Local area mapLocationGoodman’s Fields is located in Aldgate which is currently undergoing a significant transformation. Forthcoming developments will provide a mixture of uses from offices, retail, residential, student accommodation, hotels and new public realm. With its excellent communication links the area is set to emerge as a gateway between the City, East End and East of London. The development will deliver a new retail and leisure destination, which will include restaurants, cafés, shops, convenience store and a boutique cinema. The Proposed SchemePlanning permission was granted in March 2012 for a mixed-use development comprising 923 apartments (30% affordable), 617 student rooms and a 250-bedroom hotel. The development also includes 75 Leman Street which comprises a further 59 luxury apartments.
When completed, Goodman’s Fields will provide approximately one million sq ft of mixed-use accommodation and 2.3 acres of world-class public realm.
The commercial space is being designed to offer flexibility to meet occupier requirements. The scheme will deliver, when fully completed, circa 112,000 sq ft GIA of retail and leisure space.

The scheme will deliver, when fully completed, c.112,000 sq ft (10,405 sq m) GIA of retail/leisure space.
The scheme offers occupiers flexible floor plates from 1,000 to 47,000 sq ft. Planning permission has been granted for A1, A2, A3, A4, A5, B1, D1 & D2 Use Classes.
Work is nearing completion at 75 Leman Street on 59 private residential units, to be delivered in Q2 2013.
The first phase of the scheme, the Southwest Block, is already underway on site and the retail element will be ready for handover at Q4 2013.
Construction of the Northwest block started in Q4 2012 and handover of the commercial element will be in Q4 2014.
The second and third phases of the scheme, the Northeast and Southeast blocks will start in 2015 with completion in 2016/2017.
Berkeley Homes completed the neighbouring development of City Quarter totalling 290 apartments in 2010. The development links directly into Goodman’s Fields through Garden Square.
Once complete, City Quarter and Goodman’s Fields will comprise almost 1,200 residential units, with c. 5,000 residents.

Public RealmThe vision at Goodman’s Fields is to create a vibrant, successful and new urban quarter which will strongly embrace diverse horticulture that softens the harsh built environment and provide an acknowledgement of the seasons and nature. The human scale public realm will consist of a variety of different
character spaces including dynamic pedestrian streets animated with mature trees and cascading water features, focal piazza spaces enlightened culturally with elements of public art and quiet residential gardens planted to provide all year horticultural interest.

Northwest BlockThe Northwest block will comprise a 250-bed Premier Inn Hotel (Whitbread Plc) and 182 residential flats. On the ground floor will be the Hotel restaurant, health club/spa and retail and leisure premises totalling 16,000 sq ft (GIA).
Operators will benefit from superb road frontage onto Leman Street and Alie Street on the northwest corner of the block. The retail frontage will be visible from Aldgate East Tube Station and Aldgate Junction. Alternatively occupiers can be accommodated facing
south, overlooking the courtyard and public realm. This position offers the advantage of outside seating.
Construction of the Northwest block commercial in Q4 2012 and handover of the commercial element will be in Q4 2014.

Southwest BlockThe Southwest Block will offer 16,000 sq ft (GIA) of retail, leisure and office space on the ground floor. The upper floors will comprise 617 student rooms which have been sold to Student Castle. Students will be taking occupation from September 2013.
Occupiers to the north will benefit from road frontage onto Leman Street and visibility from Aldgate East Underground Station.
The Northeast unit circa 1,000 sq ft is located beside a pedestrian walkway into the centre of the scheme which will be suitable for outside seating.
The Southwest Block is the first phase of the development. Construction is underway and pre-lets have been secured to Sainsbury’s Local and Berkeley, ready for handover in Q4 2013.
