General Construction Notes
1. Dimensions are to face of structure unless otherwise noted
2. General Contractor shall install all required blocking for all equipment, hangers, etc.
3. All work shall conform to all Local, State, and Federal codes and regulations.
4. General Contractor to install plywood backing behind all shelving and sinks as needed tosupport such items (Verify locations with Owner).
5. General Contractor to run exterior exposed phone lines through steel conduit.

General Notes
1. These drawings indicated the general scope of the project in terms of architectural designconcept, dimensions, major elements, and materials. These drawings do not necessarily indicate ordescribe all work required for the full completion of the project. Anything not expressly set forth, butwhich is reasonably implied or necessary for the proper performance of the project shall beincluded in the Contractor’s bid.
2. All sections, details, and notes are intended to be typical and shall apply to similar situations.
3. These drawings may have been printed at a different scale than indicated. DO NOT SCALETHESE DRAWINGS – Use the dimensions indicated on the drawings.
4. Verify dimensions indicated on the drawings with field conditions before fabrication, orderingmaterials, or starting work. Notify Architect immediately in writing with any discrepancies.
5. All dimensions and sizes of existing construction and conditions indicated shall beconsidered approximate and shall be verified in the field by the Contractor. Existing dimensionsshall be documented in writing and provided in writing to the Architect.
6. If the Contractor encounters problems in performance of the Work indicated, he shallimmediately bring such problems to the attention of the Architect in writing for the proper action beforeWork continues. The Contractor shall immediately notify the Architect in writing of any items notshown or indicated in the construction documents that, in his opinion, require inclusion, repair, ormodification.
7. The General Contractor and his subcontractors shall furnish all of the items and laborrequired for the full completions of the project in a first class workmanship manner.
8. Each subcontractor, dealer and his employees and/or workers shall be responsible foradhering to all provisions of the Occupational Safety and Health Act and any standards promulgatedunder the Act.
9. The General Contractor and his subcontractors shall comply with all Local, State, and Federalcodes and ordinances. Unless noted otherwise, it is the General Contractor’s sole responsibility toapply for, pay for, and procure all permits, and schedule any and all required inspections.
10. The General Contractor shall have the Architect named as “additionally insured” under theirinsurance policy.
11. The General Contractor shall be responsible for the design and construction of all shoring,bracing, and falsework. The General Contractor shall submit for the Architect’s review (only) alayout of shoring indicating placement and load capacities of shoring elements.
12. The Architect is not responsible for locating existing utilities below or above grade. Anyreference to existing utilities shown are for the Client’s information only and should be field verified bythe appropriate parties at the Contractor’s expense.
13. The Architect assumes no liability or responsibility for any discrepancies between thesedrawings and the Construction Contract.
14. The Architect assumes no liability or responsibility for any discrepancies or errors containedin these drawings not called attention to in writing by the Contractor before fabrication, orderingmaterials, or starting work.
15. The Architect shall not be “in-charge” of any of the construction Work. The Contractor shallnot solicit advice from the Architect regarding means and methods to perform the Work.
16. The Architect shall not have control over or charge of and shall not be responsible forconstruction safety, construction means, methods, techniques, sequences, or procedures, or forsafety precautions and programs in connection with the construction Work.
17. The Architect’s right to be on site to periodically observe the project is simply a duty to verifythat contractual specifications are met, and does not imply oversight or responsibility for the Work.
18. The Architect shall not be responsible for errors, omissions, and/or mistakes made during theconstruction by the Contractor. The Owner’s sole remedy for construction defects, errors, oromissions shall be against the Contractor.
19. The drawings herein, architectural design inferred from, and the rights thereof as defined bycopyright laws belong to Matthew Battin, Architect and are not to be copied or reproduced withoutpermission.
Fire Rated Wall Penetrations
1. Provide UL listed systems sealants around all conduits passing through all rated walls or floors in accordancewith the UL fire resistance directory.
2. The selected system must bear an approved UL penetration system number and be installed in accordancewith the selected system taking into account the construction and the rating of the rated assembly being penetratedand the type of penetration being made.
3. The Electrical Contractor, Plumbing Contractor, and HVAC Contractor shall review architectural drawings toconfirm the number and extent of all fire rated partitions in the facility.

