THE calling of the Federal election shouldremove the last piece of uncertainty thathas resulted in a surge in property listingsin Perth over the past three months,according to Travis Coleman, propertymanager of Propell National Valuers.

Mr Coleman said that the trifecta of therising interest rates, the proposed miningsuper profits tax and leadership changes inthe Federal Government had combined tomake buyers uncertain even though theoutlook for the State economy remainedvery positive.

“This positive outlook for the WAeconomy is underlined by the most recentpredictions by the Chamber of Commerceand Industry which is now predicting thatit is likely to grow 3.5 per cent over thecoming 12 months – a half percentagepoint lift on the previous forecast,’’ he said.

“The property market is driven bysentiment and when there is morenegative than positive news, buyers retreat

from the market, as happened during thepeak of the world financial crisis.

“Overall, the outlook for interest ratesis now one of steady rates or just modestrises while the conflict over the miningsuper tax has been largely resolved.

“In reality, the WA economy couldsoon return to the boom conditions of afew years ago putting an upward pressureon property values. However, buyers tendto be fixed on immediate issues anduncertainty around the outcome of theFederal election is dampening confidence.”

Mr Coleman said historically, the lead-up to and during a Federal election was atime when people postponed making largedecisions such as buying a property.

“However, after the election, buyerstend to move back into the real estatemarket once they know the compositionof the new Federal Government and somecertainty has been returned.

“Once the election result is known, the

last of the three big negatives underminingconfidence in the property market will beremoved and we could see a major bouncein the roperty market as the positives ofthe WA economy begin to dominate newsheadlines again.”
