1. Overview
The Shard is, quite simply, the most important development in London of its time. This iconic structure, dominating the skyline of London, is the centre piece of a wider development which has transformed the historic area of London Bridge.
London Bridge Quarter is the office destination of choice. Located at one of Londons most important transport hubs, The Shard is directly connected to an extensive international and national demographic.
The 596,740ft2 (55,439m2) of offices, arranged over 28 floors, are competitive, state-of-the-art and highly efficient. The Shard is an established brand which is attractive internationally to both customers and staff alike.
More than just offices, The Shard offers its tenants a lifestyle for the 21st century integrating a work/lifestyle with the extensive and vibrant amenities of Londons Southbank.

2. Specification (The Building)
2.1 Planning GridThe office levels of The Shard rise from level 4 to level 28 and are set out around a large orthogonal central core comprising lifts, lift lobbies, escape stairs and rising service ducts. The backpack rises to level 19 to the east of the main core and comprises a smaller central core surrounded by shallow plan office space.
The main structural grid is set out orthogonally to the facades at 6m centres and span inwards to the core.
The facades are arranged on a planning grid of 1.5m although the grid changes to 1.515m and 1.526m to the north and south of the backpack and along part of the Joiner Street elevation on lower floors.
2.2 Vertical ClearancesSlab to slab height of typical office floors is 3.65m comprising a clear ceiling height of 2.7m and floor zone of 150mm.
The ceiling services zone runs down through standing structural beams.
2.3 StructureThe Shard structure is founded on large diameter bored piles. The site is isolated from adjacent structures by a secant pile wall which forms the perimeter to the three levels of The Shard basement and supports several of the perimeter columns.
The basement floor slab is constructed on a drainage layer on grade. Basement waterproofing is designed to BS8102 table 1 to grade 2 for car parks and mechanical plant rooms and grade 3 for electrical plant rooms.
The superstructure comprises a mixture of structural steel and reinforced concrete. The structural core uses conventional reinforced concrete and incorporates lift shafts, MEP service risers and fire stairs.
Up to level 38, the columns and general framing uses structural steel with floors constructed of composite steel and lightweight concrete.
Office floors are designed to accommodate a superimposed dead load of 1.0kN/m2 and an imposed load of 3.5kN/m2.

In addition to the office passenger and goods lifts, the office floors are served by 3 fire lifts one of which provides inter floor access to service staff.
2.6 AcousticsThe Shard is designed to achieve N38 (Noise Rating) from base building services installations and an externally generated office noise break-in level of no more than 45 dB LAeq, 8hr in an open plan Cat A configuration. Winter Gardens (with external openings closed)

2.7 Building FinishesThe facades of both The Shard and The Place share a DNA which underpins the distinctive architecture of the London Bridge Quarter. Both buildings use full height, extra clear triple glazed facades to ensure that the maximum daylight passes into the depths of the office space while minimising solar gain.
Both buildings utilise fractures at the junctions between facades. These fractures accentuate the plane of each facade which reflect the distinctive geometry of each site. The fractures allow ventilation equipment to be incorporated without spoiling the integrity of the architecture.
i. FacadesThe typical facade consists of a highly efficient, naturally ventilated double skin. The inner skin consists of an openable double glazed unit which provides access to the cavity for cleaning. The outer skin forms a rain screen with a horizontal ventilation slot between panels. A motorised fabric roller blind is incorporated within the cavity between the skins. When deployed, the blind reduces the effect of solar gain and substantially reduces the cooling load on the building while retaining the views of the city. The blinds are designed to be controlled automatically by the Building Management System.
A signature aspect of The Shard design is its extensive use of low iron glass. Careful attention has been paid to the specification of the glass so as to avoid any possible distortion. This glazing includes a maximum of 0.02% iron content which traditionally gives glass its green tint. The glass is also coated with a high performance coating to improve thermal performance.
All panes of glass used in the facades are laminated, thus avoiding the problems associated with toughened glass.
The wing-walls, at the edge of the main glass shards cantilever dramatically beyond the glazed outer skin and are supported by thermally broken steel beams connected to each floor slab.
All aluminium framing consists of thermally broken sections. Mullions are polyester powder coated and are castellated to provide a transparent appearance.
The planes of the facades extend upwards to form the spire the steel and glass structure at the top of the building which houses the building maintenance equipment.
At the foot of The Shard, as they project over the street or the station concourse, there is a steel and glass canopy which protects the pedestrian environment from downdrafts from the tower.
The facades to the lower levels, the office reception, lobby and adjacent retail uses the signature low iron glass as elsewhere, with smaller aluminium profiles, reinforced by structural steel fins.
The lower level brick facades are constructed using handmade English bricks.
ii. Office ReceptionThe Shard office reception opens onto a new public space a grand piazza providing immediate pedestrian access to the London Bridge transport interchange.

