PURI Mixed-Use Development (PURI MD) was conceived
as an integrated, multi-faceted development located in
West Jakarta, Indonesia. PURI MD is earmarked to be the
Gateway and key commerce area for West Jakarta, aiming
to spearhead further developments in the vicinity.
In PURI MD, a wide range of functions can be found
housed within a harmonious integration of a vibrant
shopping podium, an international convention centre,
hotels, residential apartments, educational institutions
and office towers.
For the architect, the challenge lies in creating a
wholesome environment, in which a complete mixed-use
community, consisting of people from all walks of life, can
work, live and play. Design of the surrounding
environment has swayed towards the practicality of
economics and local market trends, but a guided tour
around the site reveals some savvy design credentials. The
site can accessed from the city via the Jakarta-Merak Toll
Road and it lies directly by the side of the Jakarta
Mayoralty Office Axis.
The Master Plan has been created as a framework within
which more detailed designs can take place. The
development main frontage is first laid out along the axis
of the Mayoralty Office while creating a spacious and
amiable activity plaza with lush greeneries. Creative
liberties are then applied meticulously across the
development to produce pockets of innovative and varied
experiences.
PURI MD is anchored by an immense shopping complexes
lying next to the Jakarta-Merak Toll Road in the South, and
to the North. 6 Apartment towers, 1 Office tower, and 1
Hotel tower integrated and strategically placed within the
development for maximized efficient land use. Each
component would then co-exist as part of a totally
integrated urban environment, complete with a self-
sustaining, internal network of vehicular and pedestrian
routes.

Kemang Village is a sizeable mixed-use development, set
to break new grounds by combining a variety of different
uses into a single integrated entity and still be able to
ensure that each usage retains a unique character. The
entire development is divided into 2 portions: the
Residences on plot 1 and the Integrated Mixed use on plot
2. The residential component comprises four towers, each
42-storey high and a 5-storeyed MSCP, and a clubhouse. A
distance is kept between the towers so that privacy is
optimally ensured in this extensive development. The
integrated mixed use component comprises three
apartment towers ranging from 26 to 33-storey, a 20-
storey Hotel tower and 6-storey School, a 5+1-storey
Retail Podium, and lastly an 11- storey multi-storey
carpark. With so many towers marking the development, a
conscious effort is made to enhance the fluidity on the
building skyline so that there is no adverse impact on the
low-rise nature of the surroundings.
As an urban reaction to the low density development in
Kemang, only 31% of the site is utilized out of the 35%
allowable; with the remaining to be channeled to
providing open spaces for the public to enjoy. And as a
mark of commitment by the developer to rejuvenate the
green concentration in the Kemang area, the concept
seeks to comprehensively renew the landscape and
greenery, with about 2,000 new trees to be planted within
the entire area.
Articulated Skyline and Building Silhouette:
Building design avoids massive shoe box unarticulated
forms for a softer design approach. The concept is to
employ transparency and seeing through the building,
sweeping curve wall of the podium, use of screens, use of
natural materials and colors, use of traditional motif and
patterns to evoke art and craft
Raking tower crown design and heights are synchronized
for a more fluid effect. Balconies and ledges are provided
to façade treatment of residential towers to maximize
shading and minimizing the heat and glare and reduce
reflected heat to the surrounding low-rise residential
areas.
Gubeng Mix-use dvelopment Proposed Hospital
Development with commercial component comprises: 1
block of 8 storey hospital tower with 3 storey podium and
podium roof deck facilities and 1 storey of basement floor,
1 block of 4 storey multi storey car park building and 1
block of 3 storey of retail podium at Jalan Raya Gubeng,
Surabaya – Indonesia
Siloam Surabaya is an extension project proposing an
additional 7-storey hospital block to the existing Siloam
Hospital. Sited at the corner confluence of Jln. Gubeng and
Jln. Karimun Jawa and with both the roads leading to the
city, the Siloam Surabaya development contributes to the
urban effort by reducing congestion and providing car park
for neighbouring communities. The facade is made up of a
series of alternate solid and transparent vertical strips to
minimise the use of glass. The strips are given a horizontal
cut at every 1 or 2 floors and rotated to create a layered
expression. Besides giving a twist to the ordinary punch
windows on plaster walls, this execution reduces the bulk
of the hospital block and helps to keep construction cost
low. On a smaller scale, the vertical strips are made up of
modules of three equal panels, 2-part wall and 1-part
window. Due to the nature of the hospital grid layout,
each 4 m ward is allotted one module, creating a charming
regular pattern on the facade when the window strip is
alternated.

tower and a 3+1-storey Retail Podium, and lastly an 9-
storey multi-storey carpark. With so many towers marking
the development, a conscious effort is made to enhance
the fluidity on the building skyline so that there is no

Situated at the confluence of Jl. R. Suprapto and Drs.
Wiyoto Wiyono highway, the Cempaka Putih Village
development is easily accessible from the center of
Jakarta and other satellite cities nearby. It comprises retail
facilities, a hospital, residential apartments, a hotel and a
school. Having five different components in a
development posed the challenge of designing distinctive
activities for each unit while keeping the development
integrated. Locating different drop-offs for each
component was established to ensure they do not
intersect with one another. The hospital is located on the
western end of the development with easy access for
ambulances. The apartment towers sit prominently above
the retail podium along the perimeter of the site facing
the highway, allowing for quick access to the towers. With
the apartment tower directly on the retail podium, the
placement of structural columns had to be meticulously
coordinated to achieve a desirable apartment layout and a
smooth flow of retail space in the mall below. Above the
retail podium, the school contains its own facilities on the
podium roof. The U-shaped hotel sits above the school,
enclosing a pool deck and a wedding chapel. The
development is envisaged to provide residents with a
pleasant environment where shopping, health and
educational needs can all be met.

Pramuka, Jakarta - Indonesia
This is a mixed use development located in Central
Jakarta, at the junction of Jalan Salemba Raya and Jalan
Pramuka. It comprises three components: one block of 5-
storey retail podium, one block of 7-storey school building
with school facilities on top of podium level and one block
of 10-storey hospital building. The hospital and school
blocks are stacked above the retail podium in such a way
that the structural grid could be synchronized to achieve a
column free space for the retail atrium. This is found to be
a good solution for component zoning where the hospital
and school blocks are pulled apart to reveal a roof deck
utilised for school facilities. The 10-storey hospital tower is
then sited adjacent to the Pramuka flyover acting as a
privacy shield. Located in a low rise district of eclectic
styles, the facade had to be distinctive while retaining the
simplicity that is characteristic of the town. An effective
option is to create window strips for the hospital block
leaving the glass curtain wall for the retail block. Hence,
the retail block is articulated as a striking transparent box
with minimal use of glass. Salemba Mixed Development
provides neighbouring communities with easy access to
education, healthcare and retail shopping.
