A GROWING number of baby boomersare upsizing and moving into the westernsuburbs as they continue working later inlife.

According to CapornYoung principal RichardYoung, during the past fiveyears there has been asignificant increase in thenumber of homebuyers over50 years of age purchasinghomes in Claremont,Dalkeith, Nedlands,Cottesloe and Fremantle.

“These baby boomers arebuying into upmarket lifestyle suburbsbecause they intend to have a longerworking life and are attracted to thesenear-city suburbs which can providesecurity as well as a wonderful lifestyle,’’he said.

“People are now living much longer andtheir working lives are being extended.This is in direct contrast to lifestyle trends

during the 1980s when many people wereencouraged to retire as early as 55 years ofage.

“This new lifestyle trend of people

working much longer in life is highlightedby the latest ABS figures which show asignificant growth in the number ofworking people who are aged 55 years andover during the last 30 years.”

Mr Young said mature property buyerswere attracted to the western suburbsbecause the area had easy access to thecity centre and the Swan River, as well as

to lifestyle attractions in Fremantle andCottesloe.

“Crime is an important issue for thesebaby boomers and they are now prepared

to pay a premium price to livein an area which has very lowcrime rates,’’ he said.

“Caporn Young is alsofinding that more matureproperty buyers are driving agrowing demand for higher-density homes in the area suchas villas, townhouses, terracedhomes and apartments.

“Many of the matureproperty buyers in the western suburbsmarket are either professionals or privatebusiness people who do not intend toretire at 65 years of age.”

In addition, Mr Young said he had alsonoticed that long-term residents in thewestern suburbs were deciding todownsize in the area, rather than move toanother part of Perth. ■
