SUMMARY
General Information: Overview A home inspection is a non-invasive, visual examination of the accessible areas of the property, designed to identify areas of concern within specific systems or components defined by the City OfEdmonton Standards of Practice, that are both observed and deemed material by the inspector atthe exact date and time of inspection. Any and all recommendations for repair, replacement, evaluation, and maintenance issues found, should be evaluated by the appropriate tradescontractors within the clients inspection contingency window or prior to closing, which is contractapplicable, in order to obtain proper dollar amount estimates on the cost of said repairs and alsobecause these evaluations could uncover more potential issues than able to be noted from a purelyvisual inspection of the property. This inspection will not reveal every concern or issue that exists, but only those material defects that were observable on the day of the inspection. This inspection isintended to assist an evaluation of the overall condition of the dwelling only. This inspection is not aprediction of future conditions and conditions with the property are subject to change the momentwe leave the premises.

AFUE Ratinghe efficiency of a 1976 natural draft, continuous pilot light, heavy duty heat exchanger natural gasfurnace would have been anywhere between 56% to 70% AFUE.
AFUE (Annual fuel utilization efficiency) is a metric used to measure furnace efficiency in converting fuel toenergy. A higher AFUE rating means greater energy efficiency. 90% or higher meets the Department of Energy'sEnergy Star program standard.

ALUMINUM BRANCH CIRCUITSATTIC, BASEMENT
Aluminum wire appears to be installed on branch electrical circuits in the subject premises. These singlestrand, branch circuit aluminum wires were used widely in houses during the mid 1960s and 1970s.According to the U.S. Consumer Product Safety Commission, problems due to expansion can causeoverheating at connections between the wire and devices (switches and outlets) or at splices, which hasresulted in fires. For further information on aluminum wiring contact the U.S. Consumer Product SafetyCommission via the Internet at http://www.cpsc.gov/ . It is recommended that the electrical system beevaluated by a licensed electrician.
