Demolition Update

The demolition of the former estate is now fully complete. Over the last 15 months, a total of 18 blocks have been demolished, leaving approximately 30,000 cubic metres in processed concrete (enough to fill 12 Olympic-sized swimming pools). All of this concrete will be used in the foundation works for the new homes on Elephant Park.

Crossway Church is the only remaining building on the site, and will stay in its present location until 2016 when a replacement church is built at a new site on Hampton Street.

In total the demolition has provided work opportunities for 44 previously unemployed Southwark residents.

Construction Update

Construction of the first phase of homes at Elephant Park is set to begin in the New Year. This phase, known as South Gardens, will deliver 360 new homes and is situated to the south of Heygate Street. In total, Elephant Park will deliver almost 2,500 homes between now and 2025.

Works so far on this first phase have concentrated on preparing the site for construction, such as probing the ground to understand the best place to install piles for the foundations of the new buildings.

In the New Year, the installation of the foundations will begin, with the main focus on installing piles in the ground. Residents will therefore start to see larger construction machinery, such as piling rigs and cranes, delivered onto site from January.

During the early part of next year, residents can expect to see approximately 50 operatives working on site each day.

SITE NEWS

Trafalgar Place is moving quickly towards completion of the first 235 of our homes in the Elephant.

With the exteriors of the buildings now virtually complete, we have been able to start dismantling the scaffolding around the buildings, exposing external features such as the brickwork and balconies, giving local residents a good idea of what the final homes will look like.

A lot of work on site is currently focussed on the internal fit-out of the buildings. We have now installed over 130 kitchens and over 170 bathrooms.

The internal fit-out process is particularly labour intensive so we currently have about 360 operatives on site each day. The site cabins for these workers have recently been moved onto the neighbouring Elephant Park site (on the corner of Rodney Place and Heygate Street), to allow work to be completed on the underground car park.

The next residents’ meetings to update you on construction progress will be held at the Balfour Street Cooperative Room, 67 Balfour Street, SE17 1PL, on the following dates:

Tuesday 10 February, 6.30–8pm Tuesday 21 April, 6.30–8pm

There is no need to register for these meetings, just feel free to stop by. Invitations will also be sent closer to the time.

GREEN ROOFS BEING INSTALLED

We have now begun work on the external landscaping at Trafalgar Place, such as the installation of green roofs on each of the seven buildings.

Green roofs offer a more sustainable form of drainage to traditional roofs as they are able to harvest rainwater, which can then be diverted towards new landscape features such as rain gardens. These green roofs will also provide new habitats for wildlife, serving our ambition to help restore nature back into the heart of the city.

SITE NEWS

The clearest sign of progress at One The Elephant has been that the concrete frame for the 37 storey tower is now complete and stands at its full height of 123 metres.

With the frame complete, the cladding around the tower continues to rise and is already up to level 12. The internal fit-out of the apartments has now commenced, with work concentrated on the installation of walls, floors and ceilings.

The four storey pavilion building continues to progress, with all windows now in place and balconies ready to start being installed in the New Year.

External works have also commenced, with paving starting to go in around the buildings and trees set to be planted from January.

THE CASTLE LEISURE CENTRE

The cladding is set for completion so residents will now have a clear idea of what the complete building will look like. The site is now moving towards installing movable floors on the learner and hydrotherapy pool, as well as special timber feature ceilings above the pool areas.

Over the Christmas period the site offices and welfare accommodation will be relocated to allow drainage and external works to be carried out on the north elevation of the building.

The Artworks – a new arts and creative business hub on Elephant Road – is now up and running and ready for the local community to explore and enjoy.

Comprised of 39 refurbished shipping containers, as well as Long Wave Café /Bar and Southwark Council’s temporary Newington Library, Artworks is designed to bring life and activity to the area during the regeneration and to act as an ‘incubator’ for entrepreneurs.

THE ARTWORKS IS UP AND RUNNING

Since opening in September 2014, Artworks has brought in new ethical fashion labels, a unique homeware store, a hand-made skateboard company, a community of local artists who are setting up a retail and gallery space, an arts and crafts shop that does weekly workshops and a shoe store that customises bespoke artwork onto trainers.

In the midst of all these retailers are a mix of street food vendors that sell everything from organic flatbreads and fresh juices to chapattis and Mauritian comfort food.

ARTWORKS PROFILE

One of the first tenants to sign-up at Artworks was Marcel & Sons, who not only sell great Mauritian food but also provide a showroom for artists, designers and even musicians to showcase their work.

Co-founder, Randy, said “We love the local area, having lived and studied here for over 10 years, and can’t wait to be part of all the change that is going to take place over the next few years”.

RETAIL OPPORTUNITY AT TRAFALGAR PLACE

As well as the 235 new homes that are set to be delivered next year at Trafalgar Place, there will also be a new retail space that we are now inviting interest for from locally based retail and restaurant businesses.

The ground floor unit will provide 2,196 sq ft of space, and must be let as ‘Community Retail’. This means that interested parties must be located in Southwark, have no more than three existing units and employ no more than 12 staff.

BUILD YOURSELF A CAREER

Colin Smith, Dry-lining Apprentice, Trafalgar Place

After visiting Southwark Works Colin was put in contact with Be Onsite, who were able to find him work as a dry-lining apprentice on our Trafalgar Place site. Colin’s aim is to be trained in a number of trades to increase his chances of continuing to get work in the future.

Jasmine Boadu, Receptionist – Hannibal House

Jasmine began work on the project with Be Onsite as an office junior and over the last nine months has quickly progressed to the position of Receptionist. Jasmine is keen to progress further on the project, and is interested in working in a community role in future.

John Mudge, Project Director – Construction, South Gardens

John runs our South Gardens site, and has over 20 years experience in the industry. He has worked on a number of high profile projects, including BBC’s MediaCity in Salford and the London 2012 Athletes’ Village.
