AS someone who has spent a lot of time inBali, I was very impressed by the authenticityof this Balinese-style residence.

No decline, but market is flatREPORTS thatMandurah’sproperty markethad fallen by morethan 5 per cent insome sectors werenot entirelyaccurate, saysHarcourts co-director and salesconsultant LeePerry.

Mr Perry, whose branch was averaging25 sales a month over the last year, said itwas a case of properties now beingmarketed realistically.

“If you hit the market correctly it’ll sellcorrectly; properties that were listed at$500,000 last year probably shouldn’thave been,” he said.

Travis Coleman, managing director ofPropell National Valuers, reported agrowing divide between different sectorsof the Mandurah property market.

He said in particular homes pricedbetween $500,000 and $700,000 hadsuffered an overall decline in sales overthe last months, which was reflective oftrends in Perth.

“I can only speak for my branch, but Ihaven’t noticed this. I have noticed it isstagnant but not a decline,” said Mr Perry.

Mr Perry said the only difference he haddetected in the last year was that buyerswere more prepared to buy because theprices were right.

“Even if it’s the home of their dreams,people are unlikely to purchase a homethat is $50,000 overpriced; they’re goingto hold out for better value,” he said.

Mr Perry said with the exception ofproperties in the marina, which wereexperiencing an oversupply issue, higher-end homes faced no more obstacles thantheir lower-end counterparts.

“Everything and everywhere is fine aslong it’s priced right,” he said.

“We recently sold a high-end canalproperty that had been on the market fora while, but the owners listened, hit themarket correctly and we were floodedwith people calling in enquiring about theproperty.”

Mr Coleman said long-term prospectsfor the Mandurah market looked positivebecause of Mandurah’s lifestyle emphasis.

“Over the coming year, it is expectedthat property buyers will appreciate thatreal estate in Mandurah is relativelyundervalued and the volume of sales willincrease, putting an upward pressure onprices,” he said.

“This focus on lifestyle is a key reasonfor Mandurah’s surging population, whichwill result in a rising demand for realestate over the long term.”

Mr Perry said growth would take atleast another two years and expecting itwithin the year was not logical. “First youneed confidence in the market, the secondis a clear-out and the third is the actualgrowth period,” he said. ■
