be successful, despite many efforts• Housing market has weakened, taking away one

catalyst

• Yes, there is no reason downtown San Bernardino can not capture a portion of the demand in the surrounding region

What Kinds of Uses Could Go Downtown?

• Office: start with County campus expansion, then add private sector space (Class A and B)

• Retail and restaurant: will follow office and residential uses

• Hotel: once a certain critical mass has been reached, an additional 200-300 room hotel can be justified

What About Downtown Housing?

• An urban mixed use form of housing can be supported downtown– Attached/townhouse style– Stacked flats (1,200-2,000 sq.ft)– Loft designs– Condo/apartment style (700 sq. ft)

• Initial densities of 25 du per acre, later up to 55 du per acre
