Select Group Real Estate Services is leading the way with a new Luxury Home Program. This is a very exciting tool to offer to your high-end clients. This program will help you grow your own business and will also create the image and

reputation that you expect.

Goals of the Program:

Directly assist with your business through the use of a dynamic Marketing Team with the particular attention of the Luxury Home Coordinator. We will be on hand to schedule your photography, set up your virtual tours, work with you on your advertising, help with your marketing collateral for a listing presentation, etc. Our goal will be to make sure

that all of these items are performed in a timely manner and to a high degree of professionalism.

Increase the luxury image of Select Group Real Estate Services brands (Coldwell Banker Select Real Estate, Century 21 Select Real Estate, Century 21 Auburn Realty, Century 21 Jeffries Lydon, and ERA Cornerstone Realty) as a whole through promoting consistent, quality marketing of our luxury properties. Agents who deal with the luxury market will see an increase in returns from their clients and every Sales Associate, whether in the luxury market or not, will benefit

from a better, more professional company image and reputation.

FINANCIAL ASSISTANCE PROGRAM

Very little up front expense for new listings – Select Group Real Estate Services will agree to prepay the costs of the marketing through a budget proposal that is accepted by both the Agent and the Broker. The only initial amount required from the Agent will be 10% of the overall budget. At the close of escrow the company advanced costs, less the 10% initial investment, will be taken off the side from the Agents split (as opposed to “off the top”). In the event the property does not sell, the company will absorb the costs however half of those costs will be recovered from the Agent’s

next qualified luxury listing.

The list price of the property must be in the top 10% of the local market. This threshold will be determined once a •year.Property needs to reflect the overall quality of a Previews or Fine Homes and Estates property.•The list price must be supported by strategic pricing analysis that will need to be approved by management.•Minimum listing periods apply.•Brokerage fee to be 6% (unless otherwise approved by Management).•Associate must have completed the Coldwell Banker Previews, Century 21 Fine Homes and Estates certification •course (NOTE: Not all agents will meet the requirements to actually become certified, but all agents can and will need to take the appropriate course) in order to understand what we are trying to accomplish with the program.The listing must be placed with the local Multiple Listing Service.•

KEY POINTS OF THE PROGRAM

Many of our luxury associates already are meeting the program standards and do not need financial assistance or the assistance of a luxury coordinator.

Several of our luxury associates do not need financial assistance, but would like the assistance of a luxury coordinator to do specific tasks like coordinating photography, creating a luxury flyer, posting the residence to LuxuryRealEstate.com, creating a Just Snooping virtual tour and completing Realtor.com enhancements. For this a budget including the

luxury coordinator’s labor will be established and the associated billed immediately for these services

Some of our luxury associates need financial assistance and the assistance of a luxury coordinator to meet company standards for luxury properties. Select Group Real Estate Services is prepared to assist these associates with an innovative financial assistance program provided the subject property qualifies as a luxury property and the associate

has completed training.

STRATEGIC LUXURY SERVICES

Professional Color Brochures – A two-sided flyer will be created and printed on high quality card stock. There is a choice of two types of flyers: Option 1 is printed through Reno Type and Contains seven photos and a QR code. The QR code can be linked to whatever the Seller and Agent feel is best for the property. Option 2 is printed through Xpressdocs. This format holds four photos and does not contain a QR code. The cost is approximately the same for either version.

Professional Photography – In1Spot photography produces beautiful still photos in the inside, outside, and views of the home. An aerial and twilight photo can also be taken if the property warrants them. In addition, the photographer will enhance the photos with the correct lighting, fires in fireplaces, as well as, making the views of lakes, mountains,

etc. stand out.

Just Listed and Just Sold Postcards Campaigns and Direct Mail Marketing to Luxury Owners – With a Just Listed postcard through Xpressdocs we can mail to property owners in the area warranted by the location of the listed property. For example, if you’re a lakefront owner we could send the postcards to other lakefront owners. The cost is approximately

$.74/postcard including postage. The total cost will depend upon how many properties are on the mailing list.

Professional JustSnooping.com HD Virtual Tour – Option 1 is made from still photos from In1Spot photography. Option 2 allows for 10-12 panoramic, 180-degree photos. Both of the tours will be set to music and will be linked to the

MLS system and thousands of websites nationwide.

Staging/Feng Shui Consultation – Part of our luxury team is a professional stager. If a Seller would like to utilize their services, they will come to the property and suggest actions which can be taken to complement each room. Our team

member has experience in creating the right atmosphere for the Buyer.

Property Profile Book – A personalized book containing photos of the property in the off seasons, copies of the BMP certificate, and information on the costs for utilities can be created for each property and left at the house for the use

during showings. If available, surveys and house plans can be included.

LuxuryHomes.com – LuxuryHomes.com is a premier online showcase of the world’s finest luxury homes and estates and an exclusive guide to the world’s most spectacular real estate. Now receiving 23 million hits per month, with over 370,000 unique visits per month. The site comes up in the first or second spot on Google and Yahoo for key search terms ‘luxuryhomes”, “luxury homes”, “luxury realtors”, “luxury brokers”, and “luxury communities”. All homes above $1 million and all condos and puds above $875 will be placed on the site however properties in the program will receive special treatment to include a full description of the property, branded virtual tour links, and additional photos. *Coldwell Banker Select Real Estate has the only Community Page in Northern Nevada. This page describes Incline Village and the link goes directly to our Coldwell Banker Select Real Estate website. Our banners are currently the only ones in Incline Village, Zephyr Cove, and Reno. They not only rotate the local spots, but are also in the rotation if

someone is looking for properties in Nevada and the entire US.

