The site is located 0.1 mile from the A27, and is under 2 miles from the A3(M), which is the main arterial route running from London to Portsmouth. PLANNINGThe site is currently allocated for 12,000 sq.m. of manufacturing and/or warehousing floorspace in the adopted Local Plan but was proposed for residential use in the emerging local plan for 90 dwellings. In addition, representations have been submitted to the Council seeking to promote land to the west of the allocated site to increase the number of dwellings to around 160 and this was positively received. That would still leave land on the westernmost field adjacent to the Hermitage Stream for public access and flood & ecological mitigation. However, the Council have asked for further technical work to be undertaken to demonstrate this is achievable before they will commit to that and this work is underway and is progressing positively.
The draft local plan is out for consultation and does not reflect the current allocation. The vendor has made representations to the Council to take the existing allocation into account.
