Dear Susan,

My name is Arto and I saw your advert on Gumtree for a double room in the area of Lewisham which is available from today. I am emailing to find out is your room still available? In case you have not already found someone let me tell you a little about me.

I am 36 year old guy who has been fully house trained, as I like cleaning, cooking and gardening. I was recently made redundant from my job as a cleaner but I am actively seeking cleaning roles and I am fully confident that I will gain work again very soon. I have attended a few interviews recently and have been volunteering my time at a local community centre.

I would currently need to claim Housing Benefit to assist with my rent. The Local Housing Allowance rate in Lewisham for a room is around £92 per week (I am happy to ensure these payments will be made direct to you) which I would be willing to top up by £18 each week to cover any household bills. This would add up to your advertised rent of £110 per week. I have one month rent in advance available , which means that I would be able to move in quickly.
