The theme of this issue of Root is, appropriately enough, getting back to our roots, which is especially important as we have wrapped up the Holiday Season.
CenterCal’s roots go back to 1998 when Jean Paul and I founded CenterOak Properties with our first investment partner, OakTree Capital. In those early days, it was just the two of us and some furniture we borrowed from home. In fact, the upholstered chair in my office today was the first piece of furniture we brought to our office, and I keep it there today to remind me of where we started. Many days, Jean Paul would relax on that chair as we planned our early deals, and watched those ideas take root and grow into actual projects.
From the beginning, Jean Paul and I have watched the company grow in wonderful ways, adding the best team of associates in the industry, creating tens of thousands of jobs and hundreds of millions in value for our investors and the communities we serve. It is a real honor for me to be a part of this amazing team!
So if you are ever stuck with a problem that needs a truly creative answer, you might want to stop by my office and stretch out on that chair for a while. Great ideas have been born there, and I believe our company has many more to come! I hope you had a Happy Holiday and Happy New Year, everyone!

Where/when did your interview for CenterCal take place? I interviewed on March 21, 2006, back in the old El Segundo office almost 10 years ago!
What is your favorite memory at CenterCal? I have so many great memories but I would say my favorite was the Special Olympics. I’m so thankful CenterCal gave me the opportunity to give back.
Who was your first friend at CenterCal? My first friend was Maren Hardman who was the only accountant in the company back in 2006. We met at the Portland office and she helped with my training. We’re still friends.
What has been the biggest change from when you started at CenterCal to now? The growth of the company amazes me. When I started we were about 10 employees.

Where/when did your interview for CenterCal take place? My interview took place here at Valley Mall on May 24, 2005.
What is your favorite memory at CenterCal? One of my favorite memories was traveling to El Segundo to the Corporate Office and meeting Gene and all the employees there.
Who was your first friend at CenterCal? My first friend was Dave Anderson. We met in 2002 when I moved to Yakima from Portland OR.
What has been the biggest change from when you started at CenterCal to now? Washington Plaza was a great addition to Valley Mall. I’m impressed with all the new stores that have opened in the last 10 years, and all the new properties we’ve added to our portfolio.

Where/when did your interview for CenterCal take place? I interviewed on a couple of occasions in early 2010 but I was living in Boise, ID so they were over the phone. I had already known Fred, Jean Paul and our leasing team because I was working on the retailer side.
What is your favorite memory at CenterCal? I have so many fond memories with our leasing team. We work really hard preparing for meetings where days are really long, but occasionally we get to unwind as a team and have fun.
Who was your first friend at CenterCal? Chris Byers was in the Real Estate Department at Chico’s over 10 years ago, and I was one of her brokers in LA, so we were already friends when I was hired.
What has been the biggest change from when you started at CenterCal to now? SO many changes. Watching the process from dirt to opening in Meridian was a great experience, and watching CenterCal grow has been a treat!

The percentage increase over last year’s gift card sales at Station Park, as reported by JP Swain. The 386 gift cards sold occurred within a single week in December, just prior to the Christmas holiday. This is just one small component of an overall positive upward trend in sales and traction for Station Park. Great job, team!
How much money was secured in a sponsorship deal with Shorewalk Collection McCarthy Homes at The Collection at Riverpark in 2015. This sponsorship took much time and effort to secure, and will most certainly be a great benefit to the company! Shorewalk was afforded many opportunities to have their presence felt at our Center, including their logo on the Santa House, stage mentions, onsite posters, LED exposure and numerous press releases.
The amount of shopping centers in our portfolio. A total of five Centers have been added since 2013. In addition, we have a number of projects that are under way. These are exciting times to be a part of the CenterCal team and to assist in building a growing empire.
The amount of square footage opened across the CenterCal portfolio in the months of July through December 2015. It takes a good deal of manpower to make that happen; from targeting the tenant, to processing all of the paperwork and negotiating terms, to the design and all of those onsite who contribute to turning over the space! Wow!