Three revolving entrance doors, 2m in diameter, open onto a generously proportioned 6.25m high reception space. The reception is light and surrounded by clear, full height glazing panels each fitted with the same low iron glass as is used in the facades generally.
Behind the office reception desk, the core walls are dressed in large format panels of hand hewn and ribbed Calacatta Apuano marble from Carrara selected for its warm tones and subtle quality.
The marble panels are 80mm thick and illuminated from above to emphasise the grain and texture of the hewn finish.
The reception floor is laid to a linear pattern in flamed Kuppan granite, to match the colour and veining used in the exterior paving. The floor design accommodates walk off mats at the entrance doors.
The bespoke reception desk is designed to accommodate up to four receptionists and is constructed in Carrara marble to match the walls. The reception desk and the seating opposite is detailed using hand tooled and stitched leather. Trees in bespoke planters are provided to the western edge of the lobby.
The lobby has been designed as a one way system with access to the upper lift lobby via 1m wide escalators. A stair is provided in case of mechanical failure.
iii. Lift LobbiesThe lift lobbies are accessed via three security turnstiles to both entry and exit in stainless steel.
The lobby wall finishes are of polished Venetian plaster.
The lift lobby floors will be flame finished Kuppan granite to match the reception.
The ceilings include concealed light fittings, sprinklers, speakers and air diffusers.
Lift car entrance architraves, doors, frames and lift hall call (destination dispatch) pedestals are finished in stainless steel.
iv. Lift CarsThe walls of the office passenger lifts are of etched and back painted glass with integral public information screens. The rear wall incorporates a full height mirror with hand stitched leather hand rail. The floor is laid flamed Kuppan Green granite to match the lift lobby floor. The ceiling comprises LED back lit glass.
Each lift car has ceiling height of 2550mm with a clear door opening width of 1200mm. Architraves and doors are of bead blasted stainless steel.
All lifts are designed for disabled use.
v. Office Areas (Shell and Floor)Office floors that are offered to shell and floor standard and shall comprise a fully fitted, medium grade, access floor laid over the sealed concrete structural floor.
Walls are generally of exposed concrete or blockwork to accept fit-out finishes. Certain ducts adjacent to the core are enclosed in fire rated plasterboard with fire rated doors to maintain the fire integrity of the building. Other ducts are sealed at floor level.
The structural soffit is exposed profiled metal decking and structural floor beams with penetrations to accommodate the tenants MEP services installation.
All columns located on the perimeter of the floorplates, adjacent to the facades are clad in fire rated plasterboard.
All services are capped off adjacent to the core to take a future tenant fit-out.
vi. Office Areas (Cat A Finishes)The Shard offers specific floors fully fitted out to Cat A standard. The Cat A design has been developed by Pringle Richards Sharratt Architects in collaboration with Renzo Piano.
Renzo Pianos design for The Shard offers a unique opportunity to set out office floors efficiently while adding a degree of design that imbues the interior spaces with a sense of individuality and design quality.
The facetted form of The Shard naturally generates a series of individual zones gathered around the central core. These comfortable spaces are human in scale and allow the interior landscape to reflect the spectacular vistas that surround all parts of the office floors.
The Cat A office floors are fitted out with medium grade access floors throughout.
All free standing structural columns are clad using full height circular profile GRG casings.
The ceiling bulkheads adjacent to the facades are constructed of plasterboard and provide a margin to the ceilings. The ceiling grid responds to the 1.5m/3m planning grid and is arranged orthogonally to the external facades.

