If you were building a house, you wouldn’t dream of using an architect who declared, “Relax. I’ve done this before. I promise I’ll put everything in the right place.” Noooo. You’d insist on seeing some drawings. And here’s why you should, as the architect of your financial house, draw up a budget.

Whether paper-based or electronic, the discipline of managing your budget will help to keep you organized. Annual bills, like car insurance, won’t surprise you, sending shock waves through your cash flow. And unexpected expenses, which have a category in a spending plan, won’t throw you for a loop.

A spending plan is made up of two parts: income and expenses. Income is

the money that comes in: your salary, commission, dividends or interest income, alimony, child support, pension, or disability income. It doesn’t include money you think you might get. So, if your bonus is not guaranteed, don’t include it in your budget. Keep it in reserve to boost your RRSP or take you to the sunshine next winter.

Expenses are the items you have to pay for monthly. (Divide annual bills, such as insurance, by 12 to come up with a monthly amount.)

The best way to figure out your expenses is to look at what you’ve been spending. Collect your bank statements, credit card bills, and whatever other records you have of where your money went over the past year. Put each bill in an appropriate category — i.e., utilities, food, clothing, childcare, gifts — total the figures for each category and divide by 12. That’s your monthly average. Add the categories together. That’s what you’ve been spending.

When you rent an apartment, your quality of life in that residence has much to

do with how the building property management personnel operate and perform on a daily basis.

The Federation of Rental-housing Providers of Ontario (FRPO) established the province-wide Certified Rental Building Program (CRBP) to help apartment shoppers zero in on buildings that are well run in keeping with an accepted set of standards of practice that help to raise the level of professionalism across the industry.

To ensure that these criteria are met, those enrolled in this innovative program must complete the Certified Rental Building Property Managers Training & Education Program that helps achieve the CRBP’s goal of “Providing value to tenants.” In other words, providing an acceptable customer service level is at the forefront of the exercise.

The training course is available only to property managers’ and/or property owners’ staff whose buildings have been admitted into the program. Participants cover the requirements of meeting CRBP’s Standards of Practice and learn how and why upholding them improves operations and customer service. All management personnel who carry out the daily decisions about running the enrolled buildings must attend the course, which runs approximately eight hours.

“The CRB Program’s training was a natural educational add-on for Sterling Karamar’s staff,” said President, Marshall Bleiweis. “The training was well received by our staff and served to re-enforce our continued commitment to providing our

residents with a quality rental product and service.” For the convenience of participants, it is run in two session formats: a one-day or two concurrent half-day sessions. All participants complete a test at the end of the sessions to make sure that they understand the course content.

The curriculum covers the CRBP’s Standards of Practice and how these apply to the daily running of an apartment building, as well as how they can improve revenue opportunities, increase occupancy rates and enhance the quality of service to customers. It truly is a win-win situation. There is a fee to enrol participants, and each receives a Training Manual and a Sample Forms Booklet.

In the end, participants are expected to ensure that good business processes and practices are in place, all for the benefit of the renter. The education component of the CRBP goes hand-in-hand with the Program’s goal of raising employee professionalism across the industry. Another component, accountability, is equally important.

A key requirement of certification is proof of compliance with the Standards of Practice through building audits conducted by the independent third-party performance measurement firm, J.D. Power and Associates, and the education course prepares managers and owners for this process. In fact, participating building owners/managers have to request the audit after completing a self-assessment, which adds another layer of accountability.

“Training and education help raise the quality of rental-apartment buildings in Ontario, and in raising the level of

professionalism across our industry,” said Vince Brescia, president and CEO of the Federation of Rental-housing Providers of Ontario. “It is a natural extension of any respectable quality-assurance program and that is why it is such an important component of the CRB Program.”

The education and training that accompanies the CRBP certification facilitates strict adherence to things such as regular building cleaning schedules, effective and prompt communication with tenants regarding repairs and other concerns, properly maintained elevators, annual site inspections, and much more.

Program participants learn about the importance of human rights responsibilities when it comes to tenants and employees, and how critical it is to respect people’s privacy. The provision of emergency contact information to tenants, paying interest on their last month’s rent . . . there are many aspects of managing and working in an apartment building that are addressed.

The CRBP has been well received across the industry, and the certification continues to be a sign of leadership and respect for quality assurance for rental housing consumers. In the end, it’s about making life better for renters.

1 ½ lb. (675g) boneless, skinless chicken breast, cubed into 2- inch (5 cm) pieces

2 tbsp. (30 mL) melted, unsalted butter

1 tbsp. (15 mL) lime juice

½ cup (125 mL) 0% fat, plain Greek yogurt, optional

¼ cup (50 mL) chopped cilantro, to garnish

direCtions:In small bowl combine all spices, set aside.

