Sanders Slams NY Post ReportSAYS HES GOING TO US ATTORNEY

On Sunday, February 7, TeNew York Post reported thatMalisa Rivera and Marion Mo-ses led a civilian crime report

with the offi ce of Manhattan USAttorney Preet Bharara regard-ing State Senator James Sand-ers Jr. Te couple alleged thatSanders offered them $1.7 mil-lion in taxpayer money to fundtheir operation then de-manded a $250,000 kickback.

Rivera and Moses are withCulinary Kids, a group tryingto receive funding for an ur-ban farm in Far Rockaway anda variety of initiatives includ-ing teaching people in low in-come areas how to cook for

themselves and their families.Te report also says Sandersthreatened to fund the Rocka-

    way Youth ask Force instead.

Culinary Kids and Te Rock-away Youth ask Force havebeen at odds over communitygarden spaces.

According to Te Post, thecouple also said that they arenow being blacklisted by CityCouncilman Donovan Rich-ards, who was Sanders Chiefof Staff when the allegedshakedown took place.

On Monday, Sanders issueda statement refuting the al-legations in the Post story. Ibelieve this a politically mo-tivated, slanderous hit piece,Sanders said. We shall haveour day in court. Te moneyseeking group will have to an-swer for their perjury and thepuppet masters responsiblefor using them to smear me

will have to answer for theiractions.

Te statement said Sanderswas going to US Attorney PreetBhararas offi ce and offering totake a polygraph to clear his

name adding that he wantsthe money seeking group(Culinary Kids) to take a poly-graph as well.

Tese specious allegationscannot go unanswered. Tereare laws afoot and one of themis called perjury, Sanders said.We are calling upon U.S. At-torney Preet Bharara to enforcethe law on perjury, the law ongiving a false statement.

Te kickback incident wasalleged to have taken place

while Sanders was still a CityCouncil Member. (He is nowa New York State Senator). InDecember 2015, Sanders an-nounced that he would chal-lenge Rep. Gregory Meeks fora congressional seat.

Te Sanders statement didnot allude to another allegationin the Post. Former Sanders

staff member, Michael Duvalle, said his old boss funneledmoney through the MargertCommunity Corporation, a

nonprot in Far Rockaway thatsays of itself: We are currentlyinvolved in study and plans thathope to see new, decent andaffordable housing built in ourcommunities. Tats where hehad his money. Whenever any-one needed money, he said,Get it from Margert, Duvalle, told Te Post.

Te Rockaway imes askedSenator Sanders about thisand a spokesman said: Weknow nothing of any allega-tions. Law enforcement hasnot contacted us.

Joe Barden, executive direc-tor of Margert said, MargertCommunity Corporation exer-cises the highest level of stew-ardship over our city, state andfederally funded programs. Wesaw that story and dont know

    why were being pulled in.

    State Senator James Sanders

Flooding Destroys Cars, Causes Sandy FlashbacksBy Katie McFadden

Residents of Rockaway, BroadChannel and other coastal areas

woke up on Monday and ues-day to scenes that caused Hur-ricane Sandy ashbacks. Water,

from few inches to more thantwo-and-a-half feet, inundatedcertain blocks on the peninsulaand several side roads of BroadChannel, mostly due to an as-tronomical high tide during thenew moon.

Many making their morningcommute were surprised to ndroads turned into rivers whenthe rst high tide rolled in ataround 7:30 a.m. on Monday,

without warning. Emergencyservices and local offi ces re-ceived calls of heavily oodedstreets all across the peninsula, before it receded around 9 a.m.Unlike Hurricane Sandy, the wa-ter didnt roll down the streetsfrom the bay or ocean. Much ofit came from storm drains.

According to the Offi ce ofEmergency Management, thesurprise ooding was caused

by a high tide. In the end, itwas just a higher tide than whatwas originally forecasted. Minorcoastal ooding tides were pre-dicted but a higher tide turned itinto moderate ooding, OmarBourne, of the NYOEM pressoffi ce said. According to the Na-tional Weather Service, the tide

was up to two-and-a-half feethigher than normal. According

to the American Littoral Soci-ety-Northeast Chapter, whoseBroad Channel offi ce was ood-ed, the abnormally high tide wasdue to a combination of the newmoon, an offshore storm in the

Atlantic and a northeast wind.According to Councilman Ul-richs offi ce, the water came upfrom the street due to the in-creased height of the water ta-

ble, likely caused by last weekssnow storm. It may be that therising water table and tides sat-urate the ability of the stormdrain system to drain, RobbySchwach of Ulrichs offi ce said. When this happens, there is no

place for the water to exit sincethe bay is at high tide as well, and the water cannot go downinto the storm drains.

