2021 IBC Chapters

• IBC Chapter 11 contains all of the scoping provisions based on occupancy & use• IBC Chapter 10 contains Accessible Means of Egress design requirements

• Additional IBC requirements found in:• Chapter 9 (fire alarm notification devices – visible, auditory, etc.)• Chapter 29 (plumbing fixture quantities, family-use facilities, etc.)• Chapter 30 (elevators)• Chapter 31 (canopies, walkways, pools, etc.)• Appendix E (additional accessibility clarifications – adopted by SNBO)

2021 IBC Changes• Section 1105.1.1 Automatic Doors

Minimum of one (1) power-operated door is now required as follows:• Group A-1, A-2, A-3 & A-4 occupancies with occupant loads exceeding 300• Group B, M & R-1 occupancies with occupant loads exceeding 500

• Section 1108.5 Group IAdditional toilet & shower compliance options for the “Accessible Units” within Group I-1 & I-2 occupancies (Note: Does not apply to “Type B Units”).

• At least half of toilets in Accessible Units must comply with Section 1110.2.2 (Assisted Toileting)• All showers in Accessible Units must be “Standard Roll-In”, not “Alternate Roll-in”, but shower

seats are NOT required. Provisions found in Section 1110.2.3 (Assisted Bathing)

2021 IBC Changes• Section 1110.2.2 Water closets designed for assisted toileting.

Only applicable if used as a design option in Group I-1 & I-2 occupancies:• Toilet centerline must be 24-26 inches from side wall• Toilet clearance width must be no less than 90-92 inches from the side wall• Toilet clearance depth must be 78-inches min. from rear wall behind the toilet

• Section 1110.2.3 Standard roll-in-type shower for assisted bathing.Only applicable if used as a design option in Group I-1 & I-2 occupancies:

• Allows only Standard roll-in-type showers, not alternate roll-in-type or transfer-type showers• Shower seats are NOT permitted. As such, grab bars on all three (3) walls are required.• Controls & Hand Shower must be mounted at height 38-48 inches above shower floor,

however, they can be located anywhere (horizontally) that facilitates caregiver access.

2021 IBC Changes• Section 1107 Motor-Vehicle-Related Facilities

New requirements apply to design of Electric Vehicle Charging Stations (EVCS):• EVCS remains optional. However, if provided, they must comply with these design provisions• Applicable to all occupancy groups except: Group R-2, R-3 and R-4• Not less than 5%, but not fewer than one (1) of all EVCS provided on a site must be accessible• ALL accessible EVCS spaces must be “Van Accessible” (i.e. not “Regular Accessible”)

• SNBO submitted a proposal to make this more like our local amendment for 2024 IBC.

2021 IBC Changes• Section 2903 Installation of Fixtures

This is an ENTIRELY new code section with several clarifying provisions:• All non-accessible toilets, urinals, lavatories and bidets must now have min. 15-inch clearance

from centerline to any obstruction (i.e. sidewall, partition, lavatory, etc.). Also, fixtures must be spaced min. 30-inches from centerline to centerline between adjacent fixtures.

• Also, these same fixtures must also be provided with min. 21-inch (depth) clearance from leading edge of fixture to any other obstruction (i.e. wall, fixture or door).

• All non-accessible toilet compartments must be min. 30-inches wide by 60-inches deep (for floor-mounted toilets) or 56-inches deep (for wall-mounted toilets).

• Required lavatories shall be located in the same room as required toilets.• Clearly mandates that all toilets in multi-user toilet rooms must be in a compartment with a door.• Unless for a single-user, all urinals must now have side partitions no less than 30-inches apart• Urinal side partitions must also comply with height (top & bottom) and depth requirements.
