Value Engineering

The steps Stalwart Construction typically follows during our Value-engineering program are as follows:

• The design is reviewed and items of potential cost savings are identified

• Items of largest potential of cost saving are based on high cost worth ratios are identified are selected for further analysis

• Additional alternatives are proposed for selected items

• Secondary functions that would be sacrificed by adopting less costly alternatives will be clearly identified

• A selection of those alternates are made by the team will result in substantial cost savings

While value engineering can take place throughout the duration of the project, the greatest benefits are realized early on, during the pre-construction phase. During this time our team will analyze the full scope of work and determine what level of cost savings can be realized through value engineering. As the project proceeds into schematic design, construction phasing and logistics plans will be analyzed thoroughly and alternate materials and equipment will be evaluated. As documentation proceeds into design development, additional value engineering suggestions will be made. The project team will review the advantages of pre-purchasing certain materials and equipment and will conduct a comprehensive study as to the availability of each item needed.

Pre-Construction

Organization of Bid Packages

• The contract documents are subdivided by Stalwart Construction into sequences of bid packages, allowing construction to proceed as quickly as possible as design drawings are completed. All work will be carefully analyzed to ensure that materials and labor are dispatched to the project site at the appropriate time.

Trade Requisitions

• Prior to bidding we will organize a specific list of qualifications, clarifications and operations that will be included with the bid documents sent to all bidders. This list contributes to a more comprehensive buyout, limits future change orders and describes the methods and procedures that all subcontractors must follow to coordinate their work on site. This activity sometimes ignored by other contractors, substantially increases effective communication between Stalwart Construction and subcontractors prior to award, thereby minimizing costly clarifications after contract awards and enhance the commissioning process.

Project Closeout As the project nears completion we will work to assure orderly project closeout and a smooth transition from construction to actual use of the facility by the client. The services we provide during project closeout include:

Quality Control – Stalwart will conduct inspections of the completed facility, then we will compile a list of (and expedite the completion of) punch-list items and monitor systems performance under the project guarantees.

Commissioning – At the universities and hospitals, it is crucial that a “commission team” be established. Commissioning of a building system is process of achieving, verifying and documenting the performance of systems to meet the operational needs of that specific building. Stalwart Construction will establish the following standards:

• Verify all warranties

• Establish test ports for water and air

• Balancing record locations of all balancing valves

• Confirm all pressure tests, hydro to help minimize leaking pipe joints and coils

• Review all balancing reports

• Review all document drawings

• Verify operation of Temperature Control system

• Prepare and train operating personnel to ensure that operating and parts manuals are turned over to owner along with all attic stock.

These are just some areas in which we perform commissioning. In hospitals and universities, MEP consists of 40% - 60% of total building costs.