Assemblyman Phil Goldfedersaid protective measures like-ly wouldnt have helped in thissituation. Its unfortunate, butI urge people not to jump toconclusions. A higher bay wall,

jetties or higher dunes wouldnthave helped. Te water came upfrom the ground and simply in-undated us with water from be-neath, Goldfeder said.

Following the morning ood-ing, Mayor de Blasio advisedresidents of Queens and Brook-lyn that coastal ooding couldbe expected through Wednes-day morning. Te evening tides

were not as severe as the morn-

Dnde est el bao? TatsSpanish for, wheres the bath-room, for those of you who arelimited in your foreign lan-guage skills. Ordering a mar-garita with a Spanish accentdoesnt count as being uent.

Im hesitant to practice myespaol too much. Ive got atrip ahead of me and Im think-ing it might be best to stay stu-pid. I gure theres a certainadvantage to mangling the lan-guage, like Ive been known todo.

Im still somewhat trauma-tized by my high school expe-rience. It was freshman yearand my Spanish teacher wasMr. Romeo. On the rst day he

warned us: Its Ro-mayo notRomeo. Not Romeo as in Jul-iette. He rolled those Rs like atommy gun. Rrrrrrrromayo.

He went around the roomasking students to say theirnames preceded by me lla-mo. If a kids name was Johnhed say, Me llamo Juan. Oranother kid, Joseph, would say,

Me llamo Jose.Mr. Romeo looked at me said:

Boy-lay.I was frozen. I didnt know

what he was saying or asking.Boy-lay? Or was that Borlay ?I tried repeating it back to him.Bore-la? Te rest of the classstarted laughing. I had no idea

    why.Te teacher, though, looked

annoyed. I said it again, as bestI could. Bor-luh.

More laughs came. Some kidshad looks like they couldnt be-lieve I had such nerve.

Mr. Romeo glared at me thenmoved on to other kids. Hedsay Smith, and the kid wouldsay Me llamo Pedro.

And then it dawned onme. Boy-lay was how he pro-nounced my last name.

He was calling on me to give

my rst name. He was (in the-ory) saying Boyle and I wassupposed to say, Me llamoKevin.

Boy-lay? I mean, I grew upin Brooklyn. If somebody said

Berle I knew they were talkingto me. But Boy-lay?

After going around the class,he called on me again. Boy-lay. I guess I was rattled. I triedto say Me llamo Kevin. I dontknow how it sounded. But itbrought down the house. EvenMr. Rrrrrrrromay seemed tosmirk.

Te very next day my fresh-man schedule was rearrangedand I found myself in a SpanishFor Dummies class. Te newSpanish teacher bore an un-canny resemblance to the FritoBandito.

Tese many years later Span-ish is on my mind again. Imtensing up a little about an up-coming trip to Colombia, South

America. It probably wasnta good idea for me to watchNarcos, the series about Pab-

lo Escobar, the drug lord, re-sponsible for so much murderand mayhem in the country.I mean, I know its a differentplace now. I know crime hasdropped drastically since they

wiped out Escobar and some ofthe other drug cartels but theState Department says kidnap-ping is still a threat. erroristgroups and other criminal or-ganizations continue to kidnapand hold civilians, includingforeigners, for ransom.

    Great.I saw some advice some-

whe re. If peo ple are tryingto kidnap you, be loud, scream and yell that you arenot going with this person(s)

vol unt arily. Fight, bite, kic kand scratch. Yeah, well, Ivegot another weapon. I figureIll speak to them in Spanishand make them crack up. Oh,and I wont mention SteveHarvey.

Any way , with me luck?Kidnappers wont catch mebut the Zika Virus will.

    *****A documentary lm, ve years

in the making, will have itsworld premier on Tursday,March 17. Saving Jamaica Bayby Dan Hendricks will open aspart of the Queens World FilmFestival. Were quite interest-ed to see the nal cut. JamaicaBay is indeed a crucial part ofour lives with its great impactson the environment and econ-omy.