Global Internet Exposure at ColdwellBankerPreviews.com – This site showcases the elite properties that Coldwell Banker has to offer in 50 countries. All luxury properties are places on the site and are enhanced with eye-catching

headlines, fully completed property description, and additional photos.

Coldwellbanker.com and cbworks.com – Properties in the program are enhanced on these sites to include a headline, virtual tour link, and fully completed description.

Showcase Realtor.com Exposure – Each of our luxury properties on this site will include a full description, additional pictures, and virtual tours in order to make our properties stand out.

Premier Magazine – if the property has professional photo then it may be placed in the company ad in Premiere Magazine.

Luxury Homes Magazine Exposure – Luxury Homes Magazine ® is the leader in the market specific presentation of luxury homes and the luxury lifestyle. The publication is an oversized magazine featuring beautiful photography of exceptional homes in the most coveted locations. They utilize highly effective methods of targeted delivery to connect the wealthiest and most affluent buyers and sellers of luxury real estate. It is mailed directly to a private list of finely targeted individuals. CEOs, business leaders, celebrities, professional athletes, high net-worth households, affluent and influential residents are among those that receive our publication. Plus, the distribution to luxury automobile dealers, private airports, country clubs, spas/salons, exclusive hotels and premier restaurants ensure maximum exposure to a qualified audience. In addition to print distribution channels, Luxury Homes Magazine has one of the strongest digital platforms available for marketing luxury real estate, products, and services. Media Coordinator (if applicable) – many of our luxury properties have items that are noteworthy and communicating to the media can generate good publicity.

Broker’s Tour by Invitation Only – Other companies are known for putting on a lake wide tour for all Realtors ® in all of the office around Lake Tahoe. This “Open” style allows for not only Realtors ® that no not work in this market to view properties just for the fun of seeing a luxury home, but it also opens itself up to the public. This was of doing an open house gets very hard to control with so many people coming in and out. This can cause a potential security risk but it also means time could be wasted talking to Realtors ® who do not even work in this market. We want to hold an open house that is put together by invitation only, so that only the right Realtors ® who have potential clients, view the property. This tour would be in addition to the MLS tour and allows for the agents to have ample time to spend in the home. Something they don’t receive on the MLS tour as there are 15-20 other properties to see in a short amount of

time. Our luxury coordinator will send an e-vite to the top Realtors ®.

Luxury Home Coordinator – To ensure all of these items are taken care of and preformed and/or put into place we have a Luxury Home Coordinator who specializes in just this area and these projects. Our clients receive individual attention and each property will benefit from the timely manner things get up and running after listing agreements are

signed.

LUXURY PROGRAM CONTRACT

I/We __________________________________________________, hereby referred to as the Listing Associate for the residential luxury property located at ___________________________________________ agree that before the successful close of the above stated property and no later than the actual scheduled close date, I/we will pay back all of the agreed upon budgeted expenses less

any deposit already paid, by one of the chosen methods below.

Option A: _____Listing Associate agrees to pay all approved expenses to Select Real Estate at the time the budget is approved by Management and the Listing Associate. The Luxury Coordinator will then execute the agreed upon marketing plan for the subject property and the

Listing Associate shall not be obligated to pay any of the expenditures from their commission at close of escrow.

Option B: _____Listing Associate requests financial assistance in marketing the above described property under the following terms and

conditions:1. Associate must have completed the Coldwell Banker Previews training prior to financial assistance.2. Property must be approved by management as qualifying for financial assistance.3. Associate must pay 10% of the approved marketing budget to Select Real Estate at the time the marketing budget is approved by the luxury coordinator and the listing associate.4. Upon close of escrow, the remaining balance of the marketing budget shall be recovered by Select Real Estate from commissions otherwise due the listing associate.5. If the listing expires unsold and no offer to purchase is pending, or if the listing is withdrawn by the seller, the listing associate shall remain obligated to reimburse Select Real Estate for a minimum of one half the remaining balance of the approved marketing budget at the time the listing expires or is withdrawn. If the associate is unable to reimburse this amount at the time of expiration or withdrawal, then the associate authorizes Select Real Estate to deduct this amount from the associate’s next closing.6. If the listing should sell and close escrow prior to the expenditure of the all the approved marketing funds, then Select Real Estate shall only deduct from associates commission, the actual amounts expended from the approved marketing budget.

In all cases:

•Once theproperty is put into escrow, it is theListingAssociates responsibility to inform theLuxuryCoordinator of thescheduled close date so that an updated budget worksheet can be produced. Otherwise, there may be a delay in processing the commission check. If the Listing Associate chose Option “A”, they will be required to pay Select Real Estate any difference from the proposed budget to the actual budget no later than seven business days from the close date of the property. In either Option, if the Listing Associate fails to inform the Luxury Coordinator of the properties sale, the Listing Associate agrees to personally pay back Select Real Estate the actual and full amounts expended from the approved marketing budget no later than seven business days from the close date of the property. •TheListingAssociateacknowledgesthathe/shemaymakeadditionalpromotionalexpendituresabovewhatwasapprovedinthe original budget. However, Select Real Estate shall not be obligated to participate in any additional expenditures above the approved budget.•TheListingAssociateandSellermaynotobligateSelectRealEstatetopayspecificvendorsforadvertisingandotherservices.Neither party can contract in the name of the other or obligate the other to pay for services and advertising not previously mutually approved in writing by the parties. •TheLuxuryCoordinatorwillbeutilizingtheservicesofaffiliatedSelectGroupvendorstoprovideservicesandadvertisingtotake advantage of discounts and technical support. The Listing Associate may choose other vendors at their own expense.•OncethiscontractissignedandanymoniesduearepaidtotheSelectRealEstateGroup,theLuxuryCoordinatorwillbeginworking on the items outlined in the budget proposal.
