DESCRIPTION Trewin Cottage was, we believe, built circa 1860 and has been in our clients’ ownership for the last 12 years and has been a much loved holiday home. Trewin Cottage is a particularly charming and desirable example of the picturesque cottages for which Perranuthnoe is renowned. Just a short stroll from the golden sand beach and the South West Coast Path, Trewin Cottage enjoys a tucked away position off a quiet village lane. To the south, approached through French doors from the open-plan lounge/dining room, is an enclosed south facing courtyard garden – a real suntrap! At the end of the courtyard is a very useful and large store/workshop (14’5” x 14’ max) which could potentially be improved and used as further accommodation, subject to all necessary consents.

Trewin Cottage is full of charm and character with white painted exposed stone walls, beamed and boarded ceilings and polished pine floorboards. Off the hallway is a large and light double aspect kitchen/dining room which also leads to the lounge. Above the Belfast sink there is a sash window on the eastern elevation with a deep sill and a further double glazed window on the southern elevation overlooking the rear courtyard. The majority of the light however comes from the French doors between the dining area and lounge which face south and open to the enclosed rear courtyard. On the first floor is a light master bedroom with a large double glazed sash window facing south over the rear courtyard. There are two further bedrooms, one of which is a good sized, dual aspect double room and the other a single bedroom both of which have windows with deep sills on the eastern elevation providing glimpses of the coastline and sea. The ground floor bathroom has two external walls of single skin concrete block construction, erected prior to 1950. A concrete sampling report related to these two walls, dated February 2019 produced an overall classification B, identifying 2 types of unsatisfactory concrete following stage 11 assessment, so the property is not suitable for standard mortgage purposes. Cornwall County Council’s guide to Mundic block states the following:- Class B – concrete contains more than 30% possible problem aggregates although appearing sound could cause potential problems. Class B and C are unmortgageable. In all, a beautiful and characterful cottage which would make for a perfect holiday home or holiday lettings investment being just a short stroll from the beach.

LOCATION Trewin Cottage nestles beautifully within a quiet lane in the picturesque seaside village of Perranuthnoe – widely regarded as one of the most delightful Cornish villages, having an historic church and delightful, popular traditional pub – The Victoria Inn. Trewin Cottage is situated literally around the corner from Perranuthnoe’s sandy beach, a range of craft shops and from the very heart of the village itself. The village has access onto the National Trust owned coastal footpath which leads westwards to St Michael’s Mount and Penzance and, to the east, along spectacularly beautiful rugged coastline. Close to the village, on the road to Rosudgeon, is an organic farm shop. Marazion, approximately 2 miles distant, has several shops and other amenities adequate for most everyday needs and is directly opposite the National Trust owned St Michael’s Mount, one of the premier attractions of Cornwall. Marazion also has an excellent sandy beach and Mounts Bay is popular for both sailing and windsurfing. Penzance, approximately 5 miles distant, is the largest town in West Cornwall and has a wide range of shops, supermarkets, banks, schools, etc. It is also a busy port and is on the main Paddington railway line (London approximately 5½ hours).