*****If you want to enjoy sereni-

ty on the streets plan to walkaround during the Super Bowl

next year. Streets in Rockawaywere eerily empty. Speaking ofthe Super Bowl, we expect Pey-ton Manning to retire. As somenoted he gave a tip when he toldpost game interviewers that heplanned to drink a lot of Bud-

weiser. Tat kind of commer-cial plug seems like hes readyto kick back!

*****Probably more to come of this.

Te New York Post reported thatMalisa Rivera and Marion Mo-ses of Culinary Kids in Far Rock-away led a civilian crime report

with the offi ce of Manhattan USAttorney Preet Bharara regard-ing State Senator James Sand-ers Jr. Te couple alleges Sand-ers offered them $1.7 million intaxpayer money to fund theirurban farm operation thendemanded a $250,000 kickback.Sanders responded by calling itslanderous and said hed offerto take a lie detector test in theUS Attorneys offi ce.

*****Tere was a great turnout at

the 16th Annual Rockaway Plungeas hundreds of people jumpedin the 42-degree water in Breezy

Point. Te event raises awarenessand funds for cystic brosis char-ities and will benet 18-year-old

Annie McMahon who is in needof a lung transplant.

    *****Count us among those who

will wait and see. Te Mayor an-nounced a $91 million investmentplan for downtown Far Rockaway

in his State of the City speech. Atransit hub, improved streets andan overhaul of the SorrentinoCenter and the shopping centeron Mott are part of the plans.

Well see, well see. We prefer tocongratulate politicians after theydo something, not on the basis ofa promise.

*****A couple of people have sug-

gested redesigning Beach Chan-nel Drive (now closed because ofa collapsing road) so that it goesthrough the National Grid lot (theold MGP site). Te current street

would be used for a ferry termi-nal possibly with shops and otheramenities.

    *****High tides caused massive flood-

ing throughout Rockaway andBroad Channel on Monday morn-

ing. But if you were in your houseand didnt venture out until after10 a.m. you probably didnt seemuch because a lot of oodedstreets had drained. Many prob-lems were caused by overflowingstorm drains.

    *****Whats happening on Beach

    116th Street? Well, there will

be a new pub/brick oven piz-za place. Details to follow. Tenew bagel place is supposed toopen mid-March (though albusinesses are at the mercy ofred tape, sadly). And as far asthe theater goes, nothing yetOwner Michael Konig said hedhave a better idea come Febru-ary but so far nothing has beendecided yet.

    *****Serene edges out crazy. Ka-

tie McFadden took a photo oboardwalk benches coveredin snow and posted the serenepicture on Facebook (see Page6). It reached more than 33,000people and was liked by morethan 1,400. Ten a couple ophotos we posted with crazystreet ooding reached morethan 20,000 (see Page 37).

    Te Lazer SpeaksA SHADOWY FIGURE

    By Lou Pastina

(While the cats away.Kevin Boyle is out of the coun-try so its a good time to slipthis column in.)

We all know Kevin Boyle. He is the owner of this news-paper; was once the editor ofTe Wave; and a co-founderof the Graybeards. But beyondthat it gets a little murky! Letme explain, although I recent-ly retired, Kevin Boyle is nowtechnically my boss and I riskbeing red from the only job Ihave. But damn, this is impor-tant stuff, as many of you havecome to rely on this column forimportant information news.

I was at the Graybeard din-ner January 30th, and ap-

plauded the well-deservedawards to Monsignor JohnBracken and to Gerry Casey. I

was seated off to the side with a

table of band and Yogi friends, thats how hip I am, when Inoticed that Kevin Boyle wasseated behind me close to the

wall at another table. My minddrifted back to my rst meet-ing with this mysterious gureand I began to wonder to my-self who is this man? mostlybecause the music was loudand at this age I cant evenfake that I am truly capable ofconversation.

It was back in the 1980swhen my wife, prior to hercurrent mermaid status, was

very muc h int o civic servicethings. After one meeting

with the fie ry proponents ofa new civic organization, sheinformed me that I would beattending the meetings inher place. It seemed t hat ourneighbors west had two civ-

ic organizations at the time, one for Belle Harbor andone for Neponsit, and nei-ther would accept Rockaway

Park as an add on. And so anew civic organization wasformed and I was broughtin to write the by-laws andthings of that nature. Mr.Boyle seemed closely in-

volved in this endeavor. Hewatched from the sha dow s,influencing to the good, thisnew organization. As for me,given the revolutionary na-ture of the organization atthat time, I quickly suggestedthat the by-laws require youto live w ithin Rockaway Parkto be in the organization, and then quickly moved justoutside the borders to safety!

