The driving force behind the Johnson’s decision to remodel was their desire for a sophisticated kitchen that was perfectly suited for their love of the culinary experience and endless enter-taining. Their existing kitchen lacked many of the conveniences and unique characteristics that a custom kitchen offers. Additionally, the congested and crowded layout inhibited free and fluid movement within the room itself, espe-cially considering that the couple liked to cook together.

“We both love to cook and spend a lot of time in the kitchen, and we love to entertain family and friends,” says Kelley. “We both wanted prep stations and cook stations where we weren’t constantly running over each other.”

The new design would provide addi-tional counter space and the selection of high efficiency, state-of-the-art applianc-es that would include a six-burner gas grill, stainless steel double ovens and a large side-by-side refrigerator.

“Another thing that was paramount to us was to get a large sink,” Kelley says. “The original had two small sinks and they just weren’t functional. You couldn’t wash a large pot or full size cooking sheet in it,” he chuckles.

As a true two-chef kitchen, the new design required careful consideration of project components such as appli-ance selection, appliance placement and adequate counter space. In addition, the Johnson’s frequent entertaining would require a floor plan that would alleviate existing congestion.

A Focus on DesignIt was evident early in the design pro-cess that this particular remodel would focus less on major structural changes and more on custom creation, recon-figuration of spaces and the infusion of inspired design elements that would include custom cabinetry, richly colored stone counter tops, handcrafted mosaic tile, natural wood flooring and other complementary design details.

“Renee has always gathered ideas from magazines and we worked with Nancy Braamse, a designer out of Clearwater, to pull them together,” says Kelley. “We got our cabinets through her and she actually introduced us to our contractor, Neal Fiske of TriplePoint Design Build.”

“They worked incredibly well togeth-er and between them, I don’t think we could be any happier with how the project went,” he emphasizes. “The

new kitchen not only eliminated all the pain points we had with the old one, but it is more than we ever hoped.”

“Any time we entertain, whether it’s family or friends, everyone is always in the kitchen,” Kelley says. “It’s how we live and this new space is perfect for it.”

As an added benefit, the new design also opened up the home’s views of the water. The original kitchen had an area where the refrigerator was on one side and a butler’s pantry was on another, and it absolutely stopped all the views of the water from about 2/3 of the house. The new design fixes the lines of site so guests can see the water from virtually anywhere in the space.

Living Through The Process“We lived on our boat behind the house during the renovation, so we were here every day to watch the process,” Kelley says. “Tremendous credit goes to TriplePoint for the speed with which they were able to do the remodeling. It was an amazing transformation and Neal was not only early on his four month estimate for timing, but he was under budget.”

“We came away from this project with two family friends: John and Nancy Braamse and Lauren and Neal Fiske,” says Kelley. “And to say someone is a close friend when you come out of a construction project is really something.”

When Kelley and Renee Johnson purchased an existing home in a mediterranean-style community in 2004, they identified some exterior and interior changes they wanted to accomplish to make it more their style. Chief among them was a completely renovated kitchen.

Page 12: Remodeling Today Tampa Bay SS13

“Ultimately, we decided we wanted more room on the first floor and a more open space,” says Dennis. “Before, when you walked in the front door, you were looking at a wall and you had to walk around it to get to the kitchen and living area. So we decided to blast out the wall and open the living area up completely,” he says.

“Then, to add more room, we moved the back of the house out to within one inch of the setback. Being on the water there is a set back from the sea wall and we went within one inch of that so we didn’t have to ask for a variance,” he says.

remoDeLing goALsWorking with their contractor, Mueller Remodeling, the couple decided on the following goals for the project:

• An open floor plan expressing today’s style and for daily function and entertaining

• A re-designed back wall for better view of the inter-coastal waterway

• An updated, functional and beautiful kitchen

• An updated front living room wall and fireplace

• New flooring throughout the first level

• A bar in the family room incorporat-ing an existing brick wall and grill area

A sTunning renovATion“We looked at a lot of different maga-zines to get ideas,” Dennis says, “and most remodels have a focal point. So, in the back of the house where the bar is located now, there was a rectangular

opening with a gas grill in it. We decided to round it out to make it look like a hearth and used thin brick to make it look like a brick wall. We decided that would be our focal point because that’s where everyone is going to gather,” he says. “Then, we built out the bar, kitchen and the rest of living area from there.”

