800 mixed-use homes set for North Shields13 December 2011
Places for People has submittedplanning permission for more than800 new homes, businesses andshops on a former shipbuilding site in North Shields.
Some of the homes will be social housing and o thers will be o ffered on various rental andhome-ownership options, said Places for People, a property management, developmentand regeneration company.
“We plan to invest £140 million to develop over 800 new homes, with commercial space fora small number o f shops and cafes,” a statement said.
“Our proposals include public areas, including a waterfront park with 'floating' gardens andcycle paths running along the river bank to help connect the [Smith's Dock] development toneighbouring communities at Royal Quays and Fish Quay.”
A spokesperson for Places for People to ld FM World that it hopes to start construction nextyear if planning permission is granted. Building the homes will be done “over the comingyears”, she said.
The Smith's Dock shipyard opened in 1851 and was the local workforce's main employer,building many ships that served during World War II. It was still used as a ship repair yarduntil the 1990 's.
Fo llowing its closure, the site became derelict and disconnected from the town centre andthe residential neighbourhoods that it had supported.
Since taking ownership o f the site in 2007, Places for People has invested around £20million in preparatory and clean-up works. This included infilling three o f the original sixdocks, retaining one wet dock and two adjacent dry docks. New roads and a roundabouthave also been built.
In October, Places for People announced that it had fitted photovo ltaic cells to the roofs o fmore than 100 o f its properties.

A FORMER shipyard could be given a new lease of life if plans tobuild more than 800 homes there get the go-ahead.
An outline application for planning consent for new houses, businesspremises and shops at Smith’s Dock in North Shields has beensubmitted to North Tyneside Council.
The developer behind the ambitious plans, Places for People, plans toinvest £140m in the 11.8-hectare site.
It also proposes creating public areas such as a waterfront park andbuilding cycle paths along the river bank to help connect thedevelopment to neighbouring communities at Royal Quays and NorthShields Fish Quay.
Community groups, the council and borough businesses have beeninvolved in developing the proposals, and their views have helped toshape the final version of the outline application.
Project director Nigel Brewer said: “The planning application marks animportant new phase in the history of Smith’s Dock.
“This is the start of its revival, and the site will, once again, become adestination for local people to live, work and socialise.

Smith’s Dock opened in 1851 and was a major player in the northeast’s shipbuilding industry for decades.
Originally established by William Smith and Co and later taken over bySwan Hunter, it continued in use as a ship repair yard into the 1990s.
Since then, the site has become derelict, but Places for People hasinvested around £20m in preparatory works to clean it up since takingownership of it in 2007.
That work has included filling in three of the original six dock structures,retaining one wet dock and two dry docks.
In addition, new roads and a roundabout have been built to allowpublic transport access to the site and along the quayside towards theFish Quay and Tynemouth.

Permission sought for 800 homes in a£140m Tyneside development
Developer Places for People has submitted an outline planningapplication which seeks consent for a £140 millionredevelopment of Smith's Dock, a former historic shipbuildingsite in North Shields in Tyneside. 13 Dec 2011
The proposed development would include 800 new homes withcommercial space for a small number of shops and cafes. Thedeveloper also plans to create new public areas, including awaterfront park with floating gardens and cycle paths.
Following community consultation, the developer amended the plansto reflect the feedback, which included retaining the historic docks atthe heart of the development, providing a varied mix of house typesand a range of options for helping people onto the property ladder,the developer said.
It is hoped that the proposed public realm improvements and newcycle paths, that are planned to run along the river bank, would helpto connect the development with neighbouring communities at RoyalQuays and Fish Quay.
"We will create an exciting new development of homes together withsmall business facilities and amenities that will transform this formerindustrial area into a fantastic future asset for North Shields, as it wasin the past," said Nigel Brewer, project director at Places for People.
It is hoped that the development would generate economic benefitsthat would extend to the wider North Tyneside region and to theregeneration of the River Tyne North Bank, the developer said.

