GENERAL SCOPE:
LOSVAR CONDOMINIUMS WILL BE RECEIVING DECORATIVE ANDSAFETY DESIGN UPGRADES TO THE BUILDING FACADE TOINCREASE CURB APPEAL AND PROPERTY VALUES. PROPOSEDDESIGN ELEMENTS ARE AS FOLLOWS: ROOFLINE ACCENT AT THEBUILDING PERIMETER (E, W, & S ELEVATIONS) THE ACCENT ISDESIGNED TO CONTAIN AND REINFORCE THE PAPAPET WALL FOREARTHQUAKE DAMAGE MITIGATION. REINFORCING "L" BRACKETWILL BE INSTALLED ON NORTH ELEVATION. PROJECTION ACCENTSAT WINDOWS ON THE SOUTH ELEVATION, NEW STANDING SEAMMETAL ROOFING, NEW SITE FENCING AROUND UTILITY EQUIPMENT,NEW CODE COMPLIANT GUARDRAILS AT ALL WALKWAYS ANDPRIVATE DECKS, NEW WALL/FENCE AT POOL AND BOAT STORAGE,NEW PAINT, NEW COMPOSITE CLADDING AT BMU BLOCK SCREENAT PARKING GARAGE ON SOUTH ELEVATION, AND NEW CONCRETEPOOL DECK.
CONTACT J2 BUILDING CONSULTANTS TO ARRANGE REVIEW AND / OR TESTING OF FOLLOWING ASSEMBLY SYSTEMS:(LIST MAY NOT INCLUDE ALL AREAS REQUIRING A REVIEW OF MOCK-UP INSTALLATIONS, ADDITIONALWEATHERIZATION ASSEMBLY SYSTEM MAY REQUIRE ADDITIONAL MOCK UPS AND WATER TESTING AS REQUESTED.
1) ALL FLASHINGS SHALL BE INSTALLED IN SUCH A MANNER SO AS TO PREVENT MOISTURE FROM ENTERING THE WALL OR TO REDIRECT ITTO THE EXTERIOR.
2) ALL WALL PENETRATIONS SHALL BE TARGET FLASHED.
3) ALL WEATHER RESISTIVE BARRIERS SHALL HAVE POSITIVE LAPPING (SHINGLE STYLE) WHEN INSTALLED. LAPPING AND SEALING OFSEAMS AND JOINTS SHALL BE BY MANUFACTURER'S REQUIREMENTS.
4) ALL BUILDING INTERFACES SHALL BE FLASHED TO PREVENT MOISTURE FROM ENTERING THE WALL.
5) ALL HORIZONTAL HARD SURFACES SHALL HAVE CODE REQUIRED ADEQUATE SLOPING FOR DRAINAGE.
6) AFTER REMOVAL OF DAMAGED MATERIALS, TREAT ADJACENT SURFACES WITH FUNGICIDE AND ANTI-MICROBIAL (BORA-CARE + MOLDCARE) TYPICAL. SURFACES MUST BE DRY BEFORE COVERING. REFER TO SECTION 02 40 00 DEMOLITION MOISTURE DAMAGE

1. THE REVIEW BY THE ENGINEER; OF DRAWINGS, DATA AND SAMPLES SUBMITTED BY THE CONTRACTOR WILL COVER ONLY GENERAL CONFORMITY TO THEDRAWING AND SPECIFICATIONS. THE ENGINEER'S REVIEW WILL NOT CONSTITUTE AN APPROVAL OF DIMENSIONS, QUANTITIES AND DETAILS OF THEMATERIAL, EQUIPMENT, DEVICE OR ITEM SHOWN. THE REVIEW OF DRAWINGS AND SCHEDULES WILL BE GENERAL, AND SHALL NOT BE CONSTRUED:
A. AS PERMITTING ANY DEPARTURE FROM THE CONTRACT REQUIREMENTS.B. AS RELIEVING THE CONTRACTOR OF RESPONSIBILITY FOR ANY ERRORS, INCLUDING DETAILS, DIMENSIONS AND MATERIALS.C. AS APPROVING DEPARTURES FROM DETAILS FURNISHED BY THE ENGINEER, EXCEPT AS OTHERWISE PROVIDED HEREIN.
2. APPROVAL SHALL NOT RELIEVE THE CONTRACTOR OF THE RESPONSIBILITY FOR DETAILS OF DESIGN, CORRECT DIMENSIONS FOR PROPER FITTING,CAPACITY, PERFORMANCE, CONSTRUCTION, OR ANY OTHER REQUIREMENT OF THE CONTRACT.
3. SHOP DRAWINGS SHALL BE DATED AND SIGNED BY THE CONTRACTOR AND BY THE SUPPLIER BEFORE SUBMITTING TO THE ENGINEER. NON COMPLIANCEWILL CAUSE REJECTION WITHOUT REVIEWING.