Place onion in ceramic insert of slow cooker; add chicken; sprinkle with spices then top with melted butter and Healthy Choice Diced Tomato with Onion and Garlic pasta sauce.

Stir, cover and cook on high for four to six hours or on low for eight to 10 hours.

Stir in lime juice and yogurt (optional) before serving. Garnish with cilantro.

Tip: Make extra of the spice mixture and store for your next “better for you” Butter Chicken.

Why does the return of longer days and warmer temperatures trigger an urge to purge our

homes of clutter and engage in cleaning them from top to bottom? The warming weather means we can fi nally start to relegate our boots and heavy outerwear to the back of the closet – or at least pull some of the spring clothing into rotation. In tackling your own apartment organize the task into de-cluttering and cleaning and spread it out over a period of several weeks.

DE-CLUTTERINGThoroughly clean all boots, footwear and

outerwear and clean out your coat closet.

Go through your collection of hats, gloves,

and scarves, washing and cleaning where

necessary, discarding odd gloves and

organizing all into storage baskets. Wash

your boot tray or hallway mat and put away

in a closet until next winter.

Remove everything from your pantry.

Straighten up all your dry ingredients,

discarding stale boxes of cereal, cookies,

crackers, etc. Take an inventory of what

you need and replenish with fresh spices,

oils and other staples. Check under the

sink and refresh your supply of sponges,

cleaning products and other supplies. Go

through your dishes, cutlery and cookware,

discarding odd, broken items or things

you never use. Treat yourself to a trip

to a kitchen supply store and purchase

something that will make food preparation

and serving easier, such as a good set of

storage containers, some new glasses, or a

special serving piece.

Spring is a good time to go through your

books, CDs and DVDs. Is it time for a

new media storage unit or bookshelf?

Apartment storage space is limited and you

don’t want to become a pack rat. Does your

coffee table look like a war zone? Move

everything off of it and re-evaluate what

you want it to be, a focal point for the room

or a catch-all for your books and papers.

Go through your upper and lower

bathroom cupboards, discarding all expired

cosmetics and other products. Replace and

replenish soaps, body wash, shampoo,

sunscreen, paper products, etc. Check the

condition of your towels – if you can afford

it, spring is a good time to invest in a set of

new ones.

Take time to re-arrange your wardrobe,

so that warm weather garments are more

accessible. Wash or dry clean garments

before storing them in zippered bags.

Go through your closets, drawers, shoe

collection, cleaning, polishing, repairing

and discarding where necessary. Donate

apparel you no longer use. Many apartment

buildings now have charity drop boxes

right on the grounds; if yours doesn’t,

take things you no longer need or use to a

donation centre.

CLEANINGTurn off your refrigerator and begin by

cleaning the dust off the coils (these are

usually at the bottom, under the grill).

Clean with a vacuum attachment or damp

cloth. Remove everything from inside the

refrigerator and wash the bins and shelves

in hot soapy water, drying thoroughly.

Defrost the freezer and wipe the interior

with a solution of 2 tbs. baking soda per 1

litre hot water. Clean all the surfaces of the

kitchen, including the walls, backsplashes,

tops and doors of cupboards, and the oven.

Clean out your fi les, reviewing bank

statements, paid bills, contracts, household

inventories, warranties and other personal

documents. Clean your computer keyboard

with a cotton swab; wipe the screen with a

special cloth and spray cleaning solution.

Thoroughly clean or replace your mattress

pad. Replace winter bedding with lighter,

warm weather blankets. Clean your pillows

to rid them of mould, bacteria and odours.

If you’ve been using your balcony as a

storeroom, now is the time to move those

snow tires, bicycles and other large items

out of sight. On a warm day, clean your

balcony sliding door. Mix up a solution of

one part white vinegar and one part hot

water. Using a large sponge, rub the glass

with the water and vinegar solution to rub

away the dirt. Wet a squeegee and wipe the

glass thoroughly. Wipe the surfaces with

lint-free cloths like cloth diapers or other

cloths that have not been laundered with

fabric softener which will leave a residue.

Clean the frames down as well.

Wipe down or vacuum all furniture and

other surfaces, such as windowsills and

baseboards. Clean window coverings and

rugs. Check the batteries in your smoke

detector and ensure they are free of dust.

Moving all the furniture to clean around

and underneath where possible, dust and

vacuum every room in the apartment,

then wash and mop all fl oors. Open the

windows and let the fresh air and sunshine

in. Now, sit down and relax and enjoy the

pleasure of your clean apartment!