Light fittings are set out at 3m centres intechnical strips which coordinate such fixtures as sprinkler heads and smoke detectors. Panels between the technical strips are set out using fully accessible metal ceiling tiles with 20% perforations backed by acoustic pads.
The irregularity of the core/ceiling interface is taken up using a flat panelled metal furring ceiling incorporating individual circular down lighters.
vii. Winter GardensA special feature of the offices at The Shard is the three winter gardens that are provided on every office floor.
These spaces are separated from the adjacent office floors by a full height clear glass partition with full height sliding glass door. The winter garden space incorporates opening ventilation panels to the external facade. These opening lights are connected to the buildings automatic environmental management system which ensures environmental comfort standards are maintained and offer the opportunity for occupants to enjoy a tempered office environment with the added benefit of natural ventilation within office floors.
Where floors are provided fitted-out to Cat A standard, the winter gardens will include translucent fabric panelled ceilings with exposed structural steel members, timber floors and iGuzzini light fittings.
viii. Office ToiletsThe Shard toilet facilities are designed by Renzo Piano to the highest standards and include bespoke fittings designed for this project by the architect.
The walls are panels of back painted glass. The floors consist of large format ceramic tiles with ceramic skirting. Ceilings are jointless painted plasterboard coordinated with integral light fittings, air and extract diffusers etc.
Cubicles are fitted with oak veneer partition walls and doors with full height back painted glass panels to the rear walls.
Lighting comprises energy efficient LED fittings and the wash hand basins are fitted with automatic shut off, temperature controlled mixer taps.
An illuminated mirror is fitted above each wash hand basin with integral soap and towel dispenser.
There is provision for hand dryers and shaving outlets.
2.8 Power SupplyThe Shard is supplied by two dedicated and mechanically separated 20kV high voltage radial feeders direct from Bankside Primary 132/20kV substation.
Both supplies enter the building into a dedicated UKPNL high voltage switch room located at basement B2.
Each high voltage supply is rated to provide 50% of the buildings power requirement simultaneously.
Should one supply be compromised, the other is capable of supplying 100% of the buildings power requirements.
Metering is provided by UKPNL at their incoming switch room.