But Mr. Boyle seemed to bekeeping his eye on me, as acurious shoulder injury befella certain Belle Harbor plumb-er under cloudy circumstanc-es, and an invitation to play

in the Graybeard basketballeague came my way. Some-how I wound up on Mr. Boylesbrothers team. His brother, a

superior basketball player inevery sense, was, I think, noth-ing more than a spy, tasked

with keeping track of me.When tragedy came to New

York and those basketbalplayers banded together toform that honorable organiza-tion know as the Graybeardsit was Mr. Boyle who helpedlead the charge. He cited myinvolvement in the RockawayPark Civic Association and in-

vited me to be on the Board tohelp write the by-laws. But it

was Mr. Boyle who was alwaysasking the right questions, justlike he did after Sandy, andcontinues to do today.

My focus then became mu-sic, but once again the longshadowy reach of Mr. Boyle

suggested that another broth-er join our merry band ofmusic makers, and it was in-deed a good t. But always thethought, yet another Boyle tokeep an eye on me? Now youmay think me paranoid, but

as they say, that alone doesntmake you crazy.

So here I was Saturday night, with too many faces I knewabout me to actually focuson any one, that I buried myhead into the evenings pro-gram. And on one of the firstpages was a list of all the pasthonorees over the last fifteen

years. Some great men andwomen were on that page, but not the man behind menext to the wall who had par-ticipated in so many goodthings in this neighborhoodover the years.

When I retire d las t year, thissame Machiavellian gure ar-ranged for a vacation for afellow writer at this newspa-per, and then reached out toask me to write a column inher absence. And then recent-

ly, after all these years of notplaying basketball, when thegroup was one man shy, it wasMr. Boyle that called to ask meto play, not knowing that inju-ry awaited me. Or did he?

So what is it with this guywho waits in the shadows do-ing good deeds without re-

ward? Well I can only think ofhis saintly mother, who hailsfrom Greenpoint, a neighbor-hood of some distinction, toexplain this phenomenon. She is as they say in the Wiz-ard of Oz, a good deed doer.

If you pick up the New YorkPost you will see a pictureof Alexander Hamilton, itsfounder, but honest ly can youfind Kevin Boyles picture inhis paper? Facebook? Noth-ing, just some allusion tosome long ago CHSSA cham-pionship, that may or maynot have happened. Really,

just like that shadowy figurein the X-Files, the cigaretteman, he stands off to t he side, pulling strings, some wouldsay for good, but believe me,

we need to keep an eye onthis guy.

which would not be publicknowledge. If that were thecase, and the bulk of the estatepassed through the trusts, theamount left to pass throughthe Will may have been con-siderably less than the value

of his estate, and 80 percent ofthat may even have been toolittle to be subject to estate tax, contrary to the beliefs of thecritics.

Tis year we lost music iconDavid Bowie (real name DavidR. Jones). Te musicians Will

was recently submitted to Sur-rogates Court in Manhattan.Te Will provides that the realestate (valued at $4 million in1999) and fty percent of therest of the estate (valued at ap-proximately $100 million) isto be left to Mr. Jones spouse, and the other fty percent ofthe estate is to be divided intwo shares to children from aprior relationship. Addition-ally, the Will instructs that $2million dollars be left to a per-sonal assistant, and $1 milliondollars to a nanny. From this

information it would appearthat approximately $50 millionof the estate will be subject toestate taxes. However, as de-scribed above, it is likely thatadvanced estate planning withtrusts was completed, and per-haps the plans included taxsaving measures for those as-

sets that passed outside of theLast Will and estament.

Obviously most of us donthave the multimillion dollarestates that these celebritieshad. It is, however, just as im-portant to us to keep our af-fairs private, avoid delays inour families inheriting fromus, and to avail ourselves ofplanning to minimize taxes.

An individual plan taking intoconsideration ones family cir-cumstances, value of the es-tate and tax considerations isimportant in developing anestate plan, if necessary withtrust planning that best suitsour needs.