To incorporate the rustic red brick into the rest of the floor plan and styling, two different granites with two different finishes were incorporated into the kitch-en and bar area. Amarello Hurricane with a polished finish was used on the cabinets around the perimeter of the kitchen and the backsplash. Absolute Black with a leather finish was installed on the kitchen island, bar and display/storage cabinet countertop. Cherry wood cabinetry and Jatoba wood flooring add warmth to the design. Dennis and Martie Fagan purchased their current home in 1991. Situated on a

canal just blocks from the Gulf of Mexico, it was originally built in the early 1960s

and was typical of the one-story slab homes built in the area where every room

was walled off from the next one. While the couple had added a second story

shortly after buying the home, the first floor was still original.

steel appliances and a stainless steel range hood complete this well-orga-nized and highly functional kitchen.

The curved bar created more seating space and wonderful flow; it also cre-ated continuity and repetition with the arch above the grill. Pebble flooring was

installed on the floor area behind the bar for maintenance of the grilling area and to complement the rustic brick. The Pebble splash was the perfect material for the curve and presented continuity, repetition, texture, color and contrast to all the surrounding surfaces.

Finally, the extended family room is much more comfortable and pro-vides even more usable space when the homeowners entertain. A custom-built cherry wood mantel and Crèma Marfil surround & hearth have completely transformed the fireplace and made the room much more inviting.

A sATisFieD cusTomer“I like hiring people who are referred by people I respect,” he comments. “Mueller had done quite a few projects in this area and a couple right on this street for neighbors, so I got to see the before and after and how great their jobs turned out.”

“We couldn’t be happier with the results,” Dennis says. “They far exceed-ed my expectations and I don’t say that very often. Sharon and David were fantastic to work with and took care of us throughout the six month process.”

Since purchasing the home in 1998, the couple had done some painting and made other cosmetic changes,

but held off on a major renovation while they gathered their ideas.

“We’ve been watching what other people have done over the past few years and nothing jumped out at us,” Trey says. “Ultimately, we just started coming up with our own ideas and wish list.”

Their goal was to come up with a new design that would incorporate an open floor plan, organized storage, modern appliances, a two-sided fireplace to sepa-rate the family room from the kitchen and, most of all, create plenty of room for guests to congregate around the spa-cious island.

The renovATion The biggest structural change involved bumping the kitchen wall out onto the lanai. Instead of squaring the wall off, it was angled, creating a panoramic view of the Bay. Next, all of the dropped sof-fits and framed closets were removed

creating one large space. Then, a wall with a two-side fire place was added to separate the kitchen and dining area from a small living space.

Designing the kitchen around the existing structural elements was the big-gest challenge. By removing the existing rear window and sliding door, a nice traffic flow was created all the way around the new large island. Extra stor-age was incorporated along the spacious island by using 12” deep cabinetry under the raised counter top while providing a strategically located spot to enjoy not only the view of the bay, but also the ambiance of the fireplace and the built-in large screen television.

The Rainforest marble countertops add to the wow-factor and point of inter-est in this new kitchen. To give the bar area a warmer look and to differenti-ate the space between the kitchen and the dining room, a wooden countertop made of walnut was used.

“The addition of the large island is really one of the design’s highlights,”

says Trey. “Someone working in the kitchen isn’t cut off from what’s going on around the island or in the dining room.”

“People always gravitate to the kitch-en and even though our original kitchen was tiny, people crammed in there,” he comments. “Now you can literally sit six people at the island and have people in both the kitchen and the dining room and they can all interact. The new space is so much better for conversation and entertaining.”

The new custom floor-to-ceiling cabinetry was installed equipped with full extension soft close, dovetail drawers, solid wood recessed panel doors, a magnificent glazed finish that creates the warm, inviting feel to the new modern space. The large floor-to-ceiling pantry cabinets are loaded with pull out drawers for organized storage, and bookshelves are built in to each side of the fireplace on the family room side.

The design allowed the use of the existing structural column as an

Tammy and Trey Heyward’s home is located on a canal with a wonderful view

of the Boca Ciega Bay. Built in 1974, it was typical of homes built in that era

with closed off rooms and poor traffic flow. Additionally, the home was one

of four designs used to build most of the houses in the neighborhood.

anchor to tie everything together. All evidence of the 1970s era was erased by constructing smooth walls and ceiling, modern recessed LED lighting, replac-ing the white glazed floor tile with dark bamboo floors, and hiding all of the modern day electronics behind closed doors of the custom cabinetry.

New energy efficient impact doors and windows were installed in the foyer and the new kitchen, and an additional single door was installed in the new kitchen for easy access to the backyard.

