Establishing an Accurate Price
Getting the best possible price for your home and selling it sooner rather than later is no
doubt the result you want. However, no matter which selling strategy you use (Auction or
Private Treaty) you will need to discuss both your pricing strategy (marketing with, or
without a price) and your price expectations. These decisions will be based upon your
individual circumstances, the property market and your timeframe. The price should be
based on the market rather than your needs.
In a changing market climate, establishing an accurate price for your home is crucial to
your sale outcome. Our aim is to determine accurate value of local homes and this is a
result of our extensive market knowledge, experience, understanding of current buying
trends and above all, being upfront and honest.
Choosing an agent that will only tell you the highest price, over an agent with the right sale
process, is a false economy. Getting the right price from day one is imperative.
We will give you a figure you can rely on. This combined with your selling strategy will give
you every opportunity to achieve a premium price.

Methodof Sale

We pride ourselves on achieving the best possible price for our clients and this starts with
setting a sale strategy that will create competition amongst interested buyers. When two,
three or even more people want to buy the same property - they compete for it. This
competition will result in us achieving a premium price for you. We will recommend the
most suitable sale method and strategy, we believe, will achieve the highest price for your
home in the current market.
There are three main methods of selling your home.
1. Auction
A property is advertised for 4 to 5 weeks, usually with a price guide and the Auction (either
onsite or in rooms) is held on the last week. The auction process is designed to create
multiple buyer interest to achieve competition on auction day. A sale under the hammer is
final and an unconditional sale is achieved.
2. Private treaty
Generally a property is advertised for sale with a price or a price guide. There is no
determined end date and a sale is negotiated privately between parties. A sale can be
achieved conditionally (5 day cooling off period) or unconditionally (waiving the right to
have a cooling off period).
3. Expressions of Interest
Similar to an auction program, as this method features a closing date, competition to
secure the property is finalised by closed negotiation on a sale contract. This strategy is
successful with properties that benefit from private negotiation rather than a public
auction.
