A Message from the CVO Adam Pearsall

Dear Friends of Silver Bay YMCA,

As I write this in May of 2020, the world is a different place than three short months ago. Our CEO Steve Tamm and our talented staff have been working

long hours developing different paths forward for the remainder of the year with an eye both on the ever evolving regulations, and how to put

Silver Bay in the best possible place long term. What I share below is for our calendar year 2019, prior to our “new abnormal”. May we all gather on the shores of Lake George again soon!

2019 continued our transition to a more sustainable business model, with gathering momentum; forty-six new conference groups, representing approximately $680,000 in new business were welcomed to campus, many of which would not have been able to join us were it not for the new rooms and conference room space in the William Boyd Center. It is wonderful to see our vision turn into reality! Our stewardship of Lake George took a tremendous stride forward with our state-of-the-art wastewater

treatment plant beginning operation. These changes to our physical plant were made possible by The Campaign for Silver Bay, which was

initiated to sustain the values that we love, our campus infrastructure, and the quality and beauty of our environment. Though the campaign

has concluded, your continued partnership is greatly appreciated as we continue to renew campus to keep our strong momentum and allow us to

both improve your experience on campus and welcome new friends.

I mentioned last year that, as exciting as these physical changes to campus are, I am even more excited about the team that has been put together over the past several years of both familiar and new faces led by CEO Steve Tamm to move Silver Bay forward. The team brought the vision to fruition in 2019, and continues to work exceptionally well together in 2020 navigating these challenging times while striving to continue delivering the Silver Bay experience in new ways.

Perhaps most important, because of you the mission work of Silver Bay YMCA continues to transform lives through our community outreach programs and multiple respite opportunities.

I am grateful that all of us who make up the community we call Silver Bay YMCA are working together to preserve this place that we love and cherish. Thank you for making 2019 a great year!

A Message from the CEOSteve Tamm

Dear Friends of Silver Bay YMCA,

It’s currently the end of May 2020 as I sit down to pen this CEO message for the 2019 Annual Report. On one hand it is odd to reflect on 2019 while we are in the midst of a most challenging time and yet, I hope that in doing so, we will all find hope in looking to the long term. Not to minimize today’s challenges, but in these last few years we have taken steps to improve our long term performance and thus, in that same vein and with hopes of an even better tomorrow, allow me to bring us back to 2019 to mention a number of noteworthy items...

We completed two very important infrastructure and environmental stewardship projects; the constructed wetland project and the new wastewater treatment plant (WWTP), which were completed ahead of schedule and are operating with stellar results. Both of these projects have been recognized by local environmental protection groups and NYS regulators as showcases for environmental stewardship. To the latter, I was invited to speak to the Board of the Lake George Park Commission on our proactive environmental stewardship in December 2019.

Numerous other projects were completed, including: • Housekeeping office renovation and expansion• Development office renovation• Sales & Marketing office renovation• Summit renovation• Store Air Conditioning• Willow Cottage renovation• Canoe dock replacement• Inn lobby bathroom renovations (new floors and counters)• Brookside / Trinity patio and fire pit• The Kline Micro Disc Golf designed and installed• The Pete and Joe Softball field reconstruction (new backstop, signage, etc.)• Electrical infrastructure upgrade

The funding for the renovation of the Parlin Dorm was secured, the project started in fall 2019, and was completed ahead of schedule and under budget (March 2020).

The William Boyd Center was successfully introduced to both existing and new guests and groups, local and national in nature, with over $680,000 in new business secured in 2019. Summer occupancy was 73%, with revenues almost equal to that of all the cottage revenue combined.

Our summer revenue grew by 12% and our summer yield grew by 13%.

Our fund raising efforts provided extraordinary outcomes with $2.33 MM in annual giving and $1.1MM in operating CAPEX. The combined total is 92% higher than 2018 and 229% higher than 2015.

Between the months of Aug & Dec 2019, over $545K was raised for our WWTP. We cannot say enough about the generosity and commitment of our donors including the many major donations we have received in 2019.

Our volunteer base has deepened and broadened and Silver Bay would simply not exist without its volunteers. In 2019, we had 5,055 volunteer hours donated by 145 different volunteers. In the area of community impact:Our Pastoral Respite Ministry performed well in 2019. A quick look indicates:• 33% more 1st time guests • 24% more guests overall • 27% more “room-nights” • 44% more donations • 10% less cancellations • 20% more reservations

Regarding our Teen center – we grew our foundational support by 44% over the previous year; from $28K to $40.4K. We regularly serve ~55% of the current student population and our 2019/2020 New Year’s Eve Lock-In hosted 61 teens. Many impactful stories were shared, confirming the importance of this community program.