Finally, a new foyer was created under the existing covered front porch area to eliminate the 1970s-style entrance.

seLecTing Their conTrAcTorTo choose a contractor for their proj-ect, Tammy and Trey interviewed three firms. They selected McClure Contracting in St. Petersburg.

“Kevin [McClure] has done a few jobs in the neighborhood so we invited him to talk with us,” Trey says. “We’re planners, so we had an idea of what we wanted and he was willing to talk through it with us and was willing to run with it.”

“He was the only contractor we talked with who we felt was concerned with what we really wanted,” empha-sizes Trey. “He saw our vision.”

“In fact, if I had advice for other homeowners, it would be to find some-one with the same personality you have,” he says. “We’re pretty particular and so is Kevin. He made some chang-es to things with which we would have lived with, but he said ‘nope, that’s not good enough. I want it to be perfect. I want it to be right.’ And he did it at no added cost to us.”

Importantly, Trey says the results far exceeded their expectations. “Today’s computer programs are pretty amazing and you can kind of see what you’re getting, but every time we walk into our kitchen, we say ‘oh my gosh, this is our house.’”

Here are some guidelines to make the selection process easier and to help you make a more informed decision.

Basic QualificationsLook for a contractor with a track record of success. A successful business is one that is established in your area and has survived and thrived over a period of time.

Check to be sure the contractor you hire is properly licensed and insured, advises Terry Perkins, CR, CGP, CAPS and president of Terry G. Perkins Construction. “When asking about the license, go a step further and ask about its status,” Perkins says. “Find out if the license is active, suspended or on probation. Additionally, is it in the name of the person operating under it or is it being rented out? Homeowners can pro-tect themselves by asking in-depth ques-tions,” Perkins comments.

In addition, homeowners can also check with the Better Business Bureau and the state’s Licensure Board to see if there are any unresolved complaints against the contractor.

Professional trade organizationsThe best place to find top-notched remodeling professionals is a profes-sional trade organization such as the National Association for the Remodeling Industry (NARI). Trade organizations help to keep their mem-bers informed about the latest products, construction techniques, business prac-tices and industry issues.

“To be a member of NARI, a con-tractor must have a valid license and have no outstanding complaints against them,” says David Allbritton, president and CEO of David Allbritton Building Contractor. “NARI membership assures a certain amount of credibility.”

referralsThe best way to find a qualified builder is to be referred by someone who has just had a successful project completed by that firm. Talk to relatives, friends, neighbors and co-workers who have had recent projects done. The key is to get the referral from someone you trust.

“You want to be referred to a contrac-tor who does the type of work you are planning on doing,” says Ken LaDelfa, CR and president of KEL Construction Company. “If you are doing a kitchen or

bath renovation, you want to hire some-one who specializes in that type of work.”

Here is a list of question to help you establish a contractor’s qualifications and reputation and to help you find the right person for your remodeling job:

How long have you been in business?

Who will be assigned as the project supervisor for my job?

What is the time frame for starting my project?

How do you handle this type of job?

Do you have employees or do you use trade contractors?

Is your company a full-service or specialty contractor?

Do you have design services available?

Does your firm carry workers com-pensation and liability insurance?

Do any of your employees hold trade certifications?

How many projects like mine have you competed in the past year?

Will we need a permit for this project?

What is the status of your license in the state of Florida?

Finding the right remodeling professional is crucial to the success of your project. There is a lot for homeowners to consider, and they need to be proactive and do their homework if they want to enjoy the building or remodeling process and the end result.

check references/ review comPleted workAny reputable remodeler should be able to provide you with a number of refer-ences. Talking to past customers is one of the best ways to check on a firm you are considering.

Here is a list of questions to ask previous customers:

Could you communicate well with the remodeler?

Were you pleased with the quality of work?

Were you satisfied with the way your contractor conducted business?

Did the work crew show up on time?

Was your project completed on schedule?

Was your project completed within budget?

Were there a lot of change orders that greatly increased the cost of your remodel?

Did the contractor stay in touch throughout the project?

Was the jobsite kept neat?

Did the work crew respect being in and around your home and family?

How was the contractor on follow up?

Did you have any problems with callbacks?

Were your questions and/or complaints handled promptly?

Would you use the contractor again without hesitation?

Additionally, there is no substitute for a direct testimonial or for walking through a project and seeing for yourself what a contractor can do. Sometimes it is the best way to judge the quality of a contractor’s work. Good firms are proud of what they do and will be glad to show you their work.

