North American Development Group are refining their plans for a new apartment and retail building in Dallas' Oak Lawn neighborhood. The seven-story mixed-use project would be constructed on Oak Lawn Avenue next to the landmark Melrose Hotel. The development site at Oak Lawn and Dickason Street is currently occupied by an Office Depot. The brick and cast-stone building would have six floors of residential units on top of ground floor retail and a parking garage. Dallas architect GFF designed the project. The front of the building on Oak Lawn would have space for restaurants and shops.

Prescott Realty will redevelop 5.5 acres on Turtle Creek, between The Mansion on Turtle Creek and the Turtle Creek Gardens condos. The site at 2727 Turtle Creek is the former home of Republic Insurance. The left building will house a new 230-room, five-star hotel with approximately 40 luxury condos ranging from 3,000-3,500 square feet on top is the amenity deck for the condos above. On the right is a super-deluxe apartment tower that will house 250 units each sized over 1,100 square feet and renting for above $4 per square foot. Not visible is a 250,000-square-foot office building at the rear that will sit opposite The Mansion Hotel and near the Cantabria apartments on Hood and Brown.

Toll Brothers is under construction on a new 9-story apartment project in Dallas. This is Toll Brothers Apartment Living’s first high-rise development to get underway in Texas. The tower will replace 49 condominiums at 2700 and 2728 Welborn St., which sits blocks away from The Mansion at Turtle Creek. The new project is between Turtle Creek and Oak Lawn Avenue in Dallas. The development site is just a block from the 18-story Plaza at Turtle Creek condo tower. The 271-unit complex will consist of 10 percent efficiencies, 60 percent one-bedroom apartments and 30 percent two-bedroom apartments. McGregor Converse and Steve Church of Dallas-based Venture Commercial Real Estate represented Point Two Turtle Creek Condominium Association in the deal. Construction on the project is expected to take 18 to 24 months from groundbreaking, with the proposed height of the apartment tower to surpass plans proposed years ago on one of the development tracts.

Streetlights Residential hopes to elevate the west corner of Oak Lawn and Lemmon Ave. with a new apartment high-rise and retail that includes the flagship Eatzi's store. The 21-story, 297-unit apartment tower would have 8,000 square feet of retail space on the Oak Lawn and Lemmon sides. The brick and cast-stone high-rise would mimic landmark buildings in the neighborhood. The development site was the location of the art deco Esquire Theater, which was demolished in the 1980s. The new development would supplant the Shell station and Pizza Hut, and would be next to Eatzi’s.

Dallas-based developer Lincoln Property Co. purchased the two-story office building at 2999 Turtle Creek Blvd. near the Mansion on Turtle Creek Hotel in 2017. They are working on plans for a high-rise on the site which sits on more than two acres and is across the creek from the Perot family's new corporate campus. At an estimated cost of almost $800 per square foot, the exclusive office housed John Eulich's real estate and investment companies and his collection of fine art. Dallas-based JMJ Development is working with local design firm Fab Studio Architecture to build a 21-story contemporary hotel and residential building on the property. The high-rise would include 82 condos and 175 hotel rooms. "Because of our long relationship with Lincoln, we were anxious to find a location for a luxury hotel and condo project," said Timothy Barton, CEO of JMJ Development. The tower would be pushed to the back of the property with vehicle entrances off Gillespie Street and Dickason Avenue. The parking would be in an underground garage, and there would be a rooftop deck with a pool for residents.

Hillwood Development Corporation is planning to construct a 17-story, 391,000 square feet, mixed-use office building on one of the last vacant lots next to Turtle Creek in Uptown. The boundaries of the Hillwood project include Turtle Creek Boulevard, Cedar Springs Road, Dickason Avenue. They encompass a 3-acre tract of land that has been vacant for about 30 years. Pickard Chilton, a New Haven, Connecticut-based architectural firm, was first recruited to design the 240-foot-tall building. However, Texas-based BOKA Powell is the architect of record, and the designer of the 6-acre campus headquarters across the street. The Office of James Burnett designed the landscaping, and this involves a generous swath of green space on either side of the boulevard.

GGH Development, an affiliate of Canada’s Great Gulf Homes, is developing a 60-unit project overlooking Turtle Creek, and has assembled a dazzling cast of fellow Canadians, including starchitect Siamak Hariri of Hariri Pontarini Architects; interior designer Diego Burdi of Burdifilek; and landscape architect Janet Rosenberg of Rosenberg & Studio. Located on a 1.4-acre site at the corner of Fairmount Street and Turtle Creek Boulevard, 2505 will be subtly clad in light gray masonry and glass. The average residence is about 3,800 square feet with massive terraces of around 1,870 square feet, and include outdoor kitchens, fireplaces, garden and water features. Residences, which range from $1.1 million for smaller units and upwards of $15 million for the penthouse, are being pre-sold through Briggs Freeman Sotheby’s International Realty. In all, Great Gulf Homes is now investing approximately $275 million in the red hot Dallas real estate market if all goes according to plan, with possibly even more projects on the way down the road as construction finally gets underway for these first two.
