The original two-storey building was constructed in 1984 with a total area of 4,097 sq.m. The school serves grades K-12 and has a current enrollment of 252 students.

General Summary:

Structural Summary:The building structure is comprised of concrete slab on grade, heavy timber structure, and wood frame walls and roofs,concrete block walls at the gymnasium area. There are a number of concerns with the structure, including floor slabsettlement, cracked timber columns, and cracked timber beams. The timber columns and beams have been reviewedand repaired in the past, but these components must continue to be monitored. The slab settlement and exterior sidewalkfrost heave may be due to poor site drainage and should be addressed. Building structure is in acceptable condition.

Envelope Summary:The building envelope is comprised of stained cedar siding, fascia, and soffit, steel-framed windows, storefronts, andexterior doors. Roof is covered with asphalt shingles. The wood siding is damaged and vulnerable to vandalism. Thewindows require replacement. Exterior doors have been replaced in 2008 and the shingles were replaced in 2005. Building envelope is in acceptable condition.

Interior Summary:Most partitions are wood-framed with gypsum board and wood siding finishes. Partitions in Gym area are paintedconcrete block. In the washrooms/locker rooms there are metal toilet partitions. Ceramic tile wall and floor finishes andvanities are more prone to vandalism and should be replaced with new, more durable components. Resilient flooring inmost classrooms, sports flooring in gym, and a combination of quarry, vinyl and ceramic tiles in hallways, washrooms,and general office area. Carpet in library. Stained cedar wood paneling on walls and ceiling, and painted gypsumboard ceiling throughout the facility. Vinyl wall coverings and gypsum board wall finishes are inappropriate due tovandalism and should be replaced. The school has a hydraulic elevator. Clear finish casework with plastic laminatecountertops throughout the school. Interior systems are in acceptable condition.

Mechanical Summary:Commercial grade plumbing fixtures with floor mounted water closets with infrared flush valve, wall mounted urinalswith infrared flush valves, recess mounted stainless steel lavs, fiberglass janitor sinks, and stainless steel sinks inkitchen and classrooms. Emergency shower in industrial arts shop. Wall mounted refrigerated drinking fountains.Shower rooms with bradley type timed showers and mixing valve, two domestic hot water heaters with recirculationpump. Three hot water heating boilers, two replaced in 2008. Glycol heating system to building with perimeter finnedtube radiation, force flow units, reheat coils, and unit heaters. Three constant volume air handling units providingventilation to school. Electric and pneumatic control systems in school. Building is sprinklered. Multi-purpose fireextinguishers in cabinets located throughout school. Fire extinguishing system to kitchen range hood. Mechanical in acceptable condition.

Mould was an issue in 2010 when a water line broke over the Christmas and mould was detected. Repairs andremediation were completed and recent air quality tests have proved acceptable.

No other hazardous materials known or reported.

Site was evaluated on November 2, 2011 by Burgess Bredo Architect Ltd. A site plan was supplied by the School District.All areas of the site were evaluated. Athabasca Delta Community School is surrounded by greens along west, north, and east side. The site is in a low area and beset with surface drainage and frost heave issues which should be addressed. The main entrance to the school is approached by a roadway and turn around to the south. Parking lot at south east corner of the site is accessed by a municipal road to the east. Concrete sidewalks and interlocking paving stones require replacement and repair.