4. THREE COPIES OF SHOP DRAWINGS ARE REQUIRED FOR FILES IN ADDITION TO THE AMOUNT OF COPIES REQUIRED BY THE CONTRACTOR. NONCOMPLIANCE WILL CAUSE REJECTION WITHOUT REVIEWING.
5. SEE SPECS, SECTION 01340 FOR FURTHER SHOP DRAWING REQUIREMENTS.
6. WHEN SUBMITTING CONCRETE MIX SHOP DRAWINGS THE CONTRACTOR SHALL INDICATE CLEARLY WHERE THE CONCRETE MIX WILL BE USED.
ENGINEER'S REVIEW OF SHOP DRAWINGS:
1. ALL WATERSTOPS SHALL BE POLYVINYL CHLORIDE (PVC) AND SHALL BE OF THE TYPE SHOWN ON THE 'PVC WATERSTOP DETAILS" FOR THE SPECIFIED JOINT.SUBMIT SHOP DRAWINGS FOR ENGINEER'S APPROVAL PRIOR TO CONSTRUCTION.
2. INSTALLATION:A. DURING PROGRESS OF WORK ALL WATERSTOPS SHALL BE PROTECTED FROM DAMAGE AND SHALL BE FREE OF OIL, DIRT AND CONCRETE SPATTER.
UNCOIL WATERSTOP COILS SEVERAL DAYS BEFORE INSTALLATION TO ENSURE EASE OF INSTALLATION AND FABRICATION. BE SURE STEEL REINFORCINGBARS DO NOT INTERFERE WITH PROPER POSITIONING OF WATERSTOP.
B. THE LOCATION AND EMBEDMENT OF THE WATERSTOP SHALL BE AS SHOWN ONTHE PLANS AND ON THE "PVC WATERSTOP DETAILS" APPROXIMATELYONE-HALF OF THE WIDTH OF THE WATERSTOP EMBEDDED IN THE CONCRETE ON EACH SIDE OF THE JOINT. ALL WATERSTOPS SHALL BE SUFFICIENTLYHELD IN PLACE TO ENSURE THAT THEY ARE CORRECTLY POSITIONED TO FORM A CONTINUOUS WATERTIGHT DIAPHRAGM IN THE JOINT. THE METHODUSED TO FASTEN THE WATERSTOP MAY BE AS FOLLOWS:
(1) EXTENDING THROUGH A SLOT IN THE KEYWAY(2) HELD IN PLACE BY SPLIT BULKHEADS(3) HOG RING AND WIRE TIE TO REINFORCING BARS EVERY 12" ALWAYS SECURE HOT RING OR WIRE BETWEEN THE LAST RIB AND THE END OF THE
WATERSTOP.3. CARE SHOULD BE TAKEN DURING CONCRETE PLACEMENT ON HORIZONTAL SECTIONS TO PREVENT EXCESSIVE MOVEMENT OF THE WATERSTOP TO ENSUREAGAINST DISPLACEMENT. ALWAYS THOROUGHLY AND SYSTEMATICALLY VIBRATE CONCRETE AROUND THE WATERSTOP TO AVOID THE AIR ENTRAPMENT ANDTO PROVIDE A POSITIVE CONTACT BETWEEN THE WATERSTOP AND THE CONCRETE. ON THE SECOND POUR, SWEEP HORIZONTAL JOINTS TO ENSURE THATTHERE IS NO FOREIGN MATTER TO INTERFERE WITH POSITIVE CONTACT BETWEEN THE WATERSTOP AND THE CONCRETE. WHEN USING SPLIT-RIBBEDWATERSTOPS, THE SPLIT LEG OF THE WATERSTOP IS OPENED AND NAILED TO THE BULKHEAD BETWEEN THE LAST RIB AND THE EDGE. UPON STRIPPING THEFORMS, THE SPLIT LEGS ARE JOINED TOGETHER BY USING A RUBBER BASED CONTACT CEMENT AND PLACING HOG RINGS EVERY 12 INCHES AND WIRE TIED TOTHE REINFORCING BAR.
4. DO NOT DDRIVE NAILS THROUGH THE WATERSTOP. DO NOT EMBED WATERSTOP BULB IN CONCRETE; IT MUST BE POSITIONED IN CENTER OF JOINT TOENSURE PROPER PERFORMANCE. SWEEP OR BLOW CLEAN ALL HORIZONTAL JOINTS PRIOR TO POURING IN ORDER TO ENSURE TAHT FOREIGN MATERIAL DOESNOT INTERFERE WITH THE DIRECT CONTACT BETWEEN WATERSTOP AND CONCRETE. SECURE WATERSTOP PROPERLY TO PREVENT MISALIGNMENT OFWATERSTOP DURING CONCRETE OPERATIONS.
5. THERMOPLASTIC BUTT SPLICES SHALL BE PERFORMED USING APPROVED PREFABRICATED PRETESTED FITTINGS (FLAT AND 90 DEG. ELLS, TEES ANDCROSSES). DO NOT LAP SPLICE WATERSTOPS.
