This elementary school for Kindergarten through Grade 6 was originally built in Grimshaw in 1973. Additions was built in1977 and 1990. Modernization was done in 1990. This school faces two streets (east and west) and a lane on thenorth. The 1973 original building and the 1977 addition have giant brick finish. The 1990 addition has stucco finish. The 1990 modernization to convert Gymnasium of 1973 original building to become Library and Music Room. 1981, 1985, 1989 and 1995 portables have stucco finish. Total building area is 3973.3 square metes. (School Division recorded 3797.4 square metres) Total student capacity is 452. Overall system rating is fair.

Structural Summary:The 1973 original building and the 1977 addition have giant bricks on concrete foundations and footing with slab on grade.The roof construction has metal deck on open web steel joists. The 1990 addition has concrete block walls on concrete foundation and footing with slab on grade. The roof construction hasmetal deck on open web steel joists. 1981, 1985, 1989 and 1995 portables have wood frame construction on piles. 1985, 1989 and 1995 portables have wetcrawl space. hardware for barrier free access. The 1990 addition requires replacement of acoustical wall treatment; repair of wood strip flooring; installation of newquarry tiles in washrooms. The 1981 portables require replacement of chalkboards and tackboards; replacement of carpet and vinyl tile flooring;repaint ceiling; replacement of millwork. Conventional plumbing system with 1-gas fireddomestic hot water heater. Fire extinguishers located throughout building. Mechanical services include Town ofGrimshaw metered domestic water supply and sanitary drainage. Storm drainage to surface run-off. Metered naturalgas supply from Utility. The furnaces and the multizone AHU does not provide sufficient ventilation to meet indoor airquality and have surpassed Theoretical Life Expectancy. The mechanical systems meets present requirements. Overallmechanical system rating is good.

Electrical Summary:The school has been provided with a 400 Amp, 120/208 Volt, 3 phase, 4 wire service and is obtained from an on-site padmounted transformer. A federal Pioneer main switchboard has been provided with a 400 Amp man breaker. Mainswitchboard has limited spare breaker capacity and no surge suppression has been provided. Branch circuit panelboards are located throughout the school. Wiring is all copper and in conduit. Interior lighting is fluorescent with T12lamps and magnetic ballasts. Emergency lighting consists of battery packs and remote heads. Exit lights are of the oldincandescent type. Fire alarm system is the of Edwards Model 2280, and is an old style hard wired system. Paging/Callsystem is of the relay based type and is the product of Rauland Model MCI 350. Cat 5e data cabling has been providedthroughout the school. Both, teh fire alarm system and the paging system, are well past their life cycle expectanciesand the systems are no longer supported by the respective manufacturers. Overall, the electrical systems are in anacceptable operating condition.

1976: Incoming service from Utility system to an on-site pad mounted transformer that is located on the west side of thebuilding. All clearances as required by the Canadian Electrical Code are complied with. Main service is 3 phase, 4 wire.

1973: Main switchboard is the product of Federal Pioneer and is located in the electrical room. The switchboard is rated at400 Amps, 120/208, 3 phase 4 wire. The switchboard is complete with a 400 amp main breaker and a distribution sectioncomplete with feeder breakers for breaker panels located throughout the school. Limited spare capacity for the addition ofnew breakers. No surge protection has been provided.

1973: Line voltage switches of the specification grade have been provided. Each area is locally switched. All switches arecomplete with stainless steel cover plates. The gymnasium and the 1981 sections have been provided with a low voltageswitching system that is the product GE. Low voltage relays have been provided in an enclosure located beside the breakerpanel.

1973/1981: Fluorescent fixtures are a combination of the recessed and surface mounted type. Fixtures are complete withacrylic prismatic lenses. The portable classrooms have been provided with suspended fluorescent fixtures. Fixtures are withT12 lamps and magnetic ballasts.

1973/1981: Emergency lighting is provided by 12V battery packs with integral heads and remote heads throughout theschool to illuminate paths of egress. 1981: Approximately 20 energized stalls have been provided for the staff. A separate service has been provided for theenergized stalls. Plugs are mounted on a railing. Plugs are energized continuously and not controlled in any way.

1973: 2 pole mounted fixtures have been provided in the parking lot. Fixtures are of the H.P, sodium type and mounted on25 ft poles. Fixtures are controlled by photo cell and time clock along with the rest of the exterior lights.