NOBODY WANTS TO TALK ABOUT IT, but that doesn’t mean it’s not there. Pests. Vermin. Bugs. Infestations. There’s nothing pretty or glamourous about it. But what do you do when the mice are scurrying, the bees have taken over or you can’t sleep tight because the bedbugs are biting?

Gary Muldoon, president of Orkin Canada can tell you. You call in the professionals. Being the president of the company, you might not think he’s been under too many decks or in too many homes battling on the front lines of pest control – but you’d be wrong. Gary rose to the occasion when The W Network’s hit series Undercover Boss Canada

approached him for the show. Gary found himself face-to-face with a mighty raccoon under a deck, and toe-to-toe with some nasty bugs. He also found a lot of earnest dedication on the part of his professional exterminators. It’s not just a service and a business, he came away with a greater understanding of how treatment of pests and infestations can dramatically affect people’s quality of life.

Now that we’re in the winter months, Gary explains, mice are enemy number one. “Expanding city sprawl is disrupting mice homes,” he says. They’re only looking for somewhere to live. In fact, most creatures are looking for a nice warm place to live and the fall and winter are a busy season for new intruders.

There are three things you want to do if you see mice: Shut off any access points; remove any food source; call in a professional.

“They don’t believe in birth control and mice can have several litters per year – every three months – and have a dozen in a litter,” says Gary. You don’t want to do the math, you just want to stop it before it gets out of control.

“Mouse urine is a scent that attracts other mice. Droppings can create health issues.” And another concern is safety and physical damage – mice chew everything, even wires and power cords.

Exterminators don’t come armed with super-sonic mouse-fi nding machines. They know the hotspots to look for and they’ve been trained to “think like a mouse,” Gary explains. “How did I get in here? What’s the best place to hide? What’s the best place to live?” are all things the exterminators need to consider in locating nests.

Orkin Canada doesn’t use poison in homes, since it could harm children and pets. Instead the company uses what Gary describes as “glorifi ed windmills.” They’re live traps. “In a few days, problem solved.”

Orkin Canada gets 64,000 calls every month. While a lot of them are regular service calls and commercial business, that staggering monthly number from just one of the major pest control companies illustrates just how pervasive pests can be.

Bedbugs are another type of out-of-control infestation that needs fast and decisive professional intervention. While it’s thought to be a scourge of apartment buildings, the fact is, it is also a problem in private homes, coffee shops, restaurants, libraries, airplanes – pretty much any public spaces. “Bedbugs are hitchhikers, they travel with people, jump off and get on the next person.” In fact, a message on Twitter in 2010 nearly derailed the Toronto International Film Festival, one of the world’s biggest and fl ashiest screening parties, because there was a concern that one of the main theatres might have bedbugs. It

turned out not to have any foundation, but the bedbugs had made headlines and put people on high alert.

“Bedbugs reproduce so quickly,” Gary explains. And it’s hard to get all of them. They can hide in the tiniest crevice. They can travel through electrical conduits.

“Carbon dioxide attracts bedbugs, so they’re usually on the headboard of a bed. Rapid breathers, high body temperatures and certain blood types attract them.” They eat blood and some sleepers are more delicious than others.

DDT used to be the solution for bedbugs, but that’s off the roster now. Since it’s been banned, there are other methods, though preventative treatments are necessary to keep the problem at bay. Bedbugs emit a pheromone – a scent that dogs can pick up. Orkin Canada will go in with bedbug-hunting dogs and can detect with near certainty whether a problem exists quite quickly. In apartments, to contain the infestation, they like to treat above, below and beside the affected apartment so that there’s nowhere untreated that the bugs can escape. In most homes, a great amount of furnishings end up being thrown out – consider the potential of picking up a bedbug infestation the next time you pick up a curbside treasure!

Roaches are yet another issue. They reproduce really quickly and they’re nocturnal. “If you see them during the day, it’s a bad problem.” One of the things they love to eat, says Gary, is the glue in cardboard boxes. Don’t bring them home from the grocery store, he says it’s all-too-common a way to introduce a roach problem into your home. They like moisture and are often found under the kitchen sink.

From bees and hornets to raccoons, rodents and vermin, there are a lot of animals that can live where you want them least, but there’s always help – and a way to get rid of them if you do.

And that raccoon that Gary wrangled with under the deck? “I got the raccoon. I got him. It wasn’t easy.”

and efficiency, the budget is never as big as we desire. Yet, even withchampagne taste on a beer budget, there are clever design directions thatanyone can follow to accomplish that high-end look for less.

The flexibility to work from home has increased tenfold in the past fewyears but that often means more and more people can be found with theiroffice space either mixed into their living room, bedroom or a spare room.

