1.0 EXECUTIVE SUMMARY

From the search and enquiry information received back to date, the proposed site for construction has limited issues with the disconnection and diversions of existing utility supplies. There is some minor BT equipment on site, but the removal of this equipment is not envisaged to be an issue once works commence on site. Quotations for new supplies from the gas, electricity and water service utility companies have been obtained.

2.0 INTRODUCTION

McBains Cooper have been instructed to undertake statutory services investigations for a proposed development at Station Corner, Marketfield Way, Redhill. This report outlines the details of the existing utility infrastructure at the proposed site. The infrastructure services that were covered in this search are Electrical services - UKPN Gas Services - Squire Energy Water - East Sutton and Surrey Water Telecoms - BT

4.0 GAS UTILITIES QUOTATION McBains Cooper has contacted Squire Energy with regard to a new gas supply to the site, the quotation was based on the current design which has a requirement of 144m3/hr. The new supply to serve the site will comprise of taking a new connection from the existing medium pressure gas main, the installation of a new meter and the installation of a new GRP kiosk. McBains cooper have received a quotation from Squire Energy which covers the following works.

• Connection to the existing 315mm polyethylene (PE) low pressure (LP) gas main in Redstone Hill during normal working hours.

• Construction of a new PE LP gas supply from the connection point across the highway to the site / boundary.

• Construction / continuation of a new PE LP gas supply extension from the site boundary / curtilage

through the development (in an open [suitable and pre-prepared] excavation – works by the customer) to a point adjacent to the proposed gas meter kiosk.

• Construction of suitable concrete base for GRP kiosk and gas meter.

• Supply and installation of a free standing GRP (glass reinforced plastic) gas meter kiosk (on to a

suitably constructed base) in an appropriate boundary position as indicated on the attached drawing Ref: P12991DW1 – please refer to drawing in Appendix B for details. Note: Approximate dimensions of proposed kiosk are 1600mm long x 850mm width x 1450mm high. Exact dimensions and configuration will be provided by Squire Energy upon acceptance and payment.

• Transition below ground from PE to steel pipework.

• Entry into the gas meter kiosk via a suitable standard below ground service entry terminating immediately upon entry within GRP gas meter kiosk with a blanked emergency control valve (ECV) sited at low level.

• Supply and delivery to site entrance of a suitable Rotary Positive Displacement (RPD) type primary

gas meter and module all fitted to a welded steel base-frame `skid` unit.

• Supply, installation and commissioning of a single 9M Rotary Positive Displacement (RPD) type primary gas meter module fitted to a steel base-frame `skid` unit in accordance with The Institution of Gas Engineers and Managers (IGEM) Standard IGE/GM/6 Ed. 2 – Non Domestic Meter Installations – Standard Designs and IGEM IGE/GM/8

• Excavation and permanent reinstatement of excavation in the public highway and within site /

private curtilage.

• All materials deemed necessary for the above upstream LP gas pipework and primary gas meter against the current scope of Works.

• Testing, purging and commissioning of all upstream LP pipework and primary gas meter.

• Project supervision and management.

It has been assumed that an easement will not be required with regard to these works.

5.0 WATER UTILITIES LOCATION McBains Cooper has contacted East Sutton & Surrey Water for the installation of a new bulk service connection together with 133 enabled water meters for the new development. The quotation received is based on the proposed design. The most suitable point of connection for water supplies to the new development appears to be the existing 8” main in Station Road. Please refer to the drawing in Appendix C for the point of connection and route of the existing main. East Sutton and Surrey water state that whilst the locations on the drawing show a general location of the pipes – the exact location will need to be determined by excavation.

6.0 UKPN

McBains Cooper has applied for a new electricity supply & substation to serve the site. We have received information and a budget estimate from UKPN with regard to the new electrical connection to provide 133 residential connections at 230volts and a Landlord connection at 400volts. UKPN has given a project reference number: 8500043302. In order to provide the new 500kVA electrical connection, UKPN have to extend their existing high Voltage distribution located in Marketfield Way and link to a new substation to be located within the development.

The proposal states it is to provide a ringed high voltage supply to a new substation on site & to lay a low voltage cable into the proposed LV intake position. Please refer to the drawing in Appendix A for details of the existing UKPN services in the vicinity of the proposed development. Liaison with network Rail will be required due to their ducts running across the site.

7.0 BT

Record drawings have been received from the BT mapping services. This shows infrastructure in the local area, along the pathways in Station Road and Marketfield way. Please refer to Appendix D for the relevant drawing. The proposal is to extend and modify the existing BT chambers located in Marketfield Way and provide new BT infrastructure ducts and chambers to the development. Their records have highlighted that the proposed site access road crosses existing underground cables. Work may be required to protect these cables by creating and installing protective ducts. The application for a new supply cannot be progressed with BT until site works have started.

8.0 DRAWINGS

An MEP Services site plan indicating proposed locations of the incoming proposed Utility Services has been provided by McBains Cooper and is included to Appendix E of this document. This drawing is subject to revision once planning approval has been obtained and subject to further development of the building design.