Strange things are afoot down inOsceola County, Fla., where sev-eral residents have complainedthat someone has been depos-iting catsh in their mailboxes. One resident in particular thinks

that although this could simplybe neighborhood kids playing aprank, she is also very worriedthat the presence of a catsh inher mailbox could be an omen ofmore sinister things to come. I

was kind of in shock that some-body would do that, its not some-thing you see every day. theresident stated, adding it starts

with a catsh in the mailbox butyou never know where this kind ofthing could escalate to. Te res-ident was so concerned that shestated she would make an offi cialpolice complaint in the hopes ofidentifying the perpetrator(s) be-fore things got out of hand.

Before you dismiss the above sto-ry as simply another amusing taleemanating from our southern landof walkers, motorized wheelchairsand golf carts, you should know thatsome 20 years ago Broad Channel

was the site of a similarly strange oc-currence. Back in 1996 while enjoy-ing her morning cup of coffee in thekitchen of her Broad Channel resi-dence on Cross Bay Boulevard, Bar-bara Horns serenity was interruptedby the sound of the doorbell. Some-

what annoyed, Barbara set aside hercoffee and walked downstairs to herfront door where she discovered thatsomeone had deposited an over-sized cardboard box in the hallway.

Stepping around the box, Bar-bara opened the front door andstepped outside in an effort todetermine who had delivered itbut there was no one to be seen.Closing the door behind her, Bar-bara stepped back into her hall-

way and was surprised to discov-er that the box had moved severalfeet from where she had rst ob-served it. Aware of the fact thather morning coffee was growingcold upstairs, curiosity nonethe-less got the better of Barbara andshe decided to investigate.

Carefully approaching thebox, she nudged it several inchesalong the oor with her foot andstepped back. After a few sec-

onds, the box slid unaided acrossthe hallway in the opposite direc-tion several more inches. Bar-bara stared at the box, scratchingher head, wondering what couldpossibly be inside. Barbara againcarefully approached the box and

poked it with her nger whereup-on she was immediately greeted

with a strong return poke from theinterior of the mysterious carton.

Before I proceed any furtherwith this story, there are a fewthings you have to know aboutBarbara and the entire Horn fam-ily. Tey had a dog named BabyBear, which weighed in at some200+ pounds and upon whoseback you could safely land a smallhelicopter. Her son Chris bed-room was occupied by a gargan-tuan lizard, which (I believe) wasrented out to Steven Spielberg forhis rst Jurassic Park lm three

years earlier in 1993. At the sametime Barbaras daughter, Erin, wasalready well on her way to becom-ing the Pit Bull Whisperer she istoday long before celebrity dog be-haviorist, Caesar Milan, became ahousehold name.

But I digressback to the sto-ry. Enough of this nonsenseBarbara thought to herself. Shereached down and lifted the boxhigh into the air whereupon herhallway was immediately lled

with a blizzard of loose feathers

accompanied by a cacopho-nous clucking and the sight of alive chicken manically runningaround her hallway, albeit withits head still on!

Barbara immediately sized upthe situation and sprinted backupstairs to reheat her coffee as shecalled her husband erry at workand quickly advised him Dontbother picking up the steaks onthe way home, were having chick-en for dinner! Although the mys-tery of who dropped off the livechicken at the Horns residenceremains unsolved until this veryday, the point of these stories isthat, depending on where you live, one neighbors concerned policecomplaint is another neighbors

welcomed dinner menu change, especially in Broad Channel!

Broad Channel why would an-yone want to live anywhere else?

What are some tips you canoffer for those traveling withkids for the rst time?

Plan ahead and partner upwith a good travel profession-al to help plan your familysdream vacation. Involving chil-dren in the planning processcreates a more memorable ex-

perience. Show them availableactivities so they can choose

what they want to do. Its somuch fun when you plan your

vacation with your kids. With Valentines Day coming

up, what are some romanticdestinations or ideas youd rec-ommend for couples?

Apple Vacations Secret Re-sorts and Spas offers one of themost spectacular settings forromance. aking advantage ofthis three day Valentines Day

    For educators who can only

    travel during school breaks,

but may want to avoid largecrowds, or family-friendly des-tinations, where are some ofthe best places to go?

One of the best trips is toreally bring a history book tolife by exploring many placesin Europe. Explore one of thebest-preserved monuments in

Rome- Te Colosseum. Anoth-er one I visited that Ill neverforget for its architecture, is theSchnbrunn Palace in Vienna,

On a cruise, you have theopportunity to visit multipledestinations on a oating re-sort. You pack and unpackonce. Tere are exceptionalserve levels, all different kindsof amazing entertainment, dif-ferent staterooms, suites and a

variety of restaurants. What would you say is the

best mode of transportation forfamilies with kids?

