The original 1,362.4 sq.m. three story building was constructed in 1910 and has masonry walls with wood frame floorsand sloped roof. The 157.9 sq.m. 1942 addition is one story, built over a crawlspace, with wood frame walls and slopedroof. The 1,349.4 sq.m. one story ( partial second floor ) 1955 addition is wood frame walls, partial second floor, and flatroof,( reroofed in 1999 ). The interior of the 1910 and 1955 areas and east elevation of the 1955 addition weremodernized in 1998 with additional washroom and gymnasium flooring upgrading in 2001. The 1910 building and 1955additions are in acceptable to good condition. The 1942 addition is in overall poor condition. The costs to upgrade thestructural, envelope and interiors of the 1942 addition are included in the evaluation, but it is recommended thatconsideration be given to demolishing this wing due to its poor condition and suspected mould problems. The site is in generally acceptable condition, except the grassed playing fields need upgrading and asphalt roadwaysand parking lots should be resurfaced. There is an old ( 1942 ) storage building on the site, as well as a small pumpshed for supplying irrigation water from the ditch. The mechanical and electrical services are in good to excellentcondition, with only a recommendation to fill abandoned underground cistern and septic tanks with sand, to preventpossible future caveins. Overall the school, except for the poor condition of the 1942 addition, is in acceptable to good condition.

General Summary:

Structural Summary:The 1910 building is concrete and brick masonry basement and load bearing brick exterior wall construction with wood floorand roof construction. The 1942 and 1955 additions are standard concrete foundations with wood frame walls, floors androofs. The 1910 building has a concrete slab-on-grade basement floor. The 1955 addition has a concrete slab-on-grademain floor. The structural elements are in generally good conition, except the 1942 addition's wood floor, over a crawlspace,is in poor conditon and should be replaced.

Envelope Summary:The 1910 building is in margional condition. It has solid masonry walls, 1970's aluminum windows in east,and southwalls and 1985 aluminum windows in the west wall. The sloped asphalt shingled roof installed in 1985 should bereplaced. The 1955 addition is in margional to good condition. It has a stucco exterior finish with prefinished metalfascia installed in 1998 and a SBS roof installed in 1999. The east entry and most exterior doors and windows wereupgraded in 1998. The 1942 addition's envelope is in poor condition. It has a stucco finish on the east wall and woodsiding, in poor condition, on the north and partial west walls with poor quality aluminum slider windows. The 1985asphalt shingled roof should be replaced. A study should be conducted to determine if the wall insulation and vaporbarriers can be upgraded to all areas.

Interior Summary:The interior finishes in most areas, except the 1942 addition, were modernized in 1998, and are in good condition. Ahandicapped lift was installed in 1998 which provides good barrier free access to all areas , except the second floor staffroom. The washrooms in the 1955 additon were modernized in 2001. The gymnasium hardwood floor was also replacedin 2001. The 1942 additon's interiors are in margional condition. The crawspace is reported to be damp and mouldgrowth is suspected. The soil in the crawlspace should be removed and compacted gravel, poly vapor barrier andconcrete slab installed when the wood floor system is replaced.

Mechanical Summary:The school underwent a major modernization in 1998. The modernization included plumbing fixtures, new above gradeplumbing, ventilation and EMCS. The heating plant was upgraded in 1995. The school has a hot water boiler plantsupplying perimeter heating. A central air handler provides tempering ventilation, but has no cooling. The 1942 additionand the gymnasium lacks ventilation and it should be added. A digital control system controls the perimter heating and

central plants. Dry type fire extinguishers are installed throughout for fire protection. Overall the mechanical equipment and systems are good.

Electrical Summary:Most of the electrical equipment was replaced in the 1998 modernization. The main distribution panel is 800A,120/208V, three phase, four wire and serves and MCC and bolt on breaker panelboards. The gymnasium lighting shouldbe replaced with more energy efficient lighting. The remainder of the lighting is T8 fluorescent. The fire alarm, intercom,security and LAN systems were installed during the modernization. Overall the electrical systems and equipment are good.

The cost to replace it ( $6,000 ) is included in B1010.01 Floor Structural Frame-1942 Addition.

1800mm high, chainlink fence along south end of east property line, adjacent to Town sidewalk. 1987: 3000mm highchainlink fence, around basketball court. 2000: 1200mm high chainlink fence along south property line to separate playingfield from adjacent irrigation ditch.

Painted plywood, steel post mounted, basketball backboards. Painted steel pipe and chainlink baseball backstops.Painted steel pipe, fixed and moveable soccer goals. Some repainting required, ( less than $1,000 ).

(circa 1910) Abandoned underground concrete water cistern and septic tanks west of the 1910 portion of the school.

The school roof area is drained via exterior roof leaders to grade. The gymnasium and parking lot are drained to the Town ofBarnwell stormwater collection ditch via shallow underground lines and catch basins.

Underground utility gas service. Meter set is located in the airhandler mechanical room.

1998: Padmounted utility transformer, 150 kVA with 120/208V 3 phase secondary.

1998: Primary and secondary lines are buried on school property. Overhead pole with fused cutouts protects thetransformer on the east side of the street.

1998: Area lighting is provided by HID exterior building mounted lights, ( see also D5020.03.01 )..