i. Emergency Generation and Standby Power ProvisionsThe stand-by power system comprises of two 2000kVA diesel powered generators with 24 hour fuel oil storage capacity, exhaust silencers, flues, ventilation air intake and exhaust system complete with attenuation, LV cable connections, transformer and low voltage distribution via automatic transfer switches and local cabling.
These generators are capable of producing a combined provision of 3520kW of backup power. A total of approximately 2500kW of this provision is available to office tenants on a first come first served basis.
2.9 Electrical Servicesi. Shell and CoreThe landlord electrical system consists of 20kV switchgear and cast resin type transformers, along with connections between high voltage switchgear and the landlords transformer and low voltage switchboard (substations). The transformers are fitted with load monitoring and over temperature devices within the windings to warn of an overload condition and disconnect a faulty transformer. Under fault conditions the transfer of load to the standby transformer shall be fully automatic via motorised and interlocked air circuit breakers controlling the associated LV switchboard.
Low Voltage Distribution: Landlords lighting and small power requirements are fed via low voltage distribution boards located within electrical riser closets on every third floor (serving upwards).
The LV distribution shall include MCCB panelboards, fed via rising busbars, to serve lighting and power busbar distribution systems within each of the tenant on floor riser cupboards with MCB distribution boards to serve final circuits.
Meters shall be provided by the tenant and shall be digital and suitable for connection to the BMS for connection to the BMS for pulsed output data collection to facilitate sub-billing of the tenant services in accordance with the fit-out guide.
Lighting:The lighting installation is designed in accordance with the latest CIBSE Code of Interior Lighting 2004 and, where applicable, Lighting Guide 3 & 7 Visual Environment for Display Screen Use 1996 with amendments.
Luminaires shall incorporate energy efficient lamp sources with all fluorescent luminaires provided with high frequency control gear. A range of lamp colour temperatures shall be considered to suit operational requirements and aesthetic
constraints to ensure that the colour rendering is uniform throughout the office parts.
The provision of the general office lighting shall form part of the tenant fit-out or Cat A works.
An open protocol integrated lighting management and control system is provided to manage and monitor the lighting installed throughout the building. The system fully controls and/or monitors the lighting installed in all landlord areas of the building including areas fitted out by the landlord but operated by others.
The system incorporates interfaces from which tenants can either extend the landlords system into their own demised area or have their own system monitored from the central control.
Small Power:Small power is to be provided by the tenant. (See the Cat A specification).
Lightning Protection Services:The building superstructure and foundations provide earthing for the main building. A lightning protection system is installed on the roof area that meets the requirements of BS EN 62305:2006 and which is interconnected with the earthing system by means of connections through the building steel columns. All roof installed equipment is connected into the roof lightning protection system.
Fire Detection and Alarm System:The fire detection, alarm and communications system is an addressable, phased evacuation system meeting the latest applicable British Standards and District Surveyors requirements. The system is located in the fire command centre on level B2.
An automatic fire detection and alarm system, integrating tenants systems, is provided to L1 as described in BS5839: Part 1: 2002. The fire warning system incorporates a voice alarm with public address facility, operated from the fire control centre.
Smoke detectors are provided on all office floors along with voice evacuation speakers. There is one fire alarm loop per floor.
The voice alarm has a zoning facility to allow messages to be directed to particular parts of the building, in support of the phased evacuation strategy.
A series of wet and dry risers are installed in the building for firefighting use.

Automatic Controls and BMS:The Automatic Control and Building Management System is a microprocessor based system.
Intelligent outstation panels are distributed through the building generally, in plant rooms and service riser points. All interfaces with the Life Safety System are provided.
Modems can be added to the system to allow remote connection, or for supervision in the case of alarm detection.
Security:Security systems are monitored from a dedicated control centre located in the building basement. The main features of this security system are as follows:
A CCTV system monitoring selected external areas, all entry/exit points, loading bay, car park entrances, escape stairs and lift cars.
A door monitoring system to cover doors exiting the building.
Conduit from exit doors stubbed above ceiling for potential monitoring by tenant.
An intercom is provided between the loading dock front entrance, loading dock office and the security room as part of the FCC works.
Systems are configured so the head end equipment can be located in the security room.
Empty conduits are provided to the reception desk to accommodate additional tenant requirements.
Hearing Induction Loops:Under the DDA there is a requirement to provide facilities for people with impaired hearing. Induction hearing loops are installed in the following areas;
Entrance reception area Fixed installation within reception desk/screen.
Loading Bay/FM office Fixed installation within the desk.
Disabled WC Alarms:The fire escape disabled refuges and firefighting lobbies, shall be provided with dedicated fire intercom units to facilitate emergency voice communication with the designated Fire Control Centre. The fire intercom units will comply with BS 5839 Part 9, 2003.
ii. Cat A OfficesCat A electrical services have been designed on the basis
of a tenant electrical load allowance of: small power 25W/m2; lighting 15W/m2.
On-floor electrical distribution is supplied from the tenant three phase distribution boards located in the north and south riser cupboards. These distribution boards are metered and fed from rising bus bars.
Lighting and high level ancillary power are fed from one board and a modular approach is used to feed sub distribution outlets within the ceiling void and lighting control modules. Spare power outlets are provided at each distribution module.
Low level power distribution is fed from the remaining distribution board using a power track distribution system at 4.8m centres. A mixture of floor box outlets and grommet outlets are used for distribution. Separate cleaners outlets are provided.
A mixture of DALI dimmable LG7 linear lighting modules with fluorescent lamps and downlights with either compact fluorescent tubes or LED lamps is utilised. The downlights are used for transient areas and for perimeter lighting enhancement. Emergency lighting is provided to meet building control requirements and EN Standards.
The lighting control system installed allows for control of individual fittings, occupancy detection and day lighting control which can be enhanced as required.
The lighting control can be monitored at a head end on a specific tenants floor.
A floor zone fire alarm and detection panel is used to pick up all of the points. The panel interfaces with the base fire alarm system. The tenant control panel is to be located at a manned position to respond quickly to activations.
Voice alert speakers are used. These are mounted above the ceiling at a regular grid.
Voice messages are bespoke to floor use class in accordance with the fire strategy for the building.
2.10 Mechanical Servicesi. Shell and Core Water Supply:Two incoming mains water supplies are provided from the mains located in St Thomas Street. Metering is provided for the domestic service.
The superior fire main will supply water for sprinkler and wet riser systems.

