booming Dubai Market. In its past 12 years of

Facilities Management principles help to ensure that all physical assets within a defined

preview are operating at an optimal level. It integrates, people, process and Technology to

been carried out correctly. The main focus of Reliance Facilities management’s mechanical

and electrical maintenance is on predictive and preventive maintenance. Reliance Facilities

Management establishes the servicing and preventative maintenance with life cycle

approach to assets maintenance management programs for all routine maintenance by well

qualified technicians and supervises the implementation of these works. We prepare a

schedule of spare parts to be held by the owner, arrange for their purchase and proper

storage within the premises.

Soft Services

Cleaning Services

The level of cleaning services to be provided is to be of the highest standard without

compromise to complement each development’s / estates design and finishes.

Reliance Facilities Management will appoint a cleaning company to carry out housekeeping

services in accordance with the international specifications and will enforce the best

housekeeping practices anywhere in the world.

We would prepare a comprehensive cleaning schedule for the entire development we

manage showing items to be attended to daily, weekly, monthly, etc; and impose strict

supervision on a daily basis of the successful contractor.

Pest Control

Periodical pest control measures including general disinfestations would be adopted for

flying insects as well as rodents. Operations would be carried out on a scheduled basis and

utmost care would be taken to ensure international standards. Reliance Facilities

management has strict quality controls and ensures that only eco-friendly and bio-

degradable chemicals are used.

Landscaping

All landscaping maintenance and upkeep would be carried out to exacting standards

utilizing original designer’s specifications and briefs. We offer indoor & and outdoor plants

maintenance, and garden & landscape maintenance.

Waste Management

All solid waste coming out of buildings has to be collected and disposed off at the

municipality defined designated areas, RFM ensures that they assign this collection to an

authorized waste collection company and maintains the process to ensure environment

friendly disposal.

In few regions, where there is no central collection sewage system for liquid waste, RFM

puts in a process to locally collect the waste and dispose it off through their specialized

vendors.

Risk Management

Safety & Security Safety of the buildings, its assets and its occupants is of utmost importance to Reliance

Facilities Management. Both these services go hand in hand and are not exclusive from

each other. We initiate and implement a suitable security program for the building, employ a

competent security team, monitor its performance and ensure well trained personnel of a

suitable caliber is available at all times. Security is not just the presence of guards at

vulnerable parts of a building. It is a service to monitor safety and occupant traffic, assist in

all areas of management and to generally be the eyes and ears of the building.

Insurance Management We provide advice on the insurance of the Estate including perils to be covered and

arrange cover as required at a competitive premium level. Reliance Facilities Management

has a vast knowledge of insurance policies and benchmarking available in the global

market and advises its clients accordingly to safeguard its valuable assets.

Disaster Management Reliance Facilities Management has formulated action plans and fixed procedures to be

followed in the event of unforeseen disasters. These disaster management plans are based

on in depth case studies and would be customized to suit each client’s needs. These

include evacuation plans for fire, bomb threats, accidents, etc.

Reserve/Sinking Fund We undertake detailed surveys and life expectancy analysis for items requiring periodic

expenditure on maintenance and set up and administer a reserve fund account to allow for

these items in accordance with the owning body's procedures. Knowledge of future capital

expenditure requirements is prudent and assists greatly in formation of yearly business

budgets and profit projections. These funds also help in covering any unforeseen

expenditures brought about by disasters.

Administrative Services

Tennant-Owner Relations Managing effectively the Estate’s occupiers contributes in large part towards creating a

successful development. Occupiers require their environment to be clean, safe, and

convenient and attractive. We foster and maintain good and close relations with tenants

and occupiers to ensure continued satisfaction. Centralized policies and procedures co-exist alongside regular meetings held with building

users. Strict Control of fit-out and alterations is undertaken to ensure that the quality of the

Estate is not affected. A detailed fit-out guide is prepared for occupiers to follow under our

supervision. An Occupant handbook is prepared to define the policies and procedures in the

building. Planning and Budgeting Reliance Facilities Management would assist the owners by preparing annual budget

forecasts of management expenses, for approval by the client to ensure that there are no

unexpected outgoings for the property which also serve as a cross check to service

payment requests. Yearly operational budgets, including pre and post occupancy, would be

projected over a period of two to three years. We will review all AMC’s entered into and

advice clients on renewals to ensure best rates are achieved. Mail Management To ensure security of data and accurate logistics, Reliance facilities management has tailor-

made mail management solutions to ensure efficient handling of an organization’s couriers

and mail. Contract Management Reliance Facilities Management is able to leverage discounts on both business and

personal products and services, whether this is cleaning services, security provision,

mechanical and electrical services or travel arrangements. These products are provided by

vendors which have been carefully screened by the internal quality management team at

Our Leadership Dilip Khatwani – Chief Executive

Dilip is currently the Chief Executive of Reliance FM and has held this position since

2003. Reliance FM is a Facility management and consultancy company operating in

Middle East. Previous to this Dilip worked for CB Richard Ellis as the Country Manager for Facilities

Management covering South Asia. He brings 25 years experience of managing assets

for various infrastructure projects ranging from Banks, corporate, townships, hotels,

commercial and residential projects.

Dilip holds a Bachelor of Technology in Marine Engineering along with a second

engineers part A&B and chief engineer’s part A qualifications. He is on the Industrial Board of International College of Engineering and Management in Muscat, Oman, which

provides a Facility Management 5 year degree courses in affiliation to UCLAN in the UK.

Dilip is widely recognized as a trained lecturer on facilities management, with many years

of experience on the subject. He is a regular speaker in FM conferences across Asia and

the Middle East. He teaches MSC program for FM at the Herriot Watt University in Dubai

and is a skilled trainer for the Government of Dubai’s courses on facility and Association

Management.
