At the point of taking these details I am stood in the doorway of the conservatory, looking out
across the garden with pond, waterfall and paddock beyond. On this lovely early summer day, in my opinion, this is where you will fall in love with the property.
Stepping out from the conservatory is a small slabbed patio area with flower borders, steps lead
down to the Main Lawned Area with a most attractive Irregular Shaped Pond with mature
planting including lily pads and extremely well stocked variety of fish. As mentioned earlier

DIRECTIONS:
If approaching from Ross, leave the stone-built market house in the centre of the town
proceeding southwards on the B4234 towards Walford. Shortly after the 40mph ‘Walford’
signs, on the corner, take the turning to the left and proceed along the lane for just over half a
mile, taking the second right hand turning sign posted ‘Ruardean’ ‘Deepdean’. Travel along
this lane for approx. 1.2 miles passing ‘Paddocks Farm’ approximately halfway along and a
little further ‘Deep Dean Cottage’, this is the last marker on this side of the road before
Riseford. Continue along the lane and just before you reach the brow of the hill, are a pair of
driveways on the right-hand side, marked by our sale board. Riseford is the right-hand gate and is a relatively tight turning so please take care when making this manoeuvre.