Our Youth & Government program hosted 120 teens in the 2018/2019 school year and 82 in the 2019/2020 school year. In spring 2019, 4 local students were nominated for Conference of National Affairs and 1 student represented New York State at the Youth Advocate Program at the YMCA’s National Advocacy Days in Washington DC in March 2019. Our Annual Community E-Waste collection netted over 1,500 lbs. of e-waste.

In summer 2019:• 10 participants and their families (28 total) took advantage of the Cancer Respite

Program.• 15 participants and their families (49 total) took advantage of the Military R&R

Program.• 33 individuals received Open Pathways scholarships.• 50 school-aged children from Hague and Ticonderoga received Silver Camp

scholarships. • We also had some hard news and made tough decisions such as the closing of Hepbron Hall. We continue to evaluate replacement options, which are made more challenging given the new realities we face in 2020 and beyond.

We formed several task forces to address and improve the food service survey scores and to improve our service delivery to our conference guests.

And while we have many noteworthy things to celebrate in 2019, there is still much work left to be done as we must continue to grow our revenue to off-set rising costs and to ensure we are offering a dynamic and relevant experience.

To drive additional revenues, our 2020 marketing approach was broadened. We are leveraging our website and use of Search Engine Optimization (SEO) technologies in new ways to reach new people. We have increased our use of local TV advertising and radio. We are utilizing billboards for the 1st time in a few key Lake George tourist locations.

Several of you may recall that during the WBC discussions I noted that once we have a larger conference space that is year-round, we will enter a new market that was previously closed to us. As we started 2020, we saw much traction was being gained with many new groups speaking with us about large conferences for 2020 and 2021.

I believe this is a strong indication that the strategy of modernizing our campus, with the WBC as a corner stone with its premier rooms and conference space, is bearing fruit. In my mind these new revenue streams are developing in ways that would not have possible had we stayed the course of not strategically re-investing in ourselves.

With the new realities in a post-COVID world we will need to revisit our strategies and look to a new, uncharted future – leaving no idea unexplored while simultaneously ensuring we are still true to our core beliefs and mission.

Allow me a moment to echo some words I shared during the August 2019 Annual meeting which I believe ring even truer today:

“Silver Bay is a place that attempts to cross the barriers of differences - to connect with all peoples and build a better tomorrow – together as a community to impact communities. And in desiring to do so – requires much commitment by many – to stay the course – to be a positive advocate – to be a contributor – to be committed. Let us not tire for the work we have begun nor be discouraged by the work we still must do. Let our discussions be robust and respectful - Let us disagree on specifics and agree to commit. Let us understand that Silver Bay was and is a work in progress – We are on a journey – a journey that spans generations past, present and future. Let us do all this and more together.”

Dear Friends of Silver Bay,

Silver Bay’s financial performance in fiscal year 2019 exceeded expectations. The Board adopted a budget for fiscal year 2019 with a cash deficit of $1.12

million. The year-end deficit, excluding the Rowan Foundation gift that is restricted to paying down the Boyd Center loan, was $757k, or $363k

better than expected. The improvement was driven by lower operating expenses ($225k) and higher non-operating income ($185k), offset by marginally lower operating revenue ($47k).

On a year-over-year basis, operating revenues grew by $451k, or 10.5%, a strong improvement over fiscal year 2018 results. Guest revenue and conference revenue grew by 15.2% and 5.7% respectively, and virtually every revenue line showed a year-over-year gain. Total operating expenses grew by $584k, or 8.3%, over fiscal year 2018, with the increases driven by depreciation and interest expense on the Boyd Center loan. Neither of these expense items are controllable by management in the short run – Silver Bay’s

physical assets will continue to depreciate and the debt on the Boyd Center must be serviced. The portion of the expense budget that is

under the direct control of management grew by $199k, or 3.3%. The cash deficit in fiscal year 2019 was $73k less than in fiscal year 2018.

For the second consecutive year, the Rowan Foundation made an extraordinary year-end gift to Silver Bay. The fiscal year 2019 gift totaled $1.75 million, of which

$1.5 million is restricted for debt repayment and $250k for the Fund for Silver Bay. If the value of the Foundation’s restricted gifts in fiscal year 2018 and fiscal year 2019 are excluded, annual giving remained even with fiscal year 2018.