Tere is none. Its whateverthe family wants to do. What-ever a family desires, I can helpput it together and look for the

best match for what they want. What are some of the most

popular destinations to travelto in February?

It depends on what some-one wants to do. During winter, someone may want to escape tothe sunshine or go on a histori-cal trip. It really depends on what

you want. Te best vacation isthe vacation of your desire.

What are some must-packitems that people might forgetat the last minute?

Ive had to run back homefor my passport. Bring a birthcerticate, especially for kidsif youre going to use it as aform of identity. Bring sun-screen and bug spray. We allhave our products that we like, but they might not have thosebrands in other countries. Alsobring products like Advil. Forus, thats over the counter, butsometimes you need prescrip-tions for medical essentials inother countries. I also advisepeople to get travel insurance

    before trips.

Some of the plans were prod-ucts of meetings by the Down-town Far Rockaway ask Force,an advisory board made up ofelected offi cials, communityleaders and other stakeholders,

which was chaired by Council-man Donovan Richards. Teask Force sent a letter to themayor in January 2016,outlining their goals andrecommendations.

Tinking Condo or Co-op?By Elizabeth Carlson

Considering buying an apart-ment in Rockaway? Perhaps asan investment property or asa long-term retirement plan?

Well, if you are, you are not

alone. As Rockaway residents,we all know that our secret isout and it has been for sometime now: Rockaway is an in-credible place to live.

Rockaway is a centrally locat-ed paradise in close proximi-ty to everything New York Cityhas to offer. Tis has attracteddroves of new people to ourcommunity, both for businessand for pleasure. It seems as ifthese new residents are here tostay, with many of them lookingto Rockaway as the next greatreal estate opportunity. Withpotential similar to places like

Williamsburg or Park Slope, real estate costs here have yetto skyrocket, making investinghere a plan within arms reach.

So now the question be-comes, should you buy a co-operative apartment or a con-dominium, and what are thedifferences? As with anything, there are pros and cons tobuying either. When buying acooperative, you are purchas-

ing shares in the overall coop. You are not actually buyingyour apartment, but receivinga propriety lease allowing youto reside there. Te number ofshares you own will depend onthe size of your space relativeto the others in the building.

When you purchase a condo-minium on the other hand,

you are buying real estate inthe more traditional sense. Youactually own your unit. Tisdifference can become a realfactor when deciding to do up-grades, renovations, or chang-es to the oor plan of the unit.

With either, most renovationswill require approval, but yougenerally will have more freereign and exibility renovatingthe interior of your condo.

An owner-elected board runsboth co-ops and condos. Teco-op board will have more sayand jurisdiction over your unitand who lives there. All poten-tial tenants will require boardapproval and they will have

the nal say if renting is even

a possibility. Many co-ops willtry to keep the owner to renterratio on the low side; so if yourultimate goal is renting, this issomething to consider. Whilemany condos will have limi-tations on short-term rentals,

you are generally free to rent towhomever as a condo owner.Additionally, coops are morestringent when it comes to re-sale. Tey often times chargea resale fee or ip tax to theowner upon selling and willhave nal say when it comesto approving a potential buyer.Te co-op board can derail asale, which can become frus-trating for owners, particularlyif the board requirements arerigorous and it happens morethan once.

In terms of nancials, bothco-op and condo owners paya monthly fee. Tese monthlycharges cover overall build-ing maintenance, will gener-ally cover garbage pick up andhot water, and will sometimescover gas and electric. Condoowners will pay their city taxesdirectly, while the cooperativetaxes are paid through the co-operative. You may also noticethe large price difference be-tween condos and coops, with

the former carrying a muchhigher price tag. Tis is due tothe fact that you will own ac-tual, tangible real estate as op-posed to shares.

Currently in Rockaway, wehave seen a much higher de-mand for condos of late, whichcan also lead to higher pricing. In the past month alone weveseen a huge increase in call vol-ume from customers looking topurchase a condo in the area.

At the end of the day, there isno right or wrong answer whenit comes to purchasing an apart-ment. It all comes down to thepersonal needs and preferencesof the buyer. If you happen to bein the market for a new apart-ment, give us a call to help guide

you through the process. Or ifyou are considering selling yourcurrent place, we have qualiedpotential buyers, patiently wait-ing to own their very own pieceof paradise in Rockaway.