Dedicated storage tanks are located in the basement. Inlets are located externally for use of the London Fire Brigade.
Gas:One gas supply is provided. Metering is provided by the Utility Company at their incoming supply.
Drainage and Water Services:The building wastewater and drainage installation is divided into two systems, foul sewer and surface water with a combined outfall to the sewer.
The surface water system is a complete gravity type system with pumping of plant room drainage. Sanitary drainage from all toilet areas above ground level is drained by a gravity system.
Condensate is fed to the drainage system by dedicated points on the floor.
Surface water and vertical foul/waste pipework is cast iron. Major mechanical rooms have floor drains and a drainage facility is provided for sprinkler valves and flow switches.
Water saving appliances are specified throughout.
The cold water distribution system supplies water throughout the building. Storage is located in the basement. The system is pressure boosted and of potable quality. Domestic hot water is provided from central HWS storage systems, with pumped secondary return, all pre-mixed to a fixed temperature.
Grease traps, where required by the tenant, are to be supplied by the tenant subject to the local authorities and Landlord approval.
Water Treatment:Central water treatment (including softeners located in the basement) shall be provided to the base building mechanical services pipework, to control corrosion, bacteria, algae, scale, pseudomonas, legionella and sludge. The services are specified to CIBSE codes.
Thermal Insulation:Thermal insulation of all shell and core works water piping and ductwork is provided as required. Chilled water and horizontal rain water pipe work in return air ceiling voids is insulated and is provided with a vapour barrier.
Services piping (small bore) exposed to atmosphere is generally electrically trace heated and insulated.

Boilers:Heating is provided by four natural gas fired boilers, equipped with modulating low NOX forced draught burners. Main boiler is designed to N+1 (duty and standby).Boilers, associated pumps and pressurisation units are located at level B2. Separate flues discharge above the backpack roof at level 17.
LTHW Systems:Low Temperature Hot Water (LTHW) is derived from 4 in No boilers located in the basement at level B2 in conjunction with the CHP plant.
LTHW distribution pumps have variable speed drives to provide maximum energy efficiency.
LTHW distribution is pumped on an N+1, variable flow control basis.
Valved branches are provided at each floor level within each zone for extension onto the office floors as part of the Cat A fit-out.
CHP Plant:A packaged combined heat and power (CHP) unit is provided at level B2.
The heating circuit shall be variable flow with two port control valves.
Cooling Plant:The Shard is equipped with primary multiple electrically driven, variable speed and centrifugal cooled chillers with their associated chilled water pumps and condenser water pumps located at level B3.

