As a whole, residential sales prices have decreased again across the city during 2018. Upon closer

analysis, average real estate prices have declined -7% for apartments and -10% for villas within the most

searched areas in January - October 2018 compared to the same time period in 2017.

This report examines a snapshot of price shifts in the top 10 most searched residential communities of

2018 thus far.

The top five searched apartment communities year-to-date for 2018 were Dubai Marina, Jumeirah

Village Circle, Jumeirah Lakes Towers, Downtown Dubai and Business Bay.

The perennial expat and investor favourite, Dubai Marina, saw prices decline by an average of 5%

across one-to two-bedroom apartments in the area. Three-bedroom apartments showed a slight price

increase of 3% bringing the average for three-bedrooms in Dubai Marina to AED 1,642 per sqft.

Across Jumeirah Village Circle, Jumeirah Lakes Towers and Business Bay, one-bedroom apartments

perform better than two-and three-bedroom units in these areas - although most offering price decreases

averaging between 6 - 15%. Downtown Dubai remains the highest valued area for apartments, with an

average price of AED 2,078 per sq ft.

The Palm Jumeirah moved into the top 5 searched villa communities in 2018, reflecting a trend that

softening purchase prices are encouraging residents to consider higher end communities as they

become more affordable. Two of the more popular villa communities, Jumeirah Village Circle (JVC)

and The Springs in Emirates Living remained in the top 5 searched villa communities with declines

averaging 7% and 9% retrospectively.

Alongside this is the search demand for Arabian Ranches, which saw the average price for a one-

bedroom decline by 11% to AED 980 per sqft.