“I am proud of every job I’ve ever done,” says Allbritton, “and I want people to see my work. A reputable contractor will encourage you to look at their work and to talk to their previous customers.”

Preferred Provider versus BiddingIt is perfectly acceptable to select your company of choice without taking bids. If you have done your due diligence and concluded that a particular contractor has the right skill set for your project, do not hesitate to hire that firm.

However, if you are taking bids, make sure each contractor is bidding on the

same project, that it is an ‘apples to apples’ comparison. For example, make sure each contractor is planning on using the same quality of materials.

Take the time to review each con-tractor’s presentation so you under-stand exactly what you are getting. And if the bid is too good to be true, it probably is.

communication and trust are keyUltimately, your goal as a homeowner is to hire a contractor in whom you are confident. He or she needs to be some-one you can communicate with and someone you trust.

“Find out how the contractor will communicate with you during the proj-ect,” says LaDelfa. “You can stay up-to-date on the status of your project in

a variety of ways including e-mail, texts and in-person meetings.”

“Look for someone who is a good listener,” advises LaDelfa. “If someone isn’t a good listener, they cannot hear what you are telling them.”

It is important for homeowners to talk with their contractor about what they want before the job starts. Discuss the goals of the project and the materials you want included—finishes, woods, tile materials, etc.—and then put it in writ-ing. A contract makes sure there are no surprises at the end of the job.

Remember, you and your remodeler are tackling your project together. By taking the time to choose the right per-son for the job, you are assured of get-ting a remodeling professional commit-ted to the success of your project.

1st placea Kitchen with a ViewOriginally built in the 1950s, the current homeowner has owned this waterfront home since 1992. The cabinets in the kitchen were literally falling apart and she decided it was time to upgrade. She selected King Contracting to come up with ideas based on her wants and needs.

A wall in the current kitchen separated the living room and its view of the water from most anywhere in the kitchen. The owner was hesitant to lose storage space by removing the wall, but when King Contracting showed her computer renditions that afforded a gorgeous water view and actually increased storage space, she relented and the wall came tumbling down…at least the upper half of it did.

The sink and range were flip-flopped so that she can enjoy socializing with guests as the water provides a beauti-ful backdrop while pretending to wash dishes. A bar area was added for entertaining and a semi-custom china cabinet was installed to display the owner’s beautiful china and crystal ware. A mix of unique glass shapes and travertine made for a dramatic backsplash that complemented a rare granite slab. The existing floor was kept intact since it spread throughout the house.

The result is a beautiful new kitchen with more storage, offering stunning water views and a venue for socializing fun and entertainment!

The well-traveled clients of TriplePoint Design Build felt their existing master bathroom was cramped, cluttered and outdated. They yearned for the sleek sophistication of a more simplistic, contemporary style master bath.

Poor design left the space congested, disjointed, inefficient and lacking style. The clients were very interested in having TriplePoint Design Build address all of these flaws while continuing the contemporary theme of the rest of the home’s architecture. Based on the client’s desires it was important to intro duce modern design details such as frameless mirrors and shower doors, glass floor tile and crystallized counter tops.

During design meetings, TriplePoint identified several additional key elements that needed to be incorporated into the project. They formulated a design, which recon figured and opened up the existing space while incorporat ing the contemporary look and feel their clients requested.

Attention was also focused on the existing courtyard outside the tub window. It was an unused area that could enlarge available space for the new design. After checking into setback requirements, TriplePoint elected to incorpo-rate the space into the new floor plan design.

This master bath metamorphosis resulted in a simplistic and sophisticated design full of clean lines, crisp colors, innovative features and improved efficiency. TriplePoint’s transformation is every thing their clients had envisioned!

These homeowners wanted to create a poolside oasis for personal enjoyment and entertaining. Their renovation goals included creating an inviting porch and efficient out-door kitchen area for grilling, improving the architectural appearance of the porch’s flat roof by introducing architec-tural elements that were both interesting and functional, and replacing inefficient doors and windows.

Working with Mueller Remodeling in Seminole, they settled on a design based on symmetry and rhythm. Highlights include stunning rear porch columns that covered previously existing aluminum posts.

A Lynx gas grill with a Vent-A-Hood grill hood is set in a Cambria Charston grill countertop and niche. The grill backsplash is American Olean “Legacy Glass.”

Pink-colored floor bulbs present a warm, non-glaring effect and combine with general recessed lighting to create a relaxed feel in the evening.

