SituationReeds Farm House undoubtedly occupies one of the most stunning positions within Hampshire. Occupying an elevated position on the fringes of the hamlet of Weston Corbett, it has far reaching views over its farmland and surrounding countryside.

Upton Grey is your typical Hampshire village, within which is a thriving village shop with post office, public house and church. There is a church in Weston Patrick which lies immediately adjacent to the Hamlet of Weston Corbett. The larger centre of Basingstoke lies to the north with the Festival Place shopping centre with well known high street brands. In addition there is a John Lewis at Home and Waitrose. The M3 (junction 5) at Odiham provides fast road access to London, the south, as well as linking to Gatwick, Heathrow and Southampton airports. The surrounding countryside offers numerous opportunities for country pursuits, and excellent walking and riding country.

Reeds Farm House The current owners have owned the property since 1990, during which time they have remodelled and extended the original house to take full advantage of its wonderful views. The house extends to approximately 4,200 sq ft and comprises of a good

size drawing room, adjacent is the study and an open plan sitting room, dining room and a well-fitted kitchen with breakfast room. In addition, there is a cloakroom and utility room. Farm Buildings Approached via the farm track there are two redundant farm buildings, both of which have planning consent for conversion into independent dwellings. Application number 18/03089/GPDADW granted on 7th December 2018.

Barn 1 proposed accommodation, open plan kitchen/dining/family room with a utility room and study, as well as a drawing room. There will be five bedrooms, two of which will have en-suite bathrooms, the others served by a family bathroom all of which are arranged over one level.

Barn 2, former dutch barn, proposed accommodation, open plan living/dining/kitchen area, hall, three bedrooms, one of which has an en-suite and family bathroom.

Farmland There are two parcels of arable land which lie to the south and north of the house and barns, as well as areas of woodland. The farmland is currently farmed by a local farmer under a Farm Business Tenancy Agreement.

N.B there is a public footpath, which passes through the southern farmland as shown on the attached plan.
