snippetsI have given up trying to make sense of why everything is happening at a rate I can’t keep up with. I walk in the estate and see the warning signs all over ... SLOW DOWN. All I can say is Mother Nature and Life never got the same MEMO! (Joe? can you please inform them too ...)

Love the notes from Joe, Natanie and Dave, always food for thought and interesting!! Remember to send Joe your feedback! If you need the questions via email I will be happy to pop them on over to you so that you don’t have to re-type them (the ONLY down side to print) ... We look forward to more photo’s being sent in from out photographers on the estate, our wanna be photographers and your kids please (as sometime the kids pics are the most impressive of them all) – remember smart phones these days take rather good quality pics too.. as far as possible don’t zoom in too much and your photo’s are sure to be useable for us in print (and very easy to send from a phone ... pic – send to email [email protected], done)

would you require bearing in mind a normal single garage is 6m x 4m? – washing facilities for boats etc. would be a necessary component.

My soapbox is a little different this month; we are asking you to please put on your thinking cap and are asking for your active participation.

At the AGM it was agreed that we would form a Sub Committee to “Investigate the feasibility of purchasing the Destiny Life Property for a “Community Centre”. To assist the Committee in ensuring that IF we do purchase the facility that it will cater for the requirements of the majority. Please take the time out to answer the brief questionnaire below and to mail or submit your feeling and needs.

What facilities would you like us to consider?

1. Storage facilities on the estate are limited and as we are sure you are all aware boats, jet skis, caravans may not be stored where they are visible from common areas – would you require such a facility at a reasonable charge to be considered at the Centre? If so what size

9. Being a typical male I am not sure what ladies do when they get together – can the ladies give some suggestions.

10. There are no movie houses in our area – perhaps we could look at kid’s evenings, where the safety of the kids would be assured?

I am pretty sure the list of needs is endless, please give us your thoughts, we are quite convinced that a facility of this kind would greatly assist in obtaining one of the elements that the Seaward Community lacks – a place where the Community can get together and start becoming a more close knit COMMuNITY.

The subject of dogs running around unfettered within the Estate has once again become an issue. Please note that the Pet Protocol requires that dogs be kept within the curt ledge of your property, and when you take them out for a walk they are on a lead.

The following extract is from Seaward Estates pet protocol:

“Premises” shall be any building together with the land on which the same is situated and adjoining land or building used in connection therewith or any land without buildings thereon;

“Stray or ownerless” any dog or animal not wearing a badge or other means of identification whereby the owner can be traced and appears to be ownerless, shall be deemed to be ownerless.

7. Any animal which is found at large and unattended on Seaward Estates, or in a diseased state and apparently ownerless, may be seized by an officer empowered in terms of Kwa Dukuza Municipal By Laws and impounded and if found dangerous, vicious or diseased, may be destroyed in terms section 5 of the Animal Protection Act, (Act No. 71 of 1962).

8. No person shall allow an animal, being his property or in his charge to be in any common area within Seaward Estates, unless it is on a leash or otherwise controlled by an adult, to ensure that it will not in any circumstances endanger the safety or any person or traffic making use of such common area.

When your dogs are found running around in the Estate other residents phone us and your pet’s well-being now becomes our problem. This adds to the security’s work load as well having the SPCA on site to collect these “strays”

Please remember to consider your neighbours, as we live in such close proximity and everything we do impacts on one another?

hello Everyone,

We have put together some information about our beautiful Estate. This will especially be helpful to some of our newer residents, that don’t know that much about our wonderful Estate and surrounding areas.

The by line for Seaward Estates - “Come home to North Coast Country” sums up best what the intentions of the Estate are, although we are classified as a gated housing Estate we wished to take this one step further, the word home is very significant and has a vastly different meaning to the inanimate word house. Our Estate’s aim is to provide homes which are animate rather than houses, we have deliberately allowed for developments to erect a large cross section of home sizes catering for the financial needs of most families.

The Estate is 100 hectares in size, 22 hectares of which have been

zoned as environmental areas, giving our residents access to environmental areas of some of the most prestigious coastal forest areas, wetlands and open space. These environmental areas are monitored and maintained by our Environmental consultants SDP who operate from offices on the Estate.

The locality of the Estate gives easy access to the Ballito retail hubs of Lifestyle Centre, The Junction and Ballito Bay Mall all of which are within easy walking distance of the Estate. Ashton College which caters for ALL grades although not formally part of the proclaimed area of the Estate is on a section of the original land purchased by the master developers, children living on the Estate have easy access with no major road crossings.

In an effort to create affordable homes the home Owners Association makes every effort to ensure that the levy structure is maintained within CPI increases, our levy structure is

one of the lowest in the area. having said this, the Association also ensures our balance sheet remains liquid and attempt to ensure that there will be no need to impose special levies.

The Netcare Alberlito hospital and The Well Centre, from which the majority of Ballito’s medical fraternity operate from, are both located within the commercial zone of the Estate allowing for quick and easy access to medical assistance. The main Ballito beaches are also within easy reach from the Estate.

I hope this gives all of the “newbies” some background information about the Estate and its surrounding areas. If you have any questions, pop in and have a chat to me.

Our family of five consists of my husband michele (

mi-k-ele ), me, kida ( age 6 ), alexia ( age 3 ) and

giancarlo ( age 2 ). We are a traditional Italian

family that love the north coast for its all year round

holiday feel and beach filled weekends, and social

life.

Michele owns an engineering company based in

pine town. I work for rvv tile gallery, an Italian tile

company based in ballito. I also teach dancing at

sugar dance studio part time which I love.

We love living in seaward estate because it takes

three minutes from where we live to the Ashton

Gate should we run late... how do I know this. .. I

have timed it , why ? You may ask... dressing three

kids is rather hectic and my middle diva insists that

fairy dresses over a school uniform is the way to go.

Other reasons would be that I can run safely in the

morning with all three and they love it !

We also have friends all over the estate which helps

with play dates and lift clubs... always a good thing!

I am originally from Johannesburg , like most our

beloved ballito ladies, but my husband is a born

and bred durban boy.

1 & 3/4 cup plain flour3/4 cup castor sugar185g butter or margarine, chilled and chopped2 egg yolks 1 teaspoon vanilla2 tbsp cold water Royal icing:2 egg whites3 cups pure icing sugar, sieved1/2 teaspoon lemon juiceFood colouring

INGREDIENTS 1. Place flour, sugar and butter in a food processor and process until it resembles fine breadcrumbs.

2. Add egg yolks, vanilla and water, process until the mixture just comes together then turn out onto a floured surface.

3. Knead until smooth, and shape into two discs. 4. Cover with cling wrap and refrigerate for at least

30minutes.5. Preheat the oven to 160C. 6. Roll out your discs between two sheets of baking paper

until 5mm thick. 7. Cut out your biscuits with the shapes you like.8. Bake for about 15 min or until golden brown in colour.9. Make the royal icing. Place egg white in a bowl together

with the lemon juice.10. Add icing sugar gradually, whisking well in between

each addition, until smooth.11. Colour the icing in the colours you like and keep covered

or in a piping bag as it does get hard when you leave it in open air.

12. Decorate your biscuits as you want them.13. Leave to set and enjoy!