The table below provides a snapshot of Silver Bay’s financial results for fiscal year 2019 compared to the adopted budget estimate and to fiscal year 2018.

The Board designated fund was valued at $2.237 million at December 31, 2019, a decrease of $747K compared to the balance at the start of the year. Investment gains of $502K have been offset by withdrawals (net of deposits) of $1.249 million to fund capital improvements and the wastewater treatment plant. The Restricted Endowment was valued at $5.711 million, an increase of $318K since the start of the year. The withdrawals from the Restricted Endowment in fiscal year 2019 included $700k related to earnings on the Koch bequest, which the Board authorized for use to help finance the wastewater treatment project.

Silver Bay’s largest debt obligation is the loan for the Boyd Center. The Rowan Foundation’s two restricted gifts for loan repayment, totaling $2.5 million (fiscal year 2018: $1.0 million; fiscal year 2019: $1.5 million), have reduced the Boyd loan balance to $4.4 million as of January 2020.

Silver Bay draws on a Line of Credit (LOC) from time to time to manage cash-flow needs during and across fiscal years. Silver Bay started fiscal year 2019 with a $200k balance on its $1 million LOC and ended with a balance of $950k.

The Silver Bay YMCA Conference and Family Retreat Center’s new Membrane Bioreactors (MBR) facility is operational with amazing results, Chief Executive Officer Steve Tamm announced.

According to Tamm, Silver Bay started operation of its new MBR in late June 2019 and has since surpassed expectations.

“A key part of our environmental mission is to ensure that we are good stewards of Lake George. Although our previous septic system was functioning, it was a 70+ year old system that we knew we needed to proactively move to modernize the system before there was a failure. What we now have invested in is tried-and-tested, cutting edge waste water technology that truly raises the bar for Lake George protection. Where a traditional septic system has the soils treat the effluent, our new MBR uses a natural biology process that yields crystal clear water no different than storm-water. Seeing the clear water come out after the process is truly extraordinary,” said Tamm. Walt Lender, Executive Director of Lake George Association and Silver Bay YMCA trustee, stated, “Many communities around Lake George are utilizing older

wastewater treatment systems which need upgrading to keep up with greater usage. Silver Bay YMCA has really taken the lead in the Lake George Watershed to install an innovative and modern treatment plant in its effort to protect the lake and ensure that the campus sets an example for environmental stewardship.”

“A major concern all of us have for the Lake George basin is waste water contamination,” said David Wick, Executive Director of The Lake George Park Commission. “Silver Bay YMCA is taking a leadership role in proactively modernizing their waste water capabilities with proven modern technology. With their 700 acres and over 1 mile of Lake George shoreline, this is a major step forward in positive environmental stewardship.”

“Protecting water quality is a top priority for the state, and the New York State Department of Environmental Conservation is encouraged that Silver Bay YMCA has included technology in the upgrades to their waste water treatment system that exceeds requirements for water quality protection,” said New York State Department of Environmental Conservation Regional Director Bob Stegemann (ret.) “This is a significant commitment to protecting the waters of Lake George.”

Our time at Silver Bay was a chance for our family to reconnect following a long deployment. My husband (service member) had the opportunity to reconnect with our children by creating new memories by the lake. We are extremely grateful for the opportunity to have stayed in such a spectacular resort that made us feel so special.

Harold I. Kline Memorial Micro Disc Golf Course

In 2019, the Silver Bay Program Department unveiled its newest activity, Disc Golf! We brought in a professional disc golf course designer, John Houck, to design and lay out our micro disc golf course. Introducing the sport of disc golf to Silver Bay during summer 2019 was a huge success. The course was utilized by everyone from beginners to experienced disc golfers, especially families and school groups. The dedication and grand opening of the course was held on July 30th by William “Barry” Kline Jr. Harold’s good friend Bill Baker also shared some great stories and memories of the program department when it was under the leadership of Harold Kline.

We loved seeing people trying out disc golf for the first time last summer. We are looking to add more disc golf tournaments during summer 2020, and hope that the course gains even more popularity in the years to come.

