ACCOMMODATION

GROUND FLOORENTRANCEThe main entrance into this lovely house is via the impressive front door, which leads nicely into a large and welcoming entrance hall. Wide hallways are a feature in Edwardian homes and this one does not disappoint with ornate stained glass windows and the impressive/ grand staircase within.

LIVING ROOMLocated on the ground floor at the front of the house is the impressive living room. The living room (like the rest of the house) retains many beautiful character features such as the large bay window, cast iron fire and ornate yet tasteful coving, picture rails and skirting boards. The flooring in the living room is the original solid wood flooring also which has been well looked after by the current owners and flows through the whole of the ground floor.

KITCHEN/ DINING ROOM (FAMILY ROOM)To the rear of the ground floor is an impressive kitchen/ diner. This is a large 'L' shaped room which lends itself to a number of different uses. The kitchen units are modern; but very in-keeping with the character of the house, and the former dining room has been opened up to the kitchen to create a large and lovely 'family room'/ dining/ kitchen. The room is very well illuminated by paned French doors at one side and a large rear window at the other. There is also a working wood burning stove in the dining side of the room which once going will heat the whole floor comfortably.

LOWER GROUND FLOORBeneath the ground floor of the house is a surprising collection of four rooms. There is an impressive (and important) storage/ wine cellar section of the lower ground floor. The original coal store is still in place and is being used as another helpful storage room too, and a large and useful utility room (which currently doubles as a 'man cave'). But the most impressive room on the lower ground floor is a tanked play/ cinema room; this room is warm and dry and is a fantastic extra reception space which would be great for entertaining all ages.

FIRST FLOORMASTER BEDROOMAbove the living room on the first floor is the master bedroom. This is a large spaced room which has a fantastic large front facing mullion window which floods the room with natural light. The master bedroom also has a beautiful cast iron fireplace within and two large alcoves which are great spaces for wardrobes. Like the ground floor, this room has solid wood original flooring.

BEDROOM TWOThe second bedroom is another good sized double bedroom, located to the rear of the generous house. In any other house, this room could be mistaken for the master bedroom due to its impressive size.

BEDROOM FOURAlso found on the first floor is the fourth bedroom, this is a good sized single bedroom and is a far cry from the 'box room' often expected to be found.

HOUSE BATHROOMThe house bathroom is located on the first floor and currently houses a modern three-piece suite. There is ample space within this room however to remodel and fit an impressive four-piece suite with relative ease.

SECOND FLOORBEDROOM THREEOn the second floor is yet another, impressive double bedroom. Illuminated by an impressive skylight is this large bedroom which some families may wish to take as the master suite. There is impressive storage within the eaves of the rood and there is even a section of the room which is separate and is currently being used as a home office space.

EN-SUITELocated within the third bedroom is a modern, white three piece en-suite which has its own impressive skylight window.

EXTERNALLYExternally to the front of the house, there is a modest front yard which is typical for this period of house. To the rear there is a more usable rear garden which is fenced and has several lovely places to sit and enjoy the outside (English weather permitting). There is a large wood store also in the rear garden for additional storage