NORTH SHIELDS: Social housing developer People for Places hassubmitted a £140m plan to build 800 homes at a disused shipyardsite in North Shields.
North Tyneside Council will consider the plans to build a waterfronthousing scheme at Smith's Dock closed in the 1990s.
Nigel Brewer, pro ject director at Places for People, said "We arekeen to get the economy moving. The economic benefits o f thissite will inevitably extend into the wider Tyneside region."
Mary Glindon, MP for North Tyneside, said the site has lainundeveloped for a long time and any plans to bring it back into usehave got to be a good thing.

IT was once a bustling ship-yard providing work to thou-sands of people.
For years, Smith’s Dock, in NorthShields, echoed to the sound ofheavy industry.
After it opened in 1851, the yardthrived with a range of vessels liningthe riverbank, from cargo liners andbulk carriers to tugs and fishingboats. It went on to become one ofthe largest ship repair companies inthe country.
But work dried up with thedecline of the industry and the siteeventually closed.
Now plans have been unveiledto breathe new life into the olddocks. Property group Places forPeople have put together a £140mscheme to build around 800 newhouses on the site.

“We are keen to get the economymoving. The economic benefits ofthis site will inevitably extend intothe wider Tyneside region.
“We will create an exciting newdevelopment of homes togetherwith small business facilities and
amenities that will transform thisformer industrial area into a fan-tastic future asset for North Shields– as it was in the past.”
After Smith’s Dock closed in1909, the area continued to be usedas a repair yard until the 1990s.
Mary Glindon, MP for NorthTyneside, said she welcomed the
development in principle but wasplanning to organise a site visit tofind out more about the scheme.
She added: “That site has lainundeveloped for a long time andany plans to bring it back into usehave got to be a good thing.
“I think people need a chance tolook at the proposals in more detail
and see whether 800 houses areright for that location.
“But on the face of it, the planslook quite magnificent.
“At the moment if you are on theferry, you see this big empty spaceon the quayside.
“It is a sad looking site. The newdevelopment would make it lookmore attractive and would fill thegap between the Royal Quays andFish Quay.”
People in the Royal Quays areasaid they hoped the plans wouldtake shape soon.
Keith Armstrong, 62, a retiredjoiner, said: “We have been hearingabout various plans to develop theold yard for years but nothing hashappened so far.
“If it all goes through, it would begreat. An empty piece of land is not

MULTI-MILLION pound plans havebeen unveiled to transform a his-toric shipyard into an attractiveriverside community.
Smith’s Dock, in North Shields, was once a keypart of the shipbuilding industry on the Tyne andone of the main employers in the region.
But after work ceased at the site in the 1990s, thearea became derelict. Now the old repair yards
could be brought back to life under a £140mscheme.
Property group Places for People wants to buildaround 800 new houses, with a number of shopsand cafes. The project is set to generate hundreds ofjobs during construction as well as apprenticeshipsand training opportunities. In addition, it is hopedthe economy will receive a major boost as morepeople come to the area.
One of the main aims is to connect the Fish Quayand Royal Quays neighbourhoods, so that residentsand visitors can walk along the whole stretch of theriverside.
The proposals include a pedestrian boulevardand cycle paths running along the river bank, aswell as a waterfront park. The planning applicationhas been submitted to North Tyneside Council.

“We are keen to get the economy moving. Overthe coming years the redevelopment of Smith’sDock will generate hundreds of new jobs, ap-prenticeships as well training opportunities for
young people.“However, the economic benefits of this site will
inevitably extend into the wider North Tynesideregion.
“This truly special site with its rich historydemands an equally special iconic design thatmakes the most of the unique location.
“We will create an exciting new development ofhomes together with small business facilities andamenities that will transform this former industrialarea into a fantastic future asset for North Shields –as it was in the past.”
Smith’s Dock originally opened in 1851. Thedecline of the shipbuilding industry led to itsclosure in 1909. However the area was still used as arepair yard until the 1990s.
Places for People took over in 2007 and havealready pumped in around £20m to clean up theland and get it ready for development. This hasincluded infilling three of the original six dockstructures.
A roundabout and new roads have also been builtto allow access for public transport.
After consultations were carried out on thescheme, it was decided to keep three docks as asymbol of the area’s heritage.
Mr Brewer added: “The feedback we got was thatpeople were keen to keep the heritage and history ofthe docks. Hence two dry docks and a wet dock willbe retained and will become the heart of thedevelopment.
“We see this scheme as the last piece of the jigsaw,creating an attractive place along the riversidewhere people will want to come.”