Joe & Pete Memorial Field Dedication

The Joe and Pete Memorial Field was dedicated on July 28, 2019, followed by the annual Peter Neal Softball Game. Here’s an excerpt of the dedication shared by Carolyn Close, COO (Emp 1990-Present):

“Today would not be possible without the generosity of the Halm Family, their friends, and the greater Silver Bay Community. This field has been a work in progress for the last several years, and as the plans for North Field have changed to serve the needs of the Silver Bay community, this project has morphed and evolved with its completion now in sight. Through your generosity we have the funds to finish this project.

Today’s ceremony is a salute to a vision. I would bet there is not a person here today that doesn’t remember this field without a windshield to hit, mounds of dirt or as a staging area for construction. Over the next few months, this view will continue to improve with the completion of the field and the planned landscaping. It seems truly fitting that a field that honors Joe is placed next to another project that serves to protect the lake and the environment, our constructed wetland.

This field honors the friendships we make at Silver Bay.Whether it was our Emp experience, the best friend we met on Slim Point, a special place we have chosen to share with our family and friends or where we met our spouse and raised our kids. How wonderful for this field to be named after two friends, but also to be spearheaded by

three friends: Joey Halm, Suzanne Locke and Carolyn Daly. Without their tireless work, recruitment of volunteers and support of each other, we would not be here today.

What began as the revival of the Sunrise Mountain Run, a run that was originally conceived in the 1960s by William (Tippecanoe) Torrance, has resulted in raising over $40,000. Through the continuation of the Joe Halm Sunrise Mountain Run, we will have the ability to maintain the field and purchase needed equipment in the future.

When I started working at Silver Bay in 1990, I worked alongside Joey and Joe and over the years that followed, I had the pleasure of working with their children Abby and Ellie and their nephews Connor, Ryan, and Jamie. And though I never met Peter “Pete” Neal, I have had the opportunity of being on the Peter Neal Scholarship committee and listening to his father Jim share stories of Pete during the interview process. These two men were truly loved by their families and their friends, and this field represents that.

It’s been my honor to be a part of this project and I look forward to seeing it through to its completion, and more importantly watching as it serves future generations. We are truly blessed by all your hard work and generosity that has brought this to fruition.”

In 2019, Silver Bay YMCA held the successful annual district meeting of the nationally recognized YMCA Youth & Government program. Silver Bay YMCA has sponsored and coordinated the local district of this program for the region for over 30 years.

One hundred and twenty local teens from North Warren, Queensbury, Bolton, Johnsburg, Ticonderoga, Minerva and Newcomb participated in the event at Silver Bay YMCA. Held in January, this annual district gathering of teens marks the first time they come together at the start of the program to meet their peers from throughout the region and work together as a team.

The Youth & Government Program, a well-respected national program of the Y, involves thousands of teens nationwide in state-organized, model-government programs. Students have the opportunity to immerse themselves in experiential civic engagement and practice democracy as they meet to discuss and debate issues and to propose legislation. At this district meeting, students presented drafts of bills as delegates, practiced the presentation of cases as attorneys,

promoted bills as lobbyists, and provided respectful and constructive feedback to help one other improve their bills, presentations, and public speaking skills. “It is wonderful to see these students engaging one another in respectful discussions and debates about issues that affect our region,” said Tamm. “Not only do they learn how our government works, but also how they can proactively support causes that are important to them and make a difference in their communities and our nation. It is inspiring to provide opportunities for our youth to foster lifelong skills and develop into engaged members of our society.”

After perfecting their bills and presentations, the students in the district met again at the annual state conference, where they worked together to present and debate their bills on the floor of the capital building in Albany, NY and have an authentic model government experience.

“We have a great group of talented, bright teens in our district, and I am always excited for them to connect with other students across New York State and present their work at the state conference, in the same place where our state government operates,” stated Jackie Palandrani, Youth and Teen Director at Silver Bay YMCA and coordinator of the district.

Ms. Kiara Mantz of Bolton Landing, NY was one of two delegates to represent the State of New York and all New York State YMCAs in Washington, DC in March 2019 at the Youth Advocate Program at the YMCA’s National Advocacy Days.

According to Steve Tamm, Chief Executive Officer of Silver Bay YMCA, Kiara joined a select group of young people from throughout the country who participated in the YMCA Youth & Government program.

At National Advocacy Days, Youth Advocates learn about the YMCA’s national legislative priorities, hear from thought leaders about the YMCA’s roles and impact in communities throughout the nation, visit with members of Congress and/or their staff, connect with Youth Advocates from across the country, and meet with YMCA leadership from all over the nation.