High-end materials and products assist in creating the porch’s casual elegance. The products used include:

• Pennsylvania Bluestone• Pella door entry & windows• Hurd French doors• Vent-A-Hood grill hood• Lynx gas grill• Cambria, Charston grill countertop & niche• American Olean, “Legacy Glass” tile for the grill

assured the finished project is everything the homeowner envisioned.

a whole house transformation

Before

What started out as a simple project eventually evolved into this stunning whole house transformation.

Originally built in 1973, this 4,255 square-foot, two-story home overlooking the water featured four bedrooms and four and one-half bathrooms. Purchased as a second home, the owner initially planned to renovate the family room and three of the bathrooms, but ultimately decided to take the opportu-nity to remodel both the inside and outside of the house.

inteRioR changesInside, the dark wood paneling and the dated off center fireplace in the family were removed and the ceiling was raised. The outdated powder bath was renovated with a higher ceiling, all new plumbing fixtures and a unique free standing vanity. The two guest bathrooms were completely remodeled including solid wood cabinetry, modern plumb-ing fixtures, frameless shower enclosures and a striking tile design. In the master bathroom, the saloon style doors were removed, plumbing and lighting fixtures were replaced, and a tropical wall covering was installed. The awkward laundry room space was redesigned and fitted with new cabinetry and granite tops. The entire home was outfitted with new modern interior doors and hardware.

The kitchen tray ceiling was updated with a unique three-dimensional piece of art.

exteRioR FaceliFtTo create a magnificent new facade for this home, the second floor siding was replaced with stucco and the iron posts and railings on the balconies were replaced with thick stucco col-umned arches. Architectural trim and exterior lighting added to the detail. The wood planked balcony floor was replaced with travertine tiles and a finished, classic cypress tongue and groove ceiling was installed on the front porch and balcony ceilings as well as soffits all around. All exterior doors and windows were replaced with hurricane rated impact materials.

The existing dull and tired looking tile roof was brought back to life with a red clay colored paint. A faux finish that emulates a blue-green copper patina was used on the front door.

landscaPing All of the over grown vegetation was removed to make room for the new landscape design. The existing pool deck was sep-arated from the rest of the back yard by overgrown bushes and a severe drop off, making it almost useless. Seventy-two yards of fill were hauled in and retaining walls were built allowing the expansion of the pool deck to a spacious entertainment area creating the feel of a Key West resort. The noisy, eye sore pool equipment was relocated away from the pool to make way for twelve 30’ royal palm trees to be installed, with four of them being strategically placed to perfectly hang ham-mocks on either end of the pool. The sod was replaced with fine blade Zoysia, creating the lush green oasis. The backyard is now a wonderful place for friends and family to enjoy the day, as well as the magnificent sunset over Boca Ciega Bay.

With the new sense of warmth created by this remodel, the homeowners can now thoroughly enjoy their home away from home.

made in the shadeThese homeowners needed a shaded area to relax and enjoy their backyard away from the harsh Florida sun. With only blank walls, low overhangs and windows encroaching from the upstairs, the task was formidable. The solution: A multipurpose outdoor living space featuring a distinct customer pergola for outdoor dining and entertaining.

Stained cedar wood was used for struc-ture and trim to give a dramatic look and years of maintenance free use. Florida is a harsh weather climate where humidity, temperature, and cracking are a common problem, making cedar a perfect building material. Electrical was provided for the homeowner to add inviting LED lighting.

The transition from the front door to the oasis in the shade is a lovely one. The newly created and repurposed areas with a custom touch of elegance make this renova-tion a major success for our homeowners.

This remodel is a masterfully detailed, lap-of-luxury rendition which exceeded homeowner expectations.

The interior floor plan was changed to a more open design. A rear addition created more living space and the lanai was extended for more room outdoors.

Sophisticated electronics were added for the owner’s music collection. All woodwork and tile work offer a fit and finish seldom found outside of fancy European automobiles.

The result is a warm and inviting space touting comfort and livability.

NARI is hosting its 3rd Town Hall event. They have assem-bled a panel of experts from the residential real estate indus-try - made up of a real estate broker, an appraiser, a mortgage broker, an insurance special-ist and contractors - to answer homeowner questions. Try whipping up a complete meal in just 20 minutes, and making it healthy too. Chef David will use Health Craft’s new line of induction cookware while prepar-ing dishes perfect for today’s diet and health-conscious individual. Don’t miss his free seminars at the show!

Meet “Mr. Green Thumb,” Stan DeFreitas, who spreads garden-ing know-how on radio, TV and newspaper columns in both the Clearwater Sun, Tampa Tribune and the St. Pete Times.