Plans have been unveiled which couldbreathe new life into a former historicshipbuilding site on Tyneside.
Property group People for Places hassubmitted a £140m plan to build 800 homes atSmith's Dock, North Shields.
North Tyneside Council will consider the plans,which also include a waterfront park, shops andcafes, soon.
Smith's Dock opened in 1851 and was a majorpart of the Tyne's shipbuilding industry. It waslater used as a ship repair yard and closed in the 1990s.
The site has become derelict in recent years, but People for Places haspledged to retain the historic docks as a major element of the proposeddevelopment.
Project director Nigel Brewer said: "The planning application marks animportant new phase in the history of Smiths Dock. This is the start of itsrevival, where the site will, once again, become a destination for localpeople to live, work and socialise.
"Over the coming years the redevelopment of Smiths Dock will generatehundreds of new jobs, apprenticeships as well training opportunities foryoung people."
Places for People bought the derelict site in 2007 and has already spent£20m on cleaning up the area.

Under the proposed plan, a pedestrian boulevard and cycle paths will be built along the bank toopen up the riverside.

IT was once a bustling shipyard providing work to thousands of people.
For years, Smith’s Dock, in North Shields, echoed to the sound of heavy
industry.
After it opened in 1851, the yard thrived with a range of vessels lining the
riverbank, from cargo liners and bulk carriers to tugs and fishing boats. It
went on to become one of the largest ship repair companies in the country.
But work dried up with the decline of the industry and the site eventually
closed.
Now plans have been unveiled to breathe new life into the old docks.
Property group Places for People have put together a £140m scheme to
build around 800 new houses on the site.
If the proposals are approved, hundreds of jobs could be created during the
construction period as well as apprenticeships and training opportunities.

Nigel Brewer, project director at Places for People, said one ofthe main aims was to connect the Fish Quay and Royal Quayscommunities.
A pedestrian boulevard and cycle paths would be built alongthe bank to open up the riverside.
He said: “This application marks an important new phase inthe history of Smith’s Dock. This is the start of its revival,where the site will once again become a destination for peopleto live, work and socialise.
“We are keen to get the economy moving. The economicbenefits of this site will inevitably extend into the widerTyneside region.”
Mary Glindon, MP for North Tyneside, said she welcomed thedevelopment in principle but was planning to organise a sitevisit to find out more about the scheme.
She added: “That site has lain undeveloped for a long timeand any plans to bring it back into use have got to be a goodthing.
“I think people need a chance to look at the proposals in moredetail and see whether 800 houses are right for that location.
“But on the face of it, the plans look quite magnificent.”

MULTI-MILLION pound plans have been unveiled to transform a historic
shipyard into an attractive riverside community.
Smith’s Dock, in North Shields, was once a key part of the shipbuilding
industry on the Tyne and one of the main employers in the region.
But after work ceased at the site in the 1990s, the area became derelict.
Now the old repair yards could be brought back to life under a £140m
scheme.
Property group Places for People wants to build around 800 new houses,
with a number of shops and cafes. The project is set to generate hundreds
of jobs during construction as well as apprenticeships and training
opportunities. In addition, it is hoped the economy will receive a major
boost as more people come to the area.
One of the main aims is to connect the Fish Quay and Royal Quays
neighbourhoods, so that residents and visitors can walk along the whole
stretch of the riverside.
The proposals include a pedestrian boulevard and cycle paths running