A JUNIOR RETAIL ACCESSORY STORE CALLED FINAL CHOICE. WHEN CENTEROAK PROPERTIES
ACQUIRED THE PROPERTY IN 1998 AND DECIDED TO EMBARK UPON A MAJOR REMODEL, I WAS
VERY EXCITED.
IN 2001, I WOULD HAVE AN OPPORTUNITY TO WORK AT MALL 205 AGAIN. THIS TIME HOWEVER,
IN A MUCH DIFFERENT CAPACITY WHERE DEMOLITION AND RENOVATION CONSTRUCTION TOOK
ON A WHOLE NEW MEANING FOR ME. IT WAS AN EXTREMELY FUN AND CHALLENGING PROJECT

The twinkling lights, booming carolers and lengthy lines of kids waiting to sit on Santa’s knee are all part of an annual ritual for many holiday shoppers. But for children with autism, those same holiday customs can be overwhelming triggers for stress. Many kids with autism and other special sensitivities never get the chance to tell the bearded man in person what they want for Christmas because the experience very often places them on sensory overload.
ENTER SILENT SANTA. This unique event is hosted prior to regular Center hours. It allows for those children with various special needs to enjoy a photo experience with Santa in a calmer environment, i.e. fewer people, no music, and a lot less stress. Families are encouraged to RSVP which allows for special queuing.
It all began in 2013 at Valley Mall and was based on a suggestion by the Santa set manager at that time. The event grew so much during its initial implementation that Valley Mall decided to host two Silent Santa events in 2015! 98% of the families who attended had never had their child take a photo with Santa before. There was an outpouring of support, with many people expressing how amazing it was along with their gratitude in seeing it come together.
Since the program began at Valley Mall, it expanded to Bridgeport Village in 2015 and will be implemented by The Collection at RiverPark in 2016. Between the originating properties, the program has served over 75 families and earned over $100,000 in PR value.
Today my family attended the Silent Santa event. The moment we got close to Santa, my son who is
autistic began freaking out and refusing to even get close to him. It took us a few minutes to calm him, but
I have to say the two ladies taking the photos did an amazing job. They were both so calm and soft spoken
throughout the whole visit. In particular, the one with the long brown hair was so sweet and patient that it
helped make what could have been an embarrassing and frustrating situation way less stressful – thank you!
While events of this kind don’t remove all the hardships from the journey we are on, they definitely help ease
them. Thank you for putting this special event together again this year…you guys have chosen some special
people to help make sitting on Santa’s knee a wish come true for many of these kids. Thank you again!!

The City is holding three public meetings so they can ensure that community members have the opportunity to learn about the DEIR and add their comments. Comments are taken via email, mail and verbally.
The DEIR looks at eight alternatives for the project, including doing nothing; only completing necessary infrastructure improvements; only developing the land-side of the property; not connecting Pacific Avenue; reducing the project scope by 50 percent; not exchanging property with the state; and potential places to build a boat ramp in King Harbor, which is required by the California Coastal Commission.
The DEIR is 6,700 pages including the appendices and reviews environmental issues such as traffic, aesthetics and visual resources, air quality, geology, wildlife, water quality, noise, recreational uses, and greenhouse gas emissions, to name a few.
After reviewing eight alternatives and a number of specific environmental concerns, two long-term impacts were found to be substantial: the noise that could come from the heightened activity at a portion of the project, and the potential for a tsunami. Fred Bruning and proponents of the project think two circumstances that cannot be mitigated is a huge win, citing that the waterfront was built for more capacity than what is currently on the nearly 36-acre property.
The public comment period will end January 19, at which point the city will work with their consultant, CDM Smith, to reply to comments and make any necessary revisions. They expect the final EIR to be presented to Harbor Commission in April or May of 2016.

There’s still work being done on our new shopping center, but our tenants began opening their doors in October, 2015. The tenant first to open - AT&T, HomeGoods and Ulta Beauty were welcomed with open arms by the Silverdale community. Despite the rain, the Fall Festival also drew shoppers to the Center during our Grand Opening celebrations. People of all ages were super excited to have a place to gather and celebrate together.
Welcome to the Trails at Silverdale, and great job to those who pulled together and made it possible to get this shopping center development up and running so quickly!
