Lot 252 Bjørn Wimblad was a well-known and respected Danishborn designer in silver, ceramics, textiles and graphics. His work has been shown widely in Europe, in The UnitedStates of America in 1954 and in Japan, Australia andCanada in 1968. Wimblad illustrated works by his fellowDane Hans Christian Anderson. He was also an importantdesigner for the Rosenthal porcelain company. Museums across the world hold Wimblad’s work in theircollections, including; The Victoria and Albert MuseumLondon, The Museum of Modern Art New York and TheStockholm National Museum.

The whistle was used tocommunicate commands to other soldiersduring the noise of battle. There weredifferent calls for different commands, in thesame way some regiments used differentbugle calls.This fine example struck in silver by a famousLondon silversmith was probably commis-sioned as a gift for a high ranking officer.

Cooper Brouard’s record breaking auction last summer typifi es the benefi t of selling property by public auction. Local Market ‘Noirmont Villa’ near Beaucette Marina was sold for £1,210,000.

So, why are not more properties auctioned in Guernsey?

We all know what auctions are, and yet some people are uncertain of their implication and consequence when property, or Real Estate, is being offered for sale.

An auction is a binding agreement for the sale and purchase of something on the fall of the gavel and, importantly, with no subsequent negotiation or amendment of the terms of the contract. This is a fundamental and essential difference between selling houses or other property at auction as opposed to a sale by private treaty, where protracted negotiations can continue until conditions of sale are fi nally agreed upon.

Selling a house by auction is an option all Estate Agents should consider and, in the right circumstances, suggest to the prospective vendor, even if the idea is ultimately dismissed as unviable.

There must be a strong motivation for selling and the importance of the time frame is another factor. The property will have to appeal to a reasonable number of people who have the necessary funds at ready disposal. An auction will soon fi nish if only one person is bidding!

The question of funding is perhaps the biggest disadvantage of auctions in our housing market system. Only buyers with ready access to the 10% deposit required on the day can bid at an auction. They also need to have the remainder of the money available four weeks or so later, when the conveyance is completed. This signifi cantly narrows the range of prospective buyers. Many house hunters might like to buy a house that is being sold at auction but would need to sell a property fi rst in order to do so – and they are unlikely to do that in the hope of being the successful bidder.

Any property can be offered for sale by public auction but the specifi c and best reasons for doing so limits the type of properties or circumstances best suited for the job. The sale of Noirmont Villa was an exceptional example. Belvedere House overlooking Castle Cornet is an exceptional Open Market property, prompting the States to sell that by public auction in the summer of 2008 for £5,000,000. The auction sale of Saumarez Lodge Farm in 2007 raised £3,000,000 for the derelict buildings on 18 vergees of land in Queen’s Road.

More modest properties are, of course, suitable for auction. Cooper Brouard sold twin garages in Rouge Huis Avenue for £80,000 and a one bedroom maisonette with a parking space near Trinity Square for £136,000. Good fi elds will often go to auction as might bank repossessions but, generally, a property needs to have an individuality, signifi cance or potential to warrant a public auction. When it does, clearly auction is best.
