As an industry, we face a multitude of

changes on a daily basis – regulatory,

investor, technology and even borrower

changes. This year’s conference focuses

on the evolution of the mortgage industry

and today’s market. We hope that what

you learn here, will help set the course for

implementing new efficiencies and fresh

We kick the conference off with Bill

Emerson, Chair of the National Mortgage

Bankers Association (MBA). Bill will talk

about what’s going on at the national level

PRESIDENT’S MESSAGE

The New Hampshire Mortgage Banker and Brokers Association (MBBA-NH) is pleased to continue our relationship with the New England MBA members, sponsors, exhibitors, committee members and affiliates for this

year’s New England Mortgage Bankers Conference (NEMBC). It has been almost a year since changes in disclosing loan terms

were mandated by the Consumer Financial Protection Bureau necessitating us to adapt to change by being: collaborative, creative problem solvers and communicating on a daily basis. The good news is we are all still doing business in a thriving real estate market. Looking forward; providing educational opportunities to our

members and other New England MBA’s will continue to be top priority. MBBA-NH will continue to keep our members up to date on industry changes, provide legislative updates, and professional

growth opportunities by promoting the Certified Mortgage Professional designation (CMP-NH.org) within our membership, other New England MBA’s and professional referral sources. On the political side staying involved with our State, and Federal regulators and legislative representatives to ensure we are on top of any proposed bill/rule or law change. Being an election year it will be necessary to raise political action funds to support the spheres of influence who advocate for our industry. Our mantra will be “taking action to make a difference”. In order

for our associations to remain strong, vibrant and a resource to our members, we need to draw on the talents, knowledge and expertise of ALL of our members. To succeed, it is vital that each member consider taking a more active role in their Association. Please reflect and decide what you can do to make your

professional organization even better.

As I reflect on more than 20 years in the mortgage industry, it’s quite amazing what we have survived, a testimonial to the resilience, drive and energy of all participants. Despite seemingly endless new

regulation, economic uncertainty, and global threats, we march forward in the cause of providing the dream of homeownership to millions of Americans. I was recently privileged to participate, as the closing agent, in

a transaction with a first time homebuyer, a 40 something, single woman, purchasing a duplex she’d been renting for approximately three years. With the passive income generated by the other unit, she will, going forward, be able to live there almost free. It was a hard loan to process. Closing was delayed a couple of weeks and the seller almost walked. But a capable and experienced loan

officer gently kept everyone moving forward. After the closing, the loan officer and buyer embraced as tears began to course down her smiling face. This was a dream, a few months earlier; she thought would never come true. It’s good to have these reminders, from time to time, why we do what we do. We are indeed engaged in a noble cause.To that end and given an ever changing lending environment,

we have a constant need to be students of our craft. NEMBC is here for that purpose, year after year, providing the cutting edge information we need to navigate in tumultuous times. Thank you to the NEMBC committee for putting together another great show; to the Exhibitors for their participation, dedication and support; and to all of you for your diligence in striving to bring the dream of homeownership to millions of Americans. I hope you enjoy the show!

On behalf of the Connecticut Mortgage Banker Association, it is my pleasure to welcome you to the 2016 New England Mortgage Bankers Conference (NEMBC) in beautiful and historic Newport, RI. NEMBC is the region’s premiere event for

the mortgage industry and I urge you to take advantage of the exciting educational and networking opportunities available over the next three days.Change is a very popular concept in our society right now.

From “Brexit” to the just-underway US election season, voters are making it known that they are looking for new leaders, new ideas and they are rejecting “business as usual”. As a result, we must be prepared for the possibility of significant changes to the regulatory landscape in 2017 and beyond. It is critically important that we all remain informed about the best-practices and innovative ideas that can be applied to help navigate the demands of our industry. To this end, NEMBC has a compelling schedule of break-out meetings lined up for attendees; Fannie Mae, Freddie

Mac and FHLB Boston training sessions, an appraisal program, sessions dedicated to compliance, technology and sales and a program designed especially for Realtors and MLOs. The economic update will be presented during the closing session on Friday morning. The networking and social events at NEMBC are also not to

be missed. I’ve made many lasting and valuable professional connections and friendships from attending this conference for many years. If you are a golfer, make time for the NEMBC Golf Tournament on Wednesday at the fantastic Newport Country Club. The welcome reception on Wednesday evening at the Rosecliff mansion is an event to remember. Be sure to take the time to explore all of Newport with your friends and colleagues. Between the restaurants, the shopping and the history, there is so much to do and see. Thank you to the event committee who worked long and hard

to produce this conference. Thanks also go to our sponsors for supporting this wonderful event. I hope everyone enjoys the show and comes away better equipped for Sailing the Seas of Change.

Welcome to Newport, Rhode Island, and the 2016 New England Mortgage Bankers Conference! The 2016 year came about with uncertainty. What would the housing market do? Would it take off? Would our business partners selling real estate exhibit big gains

or would the market plateau? Our borrowers were fortunate to see another year of historically low interest rates while finding homes at consumer-friendly prices. The refinance market is still in full swing with homeowners seeing more equity in their homes allowing for the chance to refinance. Yes, we are all fortunate to be busy!For those with more lending experience, we remember the days

with more lenient regulations and the ability to process more loans with less time. Although more regulation has become burdensome, the gains in technology have assisted in the changes our industry faces. The ability to encrypt email, electronically sign documents, and the use of online application portals have proven to be effective in streamlining the home loan process. CNBC wrote an article that interested me. To take a direct quote from the article: “There are 87 million would-be homebuyers in the millennial generation and 91% of them say they intend to own a home one day.” These constituents are using realtor.com, Zillow, and Trulia as part of their home buying process. They

don’t use a pen to sign and they are not always interested in meeting in person. The changes our industry sees in technology gains always interests me, and I am excited to see what new technologies will be available to us in the future.The next generation of loan originators has been a topic of

discussion for me over the last few years. Barbara Hanson of the Mortgage Bankers Association said, “The average age of a mortgage originator is 54 years old and that it is big problem for the future of the profession.” This was one of the major consequences we saw as a result of the financial crisis on the mortgage industry. It is up to mortgage industry leaders, such as us, to recruit and train a new generation of originators that will adopt new technologies and focus on creating excellent customer experiences.In closing, I want to express my thanks and gratitude to all my

Rhode Island Mortgage Bankers Association colleagues and the New England area Mortgage Banker Associations. It has been an honor to be a part of the NEMBC Planning Committee who has the vision to identify our industry-related needs and host such a well-organized event. Having built a 16-year career in the mortgage industry, I am always reminded about how fortunate I am to be able to provide the “American Dream” of home ownership to countless, thankful people--a notion we should all be proud of!
