The last six months of 2009 must be one of the most extraordinary times that theresidential property market has experienced. Last Autumn the predictions for almost everysector of the economy in 2009 were gloomy to say the least and we were preparingourselves for a long period of recession. The property market had already suffered in 2008and the forecasters predicted worse to come this year with falling prices and the knock oneffect of rising unemployment.
However the market, for the time being at least, has experienced an unexpected andwelcome recovery. It is with some considerable relief, therefore, that I am able to reportthat, since March, we have experienced a buoyancy in the residential market that couldcertainly not have been foreseen at the start of the year. Despite the difficulties in theeconomy we are currently experiencing a good demand for all types of property in theareas we cover together with a healthy level of viewings in all price ranges with a highpercentage conversion rate of offers to exchange of contracts. Even more surprisingly, andas far as Robert Holmes & Co is concerned, we have experienced a healthy level of activitywhere both sales and rentals are concerned as the two do not usually go hand in hand.
Prime locations such as Wimbledon and Coombe do not necessarily reflect the market inthe country as a whole but the high volume of sales that we have achieved in these areasin the last few months are, I feel, indicative of the fact that when the chips are downpurchasers rely on the fact that such locations are ‘prime’. As some evidence of this I ampleased to say that in the last six months alone we have sold over £72 million worth ofproperty at prices ranging from £325,000 at the lower end to £6,000,000. and in thesummer months of July, August and September we have sold ten houses at prices inexcess of £3,500,000. At the same time our Rentals office is experiencing a record year forletting properties in the area.
We are cautiously optimistic, therefore, that the current trend will continue for the immediatefuture and hopefully, into 2010. If you are thinking of selling or letting your property thenwhy not take advantage of the prevailing buoyant conditions ask us for a market appraisal.

Despite the last 18 months ominouspress and media reports, that haveno doubt contributed to the decline inthe property market, for some themood is now strangely optimistic.The front pages of the tabloids areeven headlining with ‘What CreditCrunch?’ and stories of large bonusespending in the New Year at the USInvestment Banks.
The unique events of the lasteighteen months have given rise to anunprecedented liquidity crisis in theUK real estate market. Even highnet-worth individuals have restrictedfinance options as a result of thecombination of depressed real estatevaluations, depreciated share assetportfolios, unfavourable sterlingexchange rates and the general lack ofappetite amongst lending institutions.
These unique circumstances haveled to a decline in real estate prices inthe UK. Even Prime and Super Primereal estate, which is historicallyun-effected, has experienced a declineof up to 30% in some areas, albeit thatprices have rebounded strongly inrecent months by between 10% – 15%.

forward valuations for even PrimeLondon property has fuelled thealready cautious lending market.Many of the traditional high streetlenders are only offering restrictivecredit terms; to the extent that they arein effect ‘closed for business’.It was only three years ago that wewere being targeted by lendinginstitutions wishing to open up ‘LargeLoan’ desks specialising only in £1M+mortgages. These desks are nowacross the board empty with theformer incumbents having moved intoother departments or having left thelending industry completely.
As a result of this suddenwithdrawal of finance many clientshave found it more difficult to raisemortgages due to the increasedrestrictions being place on thesetraditional credit institutions. In shortthe retail lenders such as Bank ofScotland, Halifax, Barclays and C&Gwho have dominated the £1M+mortgage market are no longerkeen to write competitive largemortgage business.
However such situations of adversityalways provide opportunities for those
that are willing to step into the breach.It is the Private Banks andInternational Banks who have filled thevoid created by the retail lendersretreat to what they deem to be lowrisk pastures.
With the traditional lending banks ineffect out of the picture the opportunityhas opened up for private and overseasbanks to lend to the UK market.Leading with credit many of thesesmaller boutique banks are offeringhighly competitive rates in order toattract new clients.
Whilst possible, even in today’smarket, this is not an easy orstraightforward process. Some lendingbanks are no longer prepared toentertain a dry loan situation. That isa credit facility with no additionalbanking relationship.
Lending institutions are now lookingfor additional opportunities from a

client. This might be funds undermanagement, cash on deposit orpledged assets against interest charges.
Our role as intermediary is vital inorder to achieve the right balance witha bank; one, which protects theinterests of the client but still,facilitates the required lending terms.
So what is available for clientslooking for funding in excess of £1M?
Typical maximum Loan to Valuesare 75% with loans often granted onrenewable 5 year terms with marginsin the region of 1.75% – 2.00% overLibor (London Interbank Offered Rate)offering an ‘all in’ rate of circa 2.35% to2.55%.Alternatively Bank base ratelinked loans are in the region of 2.39%over , with fixed rates for 2, 3 and 5years at 3.89%, 4.39% and 5.49%respectively.Arrangement fees canvary from a flat £799 to 0.75% of theloan advance so it is important to lookat the overall package on offer fromthe lender.
One can see that whilst the supplyof funding remains constrained, thecost of funding is extremely cheap,so what are the key drivers that willdetermine the direction of propertyprices?
Throughout history there has neverbeen a time where three of the criticaleconomic drivers have been aligned asthey are today; bank base rate hasnever been seen at 0.50% since ratesbegan over 300 years ago; sterling is
significantly underperforming againstboth dollar and the Euro; propertyprices are down by up to 25% even inPrime London locations.
Whilst the media talk about furtherfalls and the majority of the populationsit on their hands awaiting thesepredicted discounts, the opportunisticentrepreneur is already capitalising onthe current market conditions.PrimeCentral London (PCL) markets havebeen supported through the spring andsummer months of 2009 by eurodenominated buyers exploiting what incurrency adjusted terms are upto 50%discounts to historical values.Overseasclients know that the key Londonpostcodes will always be a valuableasset. Other buyers are UK residentslooking for trophy assets or propertiesfor investment purposes looking for analternative to the very low returnsavailable on cash.
If indeed the City of London returnsto good levels of profitability implyingincreased flow of money supply andconfidence returns to both the buyingcommunity and the lendingcommunity, then without a doubtprices will recover through 2010 andbeyond.I believe that the combinationof the factors detailed above willdetermine an upward movement inproperty prices, albeit a steady one.I would caveat this by confirming thatany concrete recovery and upwardtrend in property prices at the lower
end of the market is wholly reliant on asupply of competitive 90% mortgagefunding which at the moment isdistinctly lacking.
Whatever the rationale forpurchasing in today’s market our roleis still to source a level of credit inorder to provide the client with thesufficient leverage to maximise theirpurchasing power.