The plant runs in conjunction with sequence control to maximise efficiency of the CHW plant and cycle the plant for the prevailing load conditions. Thereby saving energy.
Heat Rejection:Heat rejection is provided by open circuit cooling towers, complete with make-up water treatment equipment, which are located on the Backpack roof at level 17.
All chillers and pumps have variable speed drives to provide maximum energy efficiency.
Chilled water (CHW) distribution is pumped on an N+1, variable flow control basis.
Space is allocated at roof level on the backpack for additional tenant cooling plant.
Office Air Conditioning:Conditioned fresh air is provided to each office floor from two central air handling units located at level 0. A further air handling unit is located at level 17 and provides additional fresh air from the backpack core to office levels 4 to 16.
Heat recovery from the office exhaust air will be by thermal wheel on the air handling units, located at level 0, and by run around coil on the air handling unit located at level 17.
Supply branches to each office floor have a variable air volume box and sound attenuator before capping off for continuation with the tenant ductwork system. Each extract branch is provided with a variable air volume box, sound attenuator and open bellmouth. Tenants have the option to remove the bellmouth and connect their own ductwork so long as the ceiling remains open for smoke extract.
Further primary sound attenuation is provided within the ductwork distribution system to maintain the specified noise levels within the occupied spaces.
Smoke isolation dampers are provided to each office floor to allow the air supply to be shut off to individual floors in line with the building fire strategy.
Extract dampers are controlled by the base build fire system to allow extract ductwork to be utilised for smoke extraction.
Ventilation and Air Conditioning:Primary fresh air handling units serve the office floors; with the fresh air supply plant situated in plant space.
Each air handling unit consists of double skin insulated sections incorporating filters, cooling coils, heater batteries, heat recovery devices and supply/extract fans. Space for any additional humidifiers and tenant air plant can be
accommodated on each floor adjacent to the toilet core should this addition be required for high occupancy areas, kitchens, etc.
Toilet ventilation is provided by central toilet extract duty and stand-by fans, ducted to the individual toilet locations and sized to provide 10 air changes/hr. Supply make-up air is provided from the adjacent office areas via ceiling transfer ductwork.
The office reception at level 02 is heated and cooled by means of dedicated air handling plant with perimeter heating below full height glazing.
Lift lobbies are provided with fan coil units located in the ceiling void with chilled water connections provided as part of the shell and core fit-out works.
Fire Suppression Systems:Sprinkler and wet riser fire suppression systems are provided to meet the requirements of the fire strategy.
All areas of the building are protected by a sprinkler system with the exception of the toilet areas, electrical switchgear rooms, transformer rooms and telecommunication rooms. The electrical switchgear rooms, transformer rooms and telecommunication rooms are fire rated and provided with a gaseous suppression system along with smoke and heat detectors.
The complete sprinkler installation shall comply with Class 3 (life safety). Concealed sprinkler heads will be provided in front of house areas.
A wet and dry riser system is provided throughout the building including outlet valves on each floor level and Fire Brigade inlets on the outside of the building.
Packaged firefighting pumps, tanks and controls shall be installed at basement level.
Mechanical Life Safety Ventilation Systems:As part of the building life safety systems, smoke ventilation systems are provided to basement areas. These systems provide air changes during a fire situation.
On office floors, voice evacuation speakers to enable emergency announcements to be audible are provided in:
Toilets.
Disabled persons toilets.
Passenger lift lobbies.
Voice annunciation is based upon use class and follows the recommendations of the fire strategy and evacuation procedures agreed with building control.

On office floors smoke detectors are located in:

The office levels are served by a mechanical Section 20 smoke extract system sized to achieve an extract rate of six air changes per hour. Active openings in the facade provide a route to outside to relieve pressure in the office spaces and to provide Section 20 make-up air.
The office floors are served by two firefighting stairs. Levels 04 to 16 are provided with a third firefighting stair located within the backpack core. As part of the smoke control system the firefighting stairs will be pressurised in line with BS EN 12106:2006.
All of the systems above operate automatically upon activation of the building fire alarm system.
Plumbing Services:The plumbing system consists of mains water supply service, storage tanks, booster set, piping distribution, pneumatic tank, pumps and wastewater drainage pipe work.
Water storage allocation is based on 20 litres per day per person for cold water, based on a population density of one person per 12m plus additional capacity for 24 hour operation of the cooling towers.
Cold boosted/drinking water, drainage piping and ventilation piping are provided to each floor for extension by tenants.
Hot water is provided to each washbasin within the toilets at each level from local unvented water heaters served by the LTHW supply.
Thermostatic mixers are provided on the hot supplies to basins in order to deliver a blended hot water supply obviating the need to mix water within the basins to give a usable temperature.
Commissioning:All MEP engineering services shall be commissioned in line with the recommendations laid out in CIBSE and BSRIA application guides.

