SummaryGuttersanddownspoutsareafoundation’sfirstlineofdefenseagainstwaterpoolingatthefoundation.Properlycleanedanddirectedawayfromthebuilding,thegutteringmovesstormwatercollectedontheroofawayfromthehouse.Similarly,thefinishedgradeslopingdownandawayfromthefoundationandplantingsheldatleast12”-24”fromitencouragerainwatertomoveoutandawayfromthefoundation.Furtherassurancethatwaterwillnotdamageafoundationorthestructure’scontentsisprovidedbyinstallingdraintileatthebaseofthefootingandunderthesub-gradeslab.Draintileis4”perforatedpipelaidinatrenchthatisprotectedwithfiltercloth,andback-filledwithcrushedstone.Thepipescollectgroundwaterandchannelittoacentralcollectionpoint,calledasumpcrock,whichisequippedwithasubmersiblepumpcontrolledbyafloat.Thesumppumpanditsoutfallpipemovethewatereithertoastormdrain,drywell,orgradewhereitischanneledtoflowawayfromthefoundation.Pumpcapacityisspecificallydependentonthehourlyinflowrateofwaterandthedistanceitispumped.Becausegroundwaterincreasesduringrain,snow,andfloods—eventsthatmayalsocauseelectricalpoweroutages—itisbesttoinstallasumppumpwithanemergencypowersource,suchasabattery.Costwillvarywiththescopeoftheretrofit.Sumpcrocksandpumpscostunder$100,butbatteryback-upsystemsaredoublethat.Handlabor,whichcanbe“Do-It-Yourself”,isthelargestshareofinstallingnewdraintileandsumpcrock.

Potential Damage
Key Steps • Inspecttheperimeterofthehometoensuretherearenolowareasthatallowwatertocollectaroundthefoundation.
•Cutaholeinthebasementslabatalowpointnearanexteriorwallorsimilarexitpointforsumppumppiping.• Installasumpcrockwithtwo4”holesprecutintothesides.Ifthereissubstantialsub-slabhydrostaticpressure,thestonebeneaththeslabwillactlikeaFrenchdraintomovewatertowardthesumpcrock.
• Ifthesumpcrockdoesnotappeartocollectanywater,butthereisevidenceofmoistureintrusionaroundslabedgesorthroughcracksintheslab,theninteriorslabdrainsshouldbeinstalled.(Concreteslabiscutaroundperimeterandperforatedpipeandstoneareinstalledwithpipeoutfallingintosidesofsumpcrock).
• Ifmoisturepersistsafterinstallationofinteriordrains,thentheexteriorfoundationshouldbeexcavated.Thefoundationwallshouldbeinspectedandwatersealedasrequired,andfootingdrainsshouldbeinstalledandtiedtotheinteriordrains/sumpcrock.
•Considerinstallingawater-poweredbackupsumppump–asecondpumpthatkicksiniftheelectricpumpfailsduringapoweroutage.
•Yourcontractormayhaveadditionalideasonhowtoimprovethesafetyofyourhome.•Formoredetailsaboutthisretrofitimprovement,pleaserefertothelistofResourcesinthesectionbelow.
