MARKET BOUNCE

What a difference a year makes. After hitting the buffers in 2008 with countless forecastsfor domestic and international meltdown in the world economy, the housing market defiedall expectations recovering sudden price falls and demonstrating a surprising resilience in2009 with continuing increases in demand from active buyers who began buying in earnestin the Spring once again and the housing market has not looked back since.

With six months of consecutive price rises blindsiding the doom-mongers, the housingmarket ended the year in surprisingly rude health. The general view however is that, whilstthe recovery is now in full swing, the economy is still bumping along the bottom and will befor some while before meaningful growth towards the middle-end of 2010. As Mervyn Kinghas said, “We have only just started on the road to recovery” whilst the Royal Institute ofChartered Surveyors are reporting a buoyant market with London leading the way whereeven higher prices rises have led to a thirteen year high.

At Stephenson James Fancy, we have seen sustained sales levels in the Elmbridge areabuoyed by high demand for the limited stock of quality houses. It remains to be seen,however, if the banks will deliver in terms of increased mortgage lending and it is theavailability of finance which now holds the key, not only to a sustainable recovery in thehousing market, but also to a sustainable recovery for the national economy as a whole.

In the meantime, we have continued to maintain our large marketshare of the Elmbridge property market and are, in many ways,continuing to increase our profile to both our loyal clientele and thewider marketplace.
