CREATE VALUE WITH CUSTOM BUILT-IN FURNITUREAs a Realtor® and Design Consultant I commonly work with clients with smaller spaces – condos in Yaletown, Coal Harbour and Downtown, and the most common request is to design multifunctional furniture. One of my favourite projects was in the Jameson House building, where my clients had downsized from a large home into a two bedroom unit. A traditional couple with a love for entertaining, they decided to use their living area as a formal entertainment space and wanted a multifunctional unit for their second bedroom, which was intended to be their media room and home office. It was an interesting challenge, and it was executed beautifully, encompassing everything they had hoped to incorporate. It’s amazing what you can fit into a small space without making it feel crowded, the key is to define the space

and determine how you need it to function for you. Investing in custom built-in furniture is a great way to increase value in your home. Chances are the future home buyers will find value in it as well; this is why consulting a professional is important, you want to ensure your custom unit is within the same value as your home and be sure you’re utilizing your space to its maximum potential.

If you are thinking about selling your home, consider brightening it up with a fresh coat of paint before putting it up for sale. This fairly inexpensive investment will boost your home’s attractiveness and its first impression on a prospective buyer. Real estate professionals agree that a good first impression is critically important when selling any home. A new paint job conveys a well maintained appearance to a home that gives it a distinct selling advantage. As a result, when selling your home, repainting is really more like an investment than an expense.

What Colours Should I Choose?Many people get overwhelmed when it comes time to choose paint colours for their home. Remember, the term "neutral colors" doesn't limit you to shades of white and beige, they can be combined with a number of bolder colors to highlight your home. Neutral colours also look amazing in online photographs which is the first opportunity potential buyers have to view your home.

A popular colour according to Alvin Bali, a Commercial Branch Manager of Sherwin Williams paint stores in Surrey, B.C., is “Greige”—a warm combination of grey and beige. Beiges and taupes on their own can look outdated, but the combination of grey and beige brings a fresh modern look. This colour is perfect for creating a warm atmosphere and entertaining, especially in living room areas. Using a splash of a bright colour is perfect for an accent wall but remember to think about your furniture style and colours to match the look you want to accomplish. By painting your house a warmer neutral colour, a prospective buyer will appreciate, and be motivated by, the idea of not spending additional dollars re-painting it after purchase. After all, the goal is to sell your house!

In kitchens, the colour yellow still reigns supreme. Alvin suggests to not use shades of butter or corn but feels homeowners are now going for softer yellows like “Baby Yellow”. This colour is a gentle, washed out version of its vibrant counterpart, which creates a calming effect. Current trends for bathrooms include cool shades of greens and blues.

Overall, when it comes to interior colours, earth tones depict the colours in nature, which are considered warm and inviting. Because these are muted, they're soothing, relaxing and work well with most tones and room themes. Earth tones also complement rooms with a lot of wood, stone, metal or glass.

More often than not, prospective buyers aren’t exactly sure what they’re looking for, so you have to evoke an emotion from them that causes them to fall in love with your house. Also remember that not all paint is created equally and you have to understand your budget before investing in the idea. The quality of paint can vary along with its price. If you’re not sure of choosing a certain colour, Sherwin Williams sells a litre tester can called, “Colour to Go” which is available in 6000 colours. At the price of $8 per tester litre, it’s definitely worth testing out the colour in a small area of your wall so you don’t regret the colour choice you picked if the match isn’t what you wanted. You can also bring existing floor/furniture samples along with pictures into a Sherwin Williams store to help choose a colour that matches with your style.

Have fun with choosing paint colours, but remember the end results should look nice and be functional at the same time. Property managers can be an asset for a property investor. They can also be a detriment if they are not

chosen wisely. Use following tips to learn everything you need to make an informed decision.

1. be business mindedWhen you fail to plan, you plan to fail as the old adage

goes. In order to succeed in property investment, you need to have a detailed strategy mapped out and keep sight of your long-term goals. When it comes to managing your property portfolio, you should think like the owner of a business, because that’s essentially what you are!

Employ the best people for your team, take an active interest in all aspects of what they’re doing and communicate with them regularly because at the end of the day, it’s your asset and you need to make sure it’s being looked after effectively.

2. don’t get emotionally involvedWhile we understandably wear our hearts on our sleeve

when we go shopping for a new home–after all it’s where we raise our family and find sanctuary from the daily grind– allowing your emotions to get in the way when it comes to your property investments is a big mistake.

Rather than imagining yourself in the property you’re looking at, think about the type of tenant you want to attract and whether they would be happy living there.

After all, the tenant will help to pay your mortgage and by knowing your target market and catering to their likes and dislikes, you’re less likely to have extended vacancy periods and more likely to achieve top rental dollar.

date performance. This is understandably so because sentiment is one of the leading factors in the investment and strategic movement of your life’s labour. Here in Canada we have one of the least corrupt systems of management, with leaders like Jim Flaherty the Minister of Finance and Mark Carney the Gover-nor at the Bank of Canada.

With their senses keenly focused on the global stage and the unprecedented values associated with uncertainty that is out of their realm of control, they have recently adjusted the g.d.p of Canada to 2%. This is a reflection of conservatism that has helped maintain the health of our economy in the past for the present, and poised in the future. Realising that Vancouver has consecutively been rated as one of the Top Ten Cities in the World, makes it easy to appreciate the values associated to the crowning jewel of Canada and how more than ever, the time is NOW to pick your piece of paradise.

Mark these words, real estate values in Vancouver will not fluctuate more than the average 9% to 12% we have seen for the last 6 months, and as the effects of Obama’s victory restart the American Engine, Canada will be the first to react through immigration and infrastructure improvements that will help lift sentiment, exceed expectations, and drive results.

government backed mortgage insurance. As a result, Vancouver’s home sales for the year are expected to be almost 21 per cent lower than in 2011. However, market fundamentals suggest stronger sales activity ahead. Full-time employment has been growing at a 3 to 4 per cent clip for several months, mortgage interest rates remain at or near historic lows and the population base continues to expand.

Fewer residential transactions have led to an increase in the total number of active listings in the market. The region now exhibits buyers’ market conditions, meaning little, if any, upward pressure on home prices.

While the average annual residential price is expected to decline nearly 6 per cent this year and a further 2 per cent in 2013, it belies the fact that average price data was skewed high in 2011 by a spate of high-end home sales. The benchmark price, the price of a typical home in the market, didn’t experience the price appreciation, and subsequent decline, that average price statistics suggested. As a result, average price figures for Vancouver should be used with caution. Our analysis points to home prices remaining essentially flat through 2013.