It is important to remember that the space you work in should be oneof motivation and inspiration. We spend a lot of time in these areas, so itshould be a space we love and want to come into.

When I first saw my client’s office, I immediately felt tired, bored anduninspired even to want to enter the room. My client’s office space was agreat size, however you would never know it with the layout she had, themis-proportioned furniture in it and the dark walls closing in on the space.

A great office was hidden from its true potential, as many are when thedesk is pushed up against the wall or a window.

In this redesign, we had the freedom to truly open up the floor layoutby moving the desk to the middle of the room, which created great wallspace behind for storage, a sitting area in the corner and an inspirationalwall to brighten up the room.

By reconfiguring the space it instantly became more inviting, excitingand overall more efficient.

Paint goes a long way and just by updating the dark room with light,trendy and cheerful colours, the room immediately transformed into aspace of inspiration. I used Para Paints trend colours on the walls, and Ialso work with Para and created my own paint colour called JoJo. It is thebrightest of whites and goes on thick and luxurious. Bringing a light colourinto a dark room always creates the illusion of more space.

Due to a tight budget, painting a fun pattern on the wall was lessexpensive than wallpaper and we achieved the same look. I had JimConnelly, the painter from the Debbie Travis show, come in to create anamazing zig-zag accent wall that sets off the entire office making the spacemotivating to enter.

Accent lighting and accessories were added from Bouclair Home (bouclair.com) to create a great ambiance to work in and much needed storage pieces.The perfect desk and chair were sourced from a Canadian gem called Harkel

(all pieces are made and manufactured inCanada!) – harkeloffice.com.

On the one wall we addedinspirational quotes to budget-friendlyframes hung on picture racks and thewall, the nice part of this DIY project isthe quotes can be changed to keep upwith the growing mind of your childor you can use them to showcase yourchildren’s art masterpieces.

My client spends many hours in heroffice and I wanted to create a room thatwas fresh in colour, had sophisticatedstorage and an efficient workspacethat illustrated her true professionalpersonality.

I then tied it all together with fun,budget-friendly textures and accessories,which are needed to achieve a clever andinteresting home office to work in.

We saved money in certain designareas and made sure to splurge on the

Let’s face it – your electronic devices make the world go round, and in the moving business, we realize how important those items are to families.

One of the most common questions we get is regarding how to

transport electronics safely, especially big-screen TVs.

During a move, whether it’s across town or across Canada, it is

important to give these items special treatment so they arrive in

one piece and in good working order. The best advice we have for

accomplishing this goal requires some forethought: to keep the

original boxes and foam spacers the electronic items came in. That is

truly the safest method for moving them.

Of course, people rarely keep these boxes, so at Two Men and a Truck

- Canada, we have specialty boxes and crates designed specifically to

move big-screen TVs safely. People who do their own packing and

moving should be aware of how easy it is to

damage one of these units. Spending a few

dollars extra to purchase or rent one of these

special boxes can make all the difference.

They can accommodate any size TV, so there

is a solution for every unit.

Another thing to remember is that most

of these television sets are mounted on

wall brackets – and moving companies are

reluctant to disassemble the wall mounts or

assemble them at the other end. Usually, if

something is going to go wrong, that’s when

it will happen – and again, people rarely keep

the installation instructions for the brackets.

It’s far too chaotic on moving day to be trying

to find any instruction manuals. The best plan

when preparing for your move is to take the

TVs off the walls yourself, ahead of time, and

have them ready to be packaged properly.

Here’s a tip for anyone disassembling

electronics for a move. Get your digital

camera or phone camera and take photos of

the wiring connections on the backs of the

TVs, cable boxes, DVD players and the like.

When it comes time to reassemble them, it

will be much easier to reference how they

were set up originally, saving time, stress and

frustration.

The same goes for stereos and gaming

systems. Many teenagers leave their entire

gaming systems hooked up until moving day.

It’s up to them to disassemble their systems

and hopefully place them into the packing

they arrived in. If not, the best thing to do

is wrap consoles in anti-static bubble wrap

and place them into appropriately sized

boxes so they won’t move around during the

trip. In fact, this is the best way to treat most

electronics items. That includes computers –

especially desktop units. We have specialty

boxes designed specifically for them that can

be bought separately. If you choose not to go that route, then surround

the unit with anti-static bubble wrap, and again, place it into an

appropriate sized box.

And one last handy tip: pack the associated hardware with your

electronics. When packing computers, place the mouse, keyboard,

power cord, scanner, printer cables, etc. all into the same box. When

these cartons arrive at your new digs, you’ll be very glad you did!
