladding.

Procurement of materials such as aluminum and wood works has been awarded for phases I & II and currently in progress for the rest of the phases.