R402.4. Air Leakage.Building thermal envelope. The building thermal envelope shall be durably sealed to limit infiltration.The sealing methods between dissimilar materials shall allow for differential expansion andcontraction. The following shall be caulked, gasketed, weatherstripped or otherwise sealed with anair barrier material, suitable film or solid material:
1. All joints, seams and penetrations.2. Site-built windows, doors and skylights.3. Openings between window and door assemblies and their respective jambs and framing.4. Utility penetrations.5. Dropped ceilings or chases adjacent to the thermal envelope.6. Knee walls.7. Walls and ceilings separating a garage from conditioned spaces.8. Behind tubs and showers on exterior walls.9. Common walls between dwelling units.10. Attic access openings.11. Rim joist junction.12. Other sources of infiltration.
Note: Air permeable insulation (Fiberglass/rockwool…etc.) shall not be used as a sealing material.
TESTING - R402.4.1.2. . The building or dwelling unit shall be tested and verified as having an airleakage rate not exceeding 3 air changes per hour. Testing shall be conducted with a blower door ata pressure of 0.2 inches w.g. (50 Pascals). Contractor shall perform 2 tests, one at completion ofbuilding shell, the second as required by IRC R402.4.1.2 - Testing shall be conducted by a thirdparty. A written report of the test results shall be signed by the third party conducting the test andprovided to the building inspector, architect and owner not later than the final building inspection.Testing shall be performed at any time after the creation of all penetrations of the building thermalenvelope.
- R402.4.2. FIREPLACES. New wood-burning fireplaces shall have tight-fitting flue dampers andoutdoor combustion air. An air barrier shall be installed on fireplace walls. Fireplaces shall havegasketed doors.
- R402.4.4. RECESSED LIGHTING. Recessed luminaires installed in the building thermal envelopeshall be sealed to limit air leakage between conditioned and unconditioned spaces. All recessedluminaires shall be IC-rated and labeled as having an air leakage rate not more than 2.0 cfm (0.944L/s) when tested in accordance with ASTM E 283 at a 1.57 psf (75 Pa) pressure differential. Allrecessed luminaires shall be sealed with a gasket of caulk (or per manufacturer’s specification)between the housing and the interior wall or ceiling covering.- R402.5 Maximum fenestration U-factor and SHGC (Mandatory). The area-weighted averagemaximum fenestration U-factor permitted using trade-offs from Section R402.1.4 or R405 shall be0.48 in for vertical fenestration, and 0.75 for skylights. The maximum SHGC for glazed fenestrationand skylights is 0.40.
R403. SYSTEMS. (Heating and Cooling & Service Water Heating)- Heating and Cooling Equipment Controls. At least one pre-programmed programmable thermostatisrequired when using a forced air system. Separate thermostats are required for each heating/coolingzone in the dwelling.- Duct Insulation. Supply and return ducts located outside the thermal building envelope shall beinsulated to an R-8. Ducts in floor trusses can be insulated to an R-6. Ductwork completely withinthe building thermal envelope need not be insulated.- Duct Sealing. All ducts, air handlers, filter boxes, and building cavities must be sealed. Joints andseams shall comply with either the International Mechanical Code or International Residential Code,as applicable.- Duct tightness shall be verified by either a Postconstruction Test or Rough-In test. Total leakageshall be less than or equal to 4 cfm (113.3 L/m) per 100 square feet of conditioned floor area whentested at a pressure differential of 0.1 inches w.g. (25 Pa) across the entire system. Duct tightnesstesting is not required when the ducts and air handlers are located entirely within the buildingthermal envelope.- Building framing cavities shall not be used as ducts or plenums.- Mechanical Systm. Piping Insulation. R-3 for piping carrying fluids at > 105°F or < 55°F is required.
R403.4 SERVICE HOT WATER SYSTEMS.Circulating hot water systems shall include a manual or automatic switch that can turn off the systemwhen it is not in use.
R403.5 MECHANICAL VENTILATION. The building shall be provided with [Whole House] ventilationthat meets the requirements of the IRC (M1507). Outdoor air intakes and exhausts shall haveautomatic or gravity dampers that close when the ventilation system in not operating.
SECTION M1507MECHANICAL VENTILATION- M1507.1 General. Where local exhaust or whole-house mechanical ventilation is provided, theequipment shall be designed in accordance with this section.- M1507.2 Recirculation of air. Exhaust air from bathrooms and toilet rooms shall not be recirculatedw/in a residence or to another dwelling unit and shall be exhausted directly to the outdoors. Exhaustair from bathrooms and toilet rooms shall not discharge into an attic, crawl space or other areasinside the building.- M1507.3 Whole-house mechanical ventilation system. Whole-house mechanical ventilationsystems shall be designed in accordance with Sections M1507.3.1 through M1507.3.3.M1507.3.1 System design. The whole-house ventilation system shall consist of one or more supplyor exhaust fans, or a combination of such, and associated ducts and controls. Local exhaust orsupply fans are permitted to serve as such a system. Outdoor air ducts connected to the return sideof an air handler shall be considered to provide supply ventilation.M1507.3.2 System controls. The whole-house mechanical ventilation system shall be provided withcontrols that enable manual override.M1507.3.3 Mechanical ventilation rate. The whole-house mechanical ventilation system shallprovide outdoor air at a continuous rate of not less than that determined in accordance with TableM1507.3.3(1).Exception: The whole-house mechanical ventilation system is permitted to operate intermittentlywhere the system has controls that enable operation for not less than 25-percent of each 4-hoursegment and the ventilation rate prescribed in Table M1507.3.3(1) is multiplied by the factordetermined in accordance with Table M1507.3.3(2).

R403.6 EQUIPMENT SIZING. Heating and cooling equipment shall be sized based on building loadscalculated in accordance with ACCA (Air Conditioning Contractors of America) Manual-J, a simplifiedmethod of calculating heating and cooling loads. The Manual-J calculations must be submitted uponapplication for the mechanical permit only.
