Introduction: Senses Australia is one of Australias leading not for profit organisations, providing world class disability services to the Western Australian community for more than 120 years. The Senses Australia - Armadale community hub will provide individualised support for people with disabilities including participants of the National Disability Insurance Scheme (NDIS). The NDIS provides reasonable and necessary supports for eligible people with a permanent and significant disability. These supports are to help people with their day to day needs, as well as build capacity to achieve their goals in life whether at home, in the community or at work. Proposed New Development: The proposed new Community Hub development has an internal ground floor area of approximately 455m^ and will provide consulting rooms, large therapy spaces including an outdoor courtyard / playground as well as a sensory room and kitchen. Additional support spaces including workstations and offices will be provided for staff. Level 1 will have an internal floor area of approximately 250m^ and is intended as a flexible space with a possible future expansion for Senses Australia. The 2-storey massing has been positioned to the front of the site with a 4 metre setback from the street boundary in accordance with the Town Planning Scheme. Additional setbacks of 4 metres to the sides of the boundary and 6 metres to the rear have also been followed. A single vehicle entrance from Fourth Road provides access to a covered drop off for patients as well as one row of parking running along the Southern side of the site. Parking has been positioned to minimise cross over with pedestrian movement as well as reducing the view of cars from Fourth Road. The site has a significant slope running from East to West - With an approximate level change of 4 metres across the site. Sloping and retaining walls have been designed strategically to maintain ease of access and reduce risk for people with disabilities. The building elevations have been designed to appear welcoming, light and soft for patients, staff and the wider community. The Fourth Road elevation features a sculptural gold / bronze form which wraps upwards to form the covered canopy, while revealing an open and glazed ground floor entrance / wait and play space. ianley.com E. p. As a contrast, Level 1 features a minimal modern form, with a vertical feature window aligned to the expressed lift/stairs. The vertical window provides a breakup to the mass, while drawing attention to the glazed entry space below.