The office air conditioning system is based on using 4-pipe fan coil units for perimeter zones and 2-pipe fan coil units for internal zones located in the ceiling void, ducted to ceiling mounted diffusers. Fan coil units utilise EC motor drives.
Perimeter control zones are generally 3m x 4.5m deep. Due to the building facade arrangement there are a few areas where the control zones are larger. Internal control zones cover approximately 60m2.
The winter gardens have both fan coil unit cooling and heating and the ability to provide natural ventilation and environmental control should external conditions allow via opening facade vent. When the vents are closed and mechanical cooling and heating is utilised. There is an interface to see that facade vents are not used when external conditions are not favourable (high wind speeds, low external temperatures), when the BMU is in operation, when and fire alert is in operation and during out of hours periods.
Cooling and heating is derived from the landlord central system via on floor primary/ secondary heat exchangers and variable flow secondary pumps. The pumps are configured as a twin head run and standby unit and the system comprises pressurisation unit, water treatment dosing and quick fill.
Heat meters for energy monitoring are to be provided on the primary side of the on floor installation. If sub division is

anticipated, additional heat meters can be installed. These heat meters are to be installed to the landlords BMS system for monitoring of energy used.
The air conditioning relies upon the use of the automatic solar control blind system which is controlled by the landlords system based upon solar irradiation on each facade.
Ventilation is based on a fresh air supply of 12l/s/person based upon a 1:12m2 occupancy densities. Fresh air is delivered via the fan coil units. Fresh air is supplied at room condition (20 to 24C).
Extract is via bell mouth stub ducts located at the cores. The ceiling void is used for return air distribution. Return air transfers to the ceiling void via return air slots at each ceiling tile edge. Return path in the ceiling void must be maintained as this provides the smoke clearance extract.
The extract is part of the smoke clearance requirements for the floor and work in conjunction with facade mounted make up vents which need to be maintained with open paths to the general floor.
Condensate drainage is provided via a mixture of gravity drainage and twin pump staged condensate pump sets mounted at high level.
Drainage for public health services will be via a mixture of gravity and pumped systems, depending upon locations of additional drainage required.
Water meters are to be provided during a Cat B fit-out and to be linked to the BMS via future provisions, A DDC based controls system is utilised for the air conditioning system and other controls function. The system is based around a BACnet open protocol system. On floor area controllers are installed and north, south, east and west networks are used connecting the zone fan coil units. The BMS system can be used to adjust individual parameters for each of the fan coil units via a head end.
On floor graphics are to be provided to the landlords head end where the BMS is controlling these areas. Where an independent BMS is fitted for the floor as Cat B then outputs of internal temperature, CHW required, AHU required, energy and electrical meters are to be provided to the landlords system.
i. Telecommunications and Information TechnologyThe Shard provides two diversely located incoming communications frame rooms for use by telecommunications providers. These rooms are arranged with multiple entry ducts. Cable trays interconnect the two rooms with the shared tenant rising containment. Telecommunications (including mobile telephone booster networks) are to be provided by the tenant. (See the Cat A specification).

3. Space Planning Options
The office floors at The Shard are designed for a workplace density of 1 person per 12m2.
Toilet provisions are compliant with BCO 2009 and are made on a separate sex basis with a split of 60/60 male to female.
Disability Discrimination Act compliant toilets are provided on all floors on a unisex basis.
This document shows space planning layouts applicable to a variety of uses including: open plan; cellar (60% perimeter cellular): UK legal and US legal.

