STRUCTURAL & MISC. STEEL1. Codes: All materials & work shall conform to the requirements of the
2015 International Building Code, and all other local, state and federalregulations.
2. Standards: A.S.T.M. designations and all other standards refer to thelatest editions.
3. Site Limitations: The work, as shown on the set of drawings, but notnecessarily limited to the work as drawn, includes examining the site andall conditions and limitations thereabout. Take into account all suchconditions and limitations, whether or not the same are specifically shownor mentioned as to be part of this work, and attain the completedconditions as indicated by the drawings.
4. Existing Conditions: All information shown on the drawings relative toexisting conditions is given as the best present knowledge, but withoutguarantee of accuracy. Where actual conditions conflict with thedrawings, they shall be reported to the Engineer so that proper revisionsmay be made. Modifications of details of construction shall not be madewithout prior written approval of the Engineer.
5. Dimensions: Dimensions indicated are the dimensions to be used forconstruction. Working dimensions shall not be scaled from the plans,sections, details, or any other part of the drawings. Dimensions shouldbe taken as noted on the plans.
6. Verification: Verify all dimensions, elevations and site conditions beforestarting work. Notify the Engineer immediately of any discrepancies.
7. Similar Work: All details as shown on the drawings shall apply to all similarconditions whether referenced or not. Typical details and notes shallapply unless shown otherwise on the plans.
8. Conflicts: Notes and details on the drawings take precedence over theGeneral Notes and typical details in case of conflict. Omissions orconflicts between the various elements of the working drawings and/orspecifications shall be brought to the attention of the Engineer prior toproceeding with any work involved.
9. Problems: Should, through the progress of work, a problem develop,either due to site conditions or drawing error, the Engineer is to benotified immediately before any continuance of the work so the problemmay be resolved according to design.
10. Changes to Drawings: Obtain prior written approval.
11. Construction Methods and Project Safety: The contract drawings andspecifications represent the finished structure and do not indicatemethods, procedures or sequence of construction. Take necessaryprecautions to maintain and insure the integrity of the structure duringconstruction. Neither the Owner nor Architect/Engineer will enforcesafety measures or regulations. Contractor shall design, construct andmaintain all safety devices, including shoring and bracing. The Contractorshall supervise and direct the work and shall be solely responsible forconstruction means, methods, techniques, sequences and procedures.
12. Temporary Supports: Contractor shall provide and install adequatetemporary supports and erection bracing to safely execute all work andshall be fully responsible for the same.
13. Coordination: The Contractor shall be responsible for coordinating thework of all trades and shall check all dimensions. Any discrepancies shallbe called to the attention of the Engineer and be resolved beforeproceeding with the work.
14. Permits: It shall be the responsibility of the Contractor to obtainnecessary permits.
15. Options: Options are for the Contractor's convenience. He shall beresponsible for all changes necessary if he chooses an option and shallcoordinate all details. The cost of additional design work necessitated bythe selection of an option shall be borne by the Contractor.
16. Substitutions: Provide manufacturer's approved product evaluationreports (ESR reports) and a list of all proposed substitutions to theEngineer for review and written approval before fabrication.
17. Unforeseen Conditions: Include as part of this work miscellaneous cuttingand patching necessitated as a result of unforeseen conditions and thereworking of abutting surfaces as required to make new work join andmatch existing surfaces to remain, both on the site and on adjacentproperty.
18. Pipes, Ducts, Sleeves, Chases, Etc.: Shall not be placed in slabs, beams,or walls unless specifically shown or noted, nor shall any structuralmember be cut for pipes, ducts, etc., unless specifically shown. Obtainprior written approval for installation of any additional pipes, ducts, etc.
19. Construction Loads: Materials shall be evenly distributed if placed onframed floors or roofs. loads shall not exceed the allowable loading forthe supporting members and their connections.
GENERAL NOTES1. All structural lumber shall be Douglas Fir-Larch of the following minimum
grades:a. 2x Framing and Plates No. 2b. 2x and 3x Studs No. 2c. Beams, Headers, Posts and All Other 4x and Larger Members -
U.N.O. No. 1
2. Structural plywood shall be Douglas Fir conforming to product standardPS-1-95 with exterior glue and shall be stamped by an approvedfabricator.
3. Installation of vertical and horizontal sheathing shall be approved by theinspector prior to covering.
4. Framing hangers, caps, hold-downs, bases, anchors, connectors andother elements shall be manufactured by Simpson Company or anapproved equal. Requires 3x or 4x hangers and shim to fit as applicable.
5. Cut washers shall be placed under heads and nuts of all bolts and underheads of lag bolts. For anchor bolt plates see shear wall schedule.
6. Provide solid blocking under all new post columns.
7. All nails to be common wire nails. Box nails are not permitted. Wheresplitting occurs, pre-drill holes. Machine nailing to be permitted uponcontinued demonstration of suitable nailing. Nails shall not be driven morethan 1/16 inch below surface of plywood. Under-driven nails to be handdriven flush to plywood surface.
8. Nail Penetration for plywood diaphragms shall be 1½ inch into blocking.Near misses to be re-nailed.
9. Sawn lumber shall have a maximum 19% moisture content. No "wet" lumber.
10. Bearing wall studs shall not be notched more than 25% of their width.Bored holes shall not have a diameter greater than 40% of the studwidth.
11. All bolt holes shall be drilled 1/32" to 1/16" oversized.
12. Loading information may be provided upon request. Notches, holes orcuts shown in the typical details are allowed without additional approval;all other member modifications are to be approved by the structuralengineer.

1. The specified compressive strength of the masonry, F'm, shall not be lessthan 1500 psi.
2. Concrete masonry units shall be grade N-1, conforming to A.S.T.M. C-90.Minimum compressive strength = 1900 psi.
3. Mortar shall be Type S, conforming to A.S.T.M. C-161 and C-270 minimumcompressive strength F'c = 1800 psi at 28 days. Mix to be 1 part cement,3½ parts sand, 1/4 part hydrated lime or lime putty, proportions byvolume.
4. Grout shall be conforming to A.S.T.M. C-476 minimum compressivestrength F'c = 2000 psi at 28 days. Mix to be 1 part cement, 1/10 parthydrated lime or lime putty, 3 parts sand, and 2 parts pea gravel,proportions by volume. Grout shall be of a fluid consistency. Minimumgrout space shall be 3 inches in least dimension.
5. Grout Placement: Maximum grout lift shall be 4'-0" unless notedotherwise.
6. Grout solid all cells.
7. The thickness of grout between block units and reinforcing steel shall be1/2 inch minimum and 3/4 inch minimum between between parallelreinforcing bars.

1. Continuous inspection by a registered special inspector per section1704.5 of the International Building Code is required for all epoxyanchors.
2. All anchor bolts shall conform to the following:
a. Drilling shall be done with electric rotary drill. Small amounts ofwater may be used in drilling where hard stone or mortar isencountered.
b. Drilled holes shall be cleaned as recommended by anchor boltmanufacturer.
c. Installation of epoxy dowels shall follow the strict recommendationsof the manufacturer and the applicable ESR Report. Where spallingis anticipated due to insufficient edge distance, use threadedanchor rod epoxy into drilled hole. Contractor shall have ESRReport on-site during all installations.
3. Impact type tools shall not be used on any existing masonry buildingsexcept where permitted by the engineer. Workmanship shall minimizedamage to existing construction.
