Rental Agreement for Ocean Lakes Site This Rental Agreement made on this_____ day of _______________, 2007 between Michael & Alicea Garrett (Landlord), and ___________________________________________________________________(Tenant). 1) LANDLORD TENANT ACT: This rental agreement is governed by the South Carolina Residential Landlord Tenant Act. 2) LOCATION: Ocean Lakes, Myrtle Beach, SC 3) RENT: Tenant agrees to pay landlord a rental amount of $________ plus a security deposit of $ ______for the rental period. All deposits and rental fees must be paid 30 days prior to your arrival date to secure your reservation. Returned checks will result in automatic cancellation of your reservation, $25 returned check charge and a certified bank check will be required if you wish to re-instate the reservation. Security deposits will be refunded within 10 days of departure if the house is left clean and tidy and no damages have been made to the premises. A portion or all of your security deposit will be retained if the house is not left in the same condition as when you arrived. We will provide a cleaning checklist inside the house. Please let us know immediately if the house is not clean. Security deposit is non-refundable upon default of this rental agreement. Any damages made as a result of renter negligence or pets shall be added to the credit card or a certified letter will be sent requesting compensation if the damages exceed the security deposit amount. 4) RENTAL PERIOD: This rental agreement shall commence on ________, 2007 at 3:00 pm EST and continue until ____________, 2007 at 10:00 am EST 5) SUBLEASE: Tenant may not sublease said premises without the written consent of the Landlord 6) TENANT OBLIGATIONS & HOUSE RULES: a) Tenant shall keep the dwelling reasonably clean while occupying said property. Tenant does not elect to clean the dwelling before departure. If the tenant does not elect to clean premises, a cleaning fee of $____ shall be added to the rental amount. We MUST be notified prior to your arrival if you want cleaning service. Service does NOT include trash removal or dirty dishes. b) NO smoking inside house. Lessee agrees that the demised premises is smoke-free. d) NO cooking on decks e) House parties are strictly prohibited. f) No other guests will reside or use the facilities of said premises other then the number approved at the time of reservation which is ____ adults and ____ children g) The person entering into this agreement must reside at the premises during the rental time h) Tenant and Tenant's occupants or guests shall observe all the rules and regulations of Ocean Lakes Family Campground Please obtain a list upon your arrival at the main office if you are not familiar with them. 7) INSURANCE: Tenant shall be responsible for insuring all personal possessions against fire, theft and all other catastrophes during the lease term. 8) RIGHT TO ACCESS: Tenant shall allow landlord or landlord's representatives to enter dwelling in order to inspect premises, make repairs, supply necessary services, or exhibit the dwelling to prospective purchasers. Landlord will not enter the dwelling during the rental term without first notifying the tenant. 9) LINENS & SUPPLIES: Linens are supplied with this rental. Tenant must supply all paper products. Please account for all linen items upon departure if linen service is provided. Cleaning supplies are in the dwelling. 10) QUALIFY: You must be 25 years old to qualify to rent this property and sign this agreement. 11) ACCIDENTS: Landlord is not responsible for injury or accidents to any tenant or tenant's guests. Any item in or on the premises that seems unsafe shall be reported to the landlord immediately for repair.