4. Specification (The Estate)
The public realm at London Bridge Quarter has been completely transformed not only by the construction of The Shard and The Place, but also by the construction of the new station concourse, the bus station and by the creation of two entirely new public spaces the station forecourt and the piazza.
4.1 Finishes (Office Entrance)The Shard office reception is approached directly from the new London Bridge Station concourse. This new and important public space is laid using a linear pattern of granite pavers and with matching granite kerbs. The adjacent roads are laid in asphalt.
Planting and street furniture is the subject of ongoing discussions with the Network Rail and the Rail Operating Companies.
4.2 Finishes (St Thomas Street)As well as changing the public realm at the concourse level, the London Bridge Quarter programme will completely transform the environment on St Thomas Street below.These improvements are provided under Sellars S106 commitments and involve the removal of the old footbridge over St Thomas Street, the substantial pedestrianisation of the north part of Great Maze Pond and of Joiner Street providing a pedestrian friendly environment and route to Guys Hospital to the south.
The footbridge will be replaced with two new escalators which will link the concourse to street level below. A passenger lift will be provided for MIP use.
The pavements along St Thomas Street are to be widened leaving a narrower and raised carriageway. Pedestrians crossing St Thomas Street will use a new signalised pedestrian crossing which will replace the bridge.
The pavements will be laid in new pavers and granite kerbs. The carriageways will be asphalt.
Trees will be planted in St Thomas Street and in Great Maze Pond.
Signage will be rationalised and will conform to the Legible London scheme which is championed by TfL.
4.3. External Security and LightingSecurity arrangements in London Bridge Quarter will be assisted by the installation of a new and comprehensive surveillance system covering the area of the estate.Street lighting will be completely renewed using fittings by Woodhouse Geo and iGuzzini.

5. Transport Connections
5.1 International LinksLondon Bridge enjoys direct rail links to London Gatwick International Airport (30 mins), Luton Airport (55 mins) and St Pancras International Terminal (17 mins). London City Airport is (25 mins) and London Heathrow Airport is (59 mins) by underground.
5.2 Mainline RailwayThe mainline station at London Bridge is served by three train operating companies who together handle 54 million passenger journeys per year.
Commuters can access London Bridge directly from the whole of Kent, East Surrey, Sussex, and the south coast of Hampshire to Portsmouth. To the north, once the Thameslink expansion programme is completed (2018) commuters will be able to travel all the way to Cambridge and Kings Lynn.
The London Bridge Quarter development will deliver a new station concourse serving the nine terminal tracks at London Bridge. This will be completed by July 2012.
Following the Olympics, Network Rails Thameslink programme is set to undertake complete redevelopment of the remainder of the station which will triple its capacity by 2018.
5.3 UndergroundLondon Bridge underground station serves the Northern line and the Jubilee Line. The Jubilee Line is Londons newest underground line and connects London Bridge with the West End (10 mins) and Canary Wharf (7 mins).
The Jubilee Line is the only line that intersects with every other underground line in London. This means that every underground station on the London Underground network is, at the most, a single connection away from London Bridge.
5.4 BusesLondon Bridge bus station will be completely redeveloped as part of the London Bridge Quarter project by July 2012. The capacity of the station will increase and it will continue to serve six of Londons busiest bus routes by day and three by night.
Close to London Bridge bus station there are a further eight day and five night services within 2-3 minutes walk.
5.5 BicyclesThe Shard and The Place provide a combined total of over 400 bicycle parking spaces complete with state of the art changing and drying facilities.
Within three minutes walk of London Bridge Quarter Transport for Londons London Bridge Cycle Park offers a further 400 spaces also with changing facilities.
The Barclays Cycle Hire system provides access to a further 250 cycles parked within 5 minutes walk of the development.
There are two well equipped specialist cycle shops within three minutes walk of the development.
Cycle parking is provided at London Bridge station for train users.
5.6 TaxisTaxi drop offs are provided at both The Shard and The Place office entrances.
Taxi pick ups are readily available from the front of the station and an additional rank can be found on Tooley Street.
Taxis will service The Shard hotel entrance on St Thomas Street and discussions are ongoing regarding establishing a sub rank on St Thomas Street to serve The Shard at the lower level.
