1. Dhhjdkbhdhs 0132 xnxa Yes. The bank is required to inform the borrower of changes in interest rates on their loan products and changes in the base / reference rate to which the floating rate of interest is linked

2. The bank will inform the borrower whether he / she can have the option to let equated monthly installments stay constant and increase tenure or vice-versa when the interest rate changes. This should form a part of the terms and conditions of the loan sanctioned.

Default: In the event of default i.e. if the amount due is not paid by due date, the customer will be sent reminders from time to time for payment of any outstanding on his loan account, by post, fax, telephone, email, SMS messaging and/or through third parties MOST IMPORTANT TERMS AND CONDITIONS SBI – Home Loan appointed for collection purpose to remind, follow-up and collect dues. On May 2014, when I checked my account, I found that the interest rate you were charging to me was 12.5% that too without informing me. It is me who approached the bank for charging higher rate of interest However; bank didn’t adhere to the fair practices code.

As per SBI reality Home Loan, you had to commence your construction within two years of sanctioning loan amount and if you didn't construct house

within two years under this scheme, you will be charged interest rate as on personal loan. I have the following queries regarding this:

a) If someone didn’t commence construction within two years, then when you intimate the borrower for non-compliance of this term and condition.

b) As per terms and conditions, the Bank will have the right to inspect, at all reasonable times, the borrower’s property by an officer of the Bank or a qualified auditor or a technical expert as decided by the Bank and the cost thereof shall be borne by the customer. Could you please tell me what is the reasonable time and how many times you visited the site and when?

c) Also, the bank will inform the borrower whether he can have the option to let equated monthly installments stay constant and increase tenure or vice-versa when the interest rate changes. Could you please tell me whether you have communicated in this regard and when?

Moreover, being a serving personnel in Border Security Force, during the last 06 years I served in Bangalore and in Tripura and it was not feasible for me to continuously supervised the construction of my house for the reason of getting leave of limited duration. I got a call on 30 Apr’15 for submitting the documents for which I replied kindly give me time up to Jun’15 so that I could get leave and came to your bank. But without waiting for my coming, the bank officials submit the report of non-compliance of commencement of construction of house in May’15. It seems that Bank official is very mush eager to impose penalty on me without giving me the chance to arrive there and settle the things. At the time of offering the loan, the bank deals with the customer in cordial manner but now it is treating me like a culprit. It is worthwhile to mention here that till date I have paid all the EMI without any default. The way you treat your customer is horrible.

The treatment which I received from your bank, I will never recommend any one to deal with your bank.

When I was getting the loan even at that time your official told me to that it is not necessary to commence the construction. It is only a clause. He also quoted that there are number of plots available in Bhargo Camps where construction had not been started since last 5 years. Even in May’ 2015, the bank official suggested me to start your construction but at the same time he submitted the report. Moreover, I have completed my construction and I have no intention to sell it. If somebody from bank guided me that you have to commence the construction otherwise you will definitely charge with interest of personal loan, I might started my construction.

So it is requested to you to kindly look into matter personally and give rebate in the penalty as more as possibl
