Halifax figures show house prices up 7.9% in just one year

House prices surged at their strongest rate since 2007 in February asvalues rose by 7.9 per cent compared with a year ago, taking the averageprice in Britain to £179,872. It was the strongest annual increase sinceOctober 2007 and February saw the 11th month-on-month increase in thepast year.

Activity in the housing market has expanded significantly in the past year, with over 100,000 homes soldin January 2014, an increase of 30 per cent from the beginning of 2013.

Some experts fear the governments Help To Buy Scheme is pushing house prices further out of somepeople’s reach by fuelling demand and though building figures currently indicate that the supply situationis improving, it seems to be growing at a much slower pace than demand.

According to research by Lloyds Bank the price of a home in a large town or city is now on average5.8 times average earnings with towns in the South of England typically seeing 7–8 times averageearnings.

Although ‘broadband broad broadband’ doesn’t have quitethe same ring to it as ‘location location location’, it is fastbecoming a key factor for potential tenants and home buyers.

This week, property experts have announced that poor broadband speedscan lower a property price by up to 20%, and is a big “deal breaker”. Theneed to be connected has parked itself firmly near the top of thetenant/home buyer checklist – no one wants to miss out on social media,online shopping or video streaming websites.

Property portal Rightmove has even added a broadband speed checker, and has found that broadbandwas ranked as a more important feature than information on transport links and nearby schools.
